  • Technically speaking, yes.
    However, farmland is VERY tightly controlled by the government (and laws).
    You need to be a farmer to buy farmland and get the approval from the local agriculture board to change hands.
    The process could be a nightmare.
    Farmland in a rural area is very very cheap due to lack of demand and no real estate agent wants to deal with it.
    (Agents are paid on a basis of the value of the land)
    I DON'T want to get involved.

    To buy farmland you need to grow crops on land. To become farmer you need land, to get land you need to be farmer. All JP gouverment about this. Noncence but it's true. Such paradox exist in many subjects. Aboard people think country is one of most developed in the world. In reality it's stuck at 2000 with development of websites, bank system, sim card , sale and trade and so on. Living here but kind of can not get used to that many supermarkets not even accepting visa and there is no goodle pay etc

    I've thought about this ALOT. In the middle of the suburbs, there a are small (Australian small) vacant blocks of land everywhere, some times they have a small seasonal crop growing on them some times not. I said to my wife who is Japanese, "this land must be worth millions." But, she told me that it's designed as farm land and probably worth next to nothing. Very interesting.

    How does earthquake insurance work in Japan? What are typical premiums on a single family house in an area like Tochigi-ken?

      Ma She, I am not an insurance broker so I don't know a typical premium in Tochigi. Probably 30,000 yen per 10 mil yen property in Tokyo. I am paying about
      150,000 yen per one year for fire and earthquake for 100 mil yen property. You can't buy insurance only for earthquake here. You need to buy both fire and earthquake.

    Would it be possible to buy a home with farmland if I were to sublet or allow a local licensed farmer to use land for themselves but I merely want the privacy? I would own the land, but allow a local farmer to use, harvest and keep profit, but I get to live in a home with no neighbors? Just an idea.

      My japanese grandparents rent out farmland in Shimane prefecture they do not work personally so its possible but not sure the laws surrounding it. They didn't purchase but inherited the land. Not sure if things are different going through purchasing farmland with the intent to lease.

I really would like to purchase a home in Chiba countryside so I can have privacy and dogs, but Im from NYC and know nothing about farming and neither does my Japanese wife. With that said Im sure some of the local farmers could put any additional land I owned to good use if I made the deal good enough. I have no desire/knowledge to "farm" , but Id hate for the land to go to waste and would appreciate the view.

      Yamamoto-Lane san, yes. My family has very large farmland (and mountain) in Tokushima but no one is using it. My uncle who inherited (heir) the entire family assets (He was the oldest son) passed away
      a few years ago but no one in the Yamamoto family wants it. His sons (my cousins) are living in Kyoto and do not want to go back to Tokushima.

      Thank you Yamamoto-san. My family has a lot of farmland and a couple homes in Shimane and I am the heir after my mother. I will be moving to Japan to live in Tokyo or Kyoto but have no clue what to do with the family property. Seems like many people of my generation are in the same situation.

      @MacKenzie Ami Yamamoto-Lane, yes. It is a huge social issue in Japan now. It is said that the size of distressed land (Local govt does not know who actually owns the land)
      is as big as entire Kyushu.
      Many people do not want to register the real ownership of the land properly, and many lands are still owned by the deceased people.
      It is required to register the new owner when the land changes hands, but there is no
      penalty.
      The law is flawed.

    How does this process differ if the farmland is bundled with an Akiya? I've gotten mixed answers, but it seems like there is no issue buying if the farmland is part of the actual property...but you would need government approval to actually USE the land for anything. Can anyone confirm this?

      There’s no bundling, it’s a separate process and a separate sale.
