I liked this one for nostalgic reasons as where The Edge is located has been where the hotel I stayed the 2 times I was in Pattaya the first time in 2008 then it was called Diana In
the second time in 2016 it was called Boss Suits but by then it had lapsed since 2008
the location is superb you have KISS Corner
( is it still called that? ) cheap and decent food and open 24/7
and on the other side of second road you have the fruit market and then Mike's Shooping mall which you can walk through in AC climate to Beach Road you don't go through the shopping center but instead to the right of the building you will find a small artisan district provided that Mike's shopping center is still there
After all, there was still unfinished construction on the top floors from 2008 to 2016 and rebar stood up like antennae at the top of the building LOL

No short term rentals? 😂 (sorry had to chuckle)
10% rental return per year for 2 years on 5.79 million is approx 48.000 Baht per month / 1.600 Baht per day (without deduction of possible transfer, sales, management fees, up keep and taxes etc). That is only possible short term in my opinion. Plus Manu said long term monthly rental could be 22.000 to 24.000 Baht.
IMO as an investment it is possibly something interesting to consider though to live there myself long term under the current airbnb / short term rental situation, not a chance. Moreover, once the responsibility is back on you after the two years there is the legality question of short term rentals plus the fact that you would be a foreigner doing it.
Question, were the units you presented all under foreign quota?
Please note this isn't meant to be a negative comment. I'm sure you can appreciate that if you are going to spend 5.79 million Baht approx. 200.000 USD there will be numerous questions and senarios to go through in addition to those I have mentioned, even if it is a classic "location location location" property. I know the TH-cam comment section isn't really the correct forum to start voicing them but the short term rental comment got the ball rolling. Sorry, I hope this is seen as objective and constructive.

No balcony is a deal breaker, daft design, I know why they have done it to make interior space larger but where would I dry my washing.

Need to wait for expected cash to show up which also should happen in 2025. I will send off email to you early next year when I am in process of applying for the retirement VISA
