I plan to buy a property in Tokyo. I heard it is very difficult for non-resident foreigners to get a bank account to be used to auto-pay the condo dues and the real estate tax. I also heard that in order to open a bank account, you need a local Japan phone number. I know non-resident foreigners are not allowed to get a phone number in Japan. Are all these true ?

I have visited Japan 4-5 times, one of them to follow an nice factory tour in the broader area of 燕三条. We had rent a car and drove a bit around. Not that we visited the most picturesque locations. Just every-day driving but it was one of the happiest moments of my life. We dream of owning a home in Japan, when moving back to Taiwan.

As a retired senior citizen on Social Security living in the United States I have two compelling reasons to want to move to japan. One of them is I can't afford the high property taxes anymore. America has no respect for senior citizens and War veterans. The other is that the borders are wide open and we are letting in the worst of humanity and it's showing in our crime statistics. What's worse is we're not allowed to defend ourselves against these Criminal invaders. Europe and South America are a lost cause. The only country that seems to be still saying in this regard as japan. And many of my friends moved there 40 years ago and I stay in touch with them. I am a bit envious of the fact that they can live with such low taxes in rural Japan while I can't afford to keep my home in the United states. That said, I am an entrepreneur and I run an amplifier repair business in the us. I would like to run a similar business in Japan catering to the high-end audio files. But it seems that there are too many obstacles to getting started especially if you're older than 40.

Think of immigrants as potential clients and you might do well in your new business enterprise. Also I am guessing nearly everyone who is a subscriber and who watches your channel are potential Japanese immigrants so anti immigration is quite a strange sentement to express.

So as a general rule of thumb. Buying in suburbs as close to the imperial palace in Tokyo over many years has shown the best returns in Japan over many years.

Yeah, foreigners can buy, but it isn't so easy. Foreigners will get rejected for many reasons....yes the biggest one is farmland. I make videos on this. I also own 13 properties myself here.
