- Picking up where we left off from the previous episode, we take a look at a couple properties located right on the beach. Living on Beach Road doesn't have to mean Pattaya, but the vibe here is somewhat reminiscent of the iconic road in Pattaya over 30 years ago.

I lived on a main road for the first 15 years of my life dad owned a used car lot with a house behind, Then he sold up and we moved to a 5-acre rural block we took ages to learn to sleep in such quiet surroundings

Price is misleading because of the renovation needed.
It's colored flour, not chalk. And both Holi and Songkran are festivals to celebrate the arrival of spring.

Got to be a place you both want/like. Turnkey would be my ideal but you two seem more motivated to do some work and get it going as a business or three. Whatever you both decide you'll make it work.

I don't think those by the beach are 'you'....if major renovations and can cope with constant traffic then sure,try it....but if cheap enough then use it as 2nd home/escape pad.
That is an interesting idea renting the beach house as a 2nd home/ escape pad! I wouldn't think it would be more then 5000 Baht even being right across the street from the beach. Id have to go to Ikea and get a new mattress, Sofa and chairs. But you cant argue with being across the street from the beach and 100ft to that chill Sun Moon bar.

Those houses on the beach should be cheap, only thing going for them was their distance to the beach .... the interior, I wouldn't want to look at again, let alone live in!
Yeah, they need some renovation which could greatly inflate the cost, especially or first year.

Low rent but with renovations it could be much more than some others we looked at.

Occasional noise but that constant cooling sea breeze is priceless.
It's a chilled area to live, nice people & 9 kms of sparsely populated Mae Rampheung beach, it's the Perfect escape !.👌
Do what you need to do Lucas. For me, if I ever get to Pattaya, my sorry butt will be staying at Villa Raya. Feeding my face at the 2 places near the Villa, The Queen Victoria specials Mon. Tues and Wed.and at Harlan's. Thanks to you,, God Bless

Mae Rumphueng Beach and Mae Phim are ghost towns 8-9 months a year, when part time expats (many Swedes) go home. I visited them in September 2019 and had trouble finding a decent place to eat. Most closed and very dirty everywhere. Any day of the week I would choose Bangsean, 45 minutes from Pattaya. More to do and lived in all year round. Cheaper also without expats and you speak Thai anyway.
Just curious, but when was the last time you visited Bangsaen? It was lovely 20 years ago, but a shithole now! The water's rank too! So bad you'd be just as well off, better off even, swimming in Pattaya. For reference, we went to Bangsaen while visiting friends in Chonburi in January.
Totally different vibes at both of those, not bad, just different.

dam i was curious what those beach front places cost.
The rent is cheap but the renovations will make the cost high for the first year at least, so the real cost per month will be much higher than the rent.
How much was the rent on the beach ?
If there was any way to add a second level to that place on beach, it would be worth it for the added views and being off the street level.

FYI….the Indian festival of “Holi”…..is pronounced as the religious person going to church…they are Holi……not like the spiky leafed red berry plant of “Holly”.

Those beach houses look like a lot of work would be needed and no privacy on beach road but the business opportunities are indeed intriguing. But, it's only a rental so you're not married to it.

Those beach front properties are not for you, would be like taking a dozen steps backwards, not sure why you didn't just turn around and walk out. No amount of talking them up would appeal as you have the neighbours to think about, they didn't look too interesting to be next too.

@@Rides4Kickz The "shell" buildings looked fine, although some decent doors and windows/screens wouldn't go amiss. Hardly expensive in Thailand. The rest of it would be a lick of paint and your own nice furniture and fittings. Certainly wouldn't need to spend a fortune to make it quite cosy. Lovely to wake up at 6am, fall out the front door, and take a swim in the Gulf!
Some people struggle to see further than a 15-20k a month highrise condo in the middle of Shagsville, within hearing distance of the next bell-ring!
Funnily enough, I'm taking a ride there on Saturday to see Nicky Visa. I'll check it out.
