- Airbnb (Minpaku) in general is restricted up to 180 days per year unless you have a hotel licence.
Each unit of the condo can rent out as Airbnb for up to 180 days.
However, many owners associations actually ban Airbnb by voting.
A hotel licence is not very difficult to obtain but your building must
comply with the construction regulations of the hotelier.
In that sense, Airbnb is more doable when you own a house.

It's the same problem world wide. Air b&b is nice until the house next to yours becomes one then you will experience the hassle of tourist :)

@@yamamotopropertyadvisoryto1271 In Japan you really cut down the number of air B&B in the west we have no laws to stop government officials and locals complain a lot but we can not forbid people to buy / sell rent out housing and a large part of our younger people do not have any house at all because of this, combine that with a massive influx of expats and immigrants makes it a huge problem.
The only way of dealing with destructive over tourism in places like Kyoto is by capping the number of properties registered as airbnb, and putting a time limit on the number of weeks they can operate for. Airbnb in apartments/condos will only annoy other residents who may have to deal with tenants who don't respect the rules like putting out garbage, are noisy, etc etc.

Dear Yamamoto-san, I have been living in Japan for 6 years now and have been hosting Airbnb before the pandemic in Osaka also before the new minpaku law was made. I am curious of what the opportunities are to start doing airbnb business again this time i Tokyo, are their new updates about the minpaku law, or anywhere to browse the further information about it? thank you
