    Could you share some areas that are good to look at for investment in small apartment blocks? Is there a typical size for these buildings in Japan, eg. 8 units to 20 units? They have the small studio units that are popular with university students, recent university graduates, or foreigners teaching english. What is the price range for this type of building? Ideally walking distance from a train station, in a growing Japanese city like Greater Tokyo.

      Kiran 23, if you want to buy a decent house (second-house) in 23 wards, you need to pay
      something like 30-40 mil yen depending on the location and quality of the house.

      Altious, your question is too broad. All I can say is that houses are more quickly depreciated than RC apartments in Japan.

    Greetings from Athens ,Greece.
    1) on Average how much is the difference between the asking price and the final agreed price in general? In other words how far down are sellers willing to negotiate - on average. Is it a buyers market or a sellers market today in Japan?
    2) How do マンション 1LDK property prices in Osaka and Nagoya compare with each other, and how do they compare with say Yokohama?
    3) Is the 10% Consumption tax levied on the actual price payed for the property? Or is it levied on the objective (tax assessed) value of the property? For example if I bought a property valued at 18 Million yen would the consumption tax be 1.8 million yen? What would be the TOTAL costs levied on a second hand 18 million Yen property including consumption tax, solicitors/notarial fees, agency fees, land registry fees etc etc?
    4) how easy is it find a traditional farmhouse for example in the hills outside Kyoto? Specifically one that has been restored/renovated or is at least in very good condition, and what would be a ball-park price?
    5) is the consumption tax likely to be hiked within the next 2 years

BTW Although stretching my finances a bit, I might be interested in purchasing that 32M Yen property in Yamanashi, but that would be totally dependant on what sort of a summer holiday rental return it would give and on the assumption that I would want to live in the property for 6 months of the year over autumn/winter myself. Ideally though I would consider a Ko-Minka in the countryside valued up to 18M Yen

    *****I am interested in purchasing an investment property in Tokyo, or Kanagawa region and would like to know if you still have connection with lenders that offer 100% financing on investment properties to non-permanent residents. I have a spousal visa and my wife is a permanent resident, and speaks Japanese fluently. (For the sake of understanding the contract, if that's an issue).
