Hey Jason, definitely love the size of the old condos. I look at it like a blank canvas for the price and remodel it the way I want.
same for me. I own one condo in bkk that I bought new, it's quite small. for my second condo I like the idea of buying a ~10 yr old place and clearing everything for a blank slate.

Hi Jason, I went through your videos and found it. Yes. Poolside is good......need to knock through though and turn two into one. I don't mind a decoration project but I think a complete renovation is possibly biting off more than I could chew. Food for thought though. Thanks to you and Manu for showing us such a wide variety.

They deserve a medal for fitting two bedrooms in a 34 sqm condo.. My one bedroom condo at The Residence (Jomtien), is 80 sqm.. 😁 But very affordable prices and good solutions. I guess this is the direction the developers are going. Btw, one odd question: How do they get that washing machine out of there, if it needs repair or is due for an upgrade? Never seen that before, blocked by the toilet, at 3:15.. Thanks again, guys, another interesting one. Glad to see Manuel back and well btw 😊😊

I was there and walking out was attacked by a pack of dogs.They are in the field out front. I managed to fend them off and then a woman came and same thing. I went to her rescue. We were by the guard in the little shack and he wouldn't come out. They really need to do something about that. I won't go back and the woman was totally freaked out!! I really like the facility. I might consider making a squirt bottle with really hot pepper juice for the dogs.

You two are a good duo. Very natural and informative. The newer units are nice, but slightly space-challenged. Not sure how they can sell a 2-bdrm at only 34sq m. Nice to have the water dispenser on site. Ditch the carpet, but size wise and for the money, looks good down at Jomtien with some renovations.

Great videos looking to purchase somewhere in 3 years time. Like the older Condo and great price. I woukd want to refurbish the whole thing, what woukd the cost be to do this as could be really interested for the future. Would it be easy enough to redesign and get the work done locally. Thanks 😊
Hi Ian, apologies for the delay. I know someone that does this for a living and she is an interior designer that has renovated many properties here and many of the owners live outside of Thailand, she manages the whole process and said a condo like Baan Suan Lalana could be very nicely renovated for 500,000 baht but can be done much cheaper and works with customers and their budgets. Hope this helps

I like the older building with the big pool! Just wish it was a 1 bedroom. I would remodel a little. And put a gate and walkway or square brick pads in the bushes to walk to the pool. I like the 1 st floor rooms.

the 3 for 3mil is a really good deal. wonder if the condo structure would allow for any walls to be knocked down to redo the entire layout though.

I've been looking at Villas with pool in Hua Hin. Some exceptional value properties available down there. These Condos are not bad though👍

Jason what is the rental returns per month on the units that are occupied I would remodel the one rent the others
From memory 8000 per month but two of them have since sold 👍

The price to rental potential on those last three condos does not make sense. Purchase price should be around $16,000 US. Rental income is only $160 a month. Rental income should be 1% of value monthly.
The asking price makes no sense financially.
Consider the tenant living there for 10 years they haven't even paid $25,000 in that time. And I would guess their rent is less than $160 USD monthly.
Price needs to be $12,000 to $15,000 before closing fees to make sense financially as is.

How much was the body corp per month,my calculculations were rough 200aud per month,is that right ? Quite expensive....

Very reasonable pricing imo! One studio bedroom would be my choice. Do you know why the price is so cheap? Is it because of the location, builder, or something else?
Location is good as are the facilities, I think just because it’s a bit older and the rooms need to be renovated
nice places, again! I kind of liked the first studio. it was cute, but i liked the bathroom/washer placement better in the 1 bedroom. I can def see the potential of that older, larger studio with some updating! It would make a nice place:)

The last place with the low price units, I have seen quite a few of these listed on 'Baht&Sold' at similar low prices and have to wonder why.

What is the rule for foreign ownership of first floor condos?
There is no rule, foreign quota and no problem 👍
I spent 5 years in the Army most of that time living in very tight quarters plus I spent 23 years as an over the road truck driver doing the 48 states and Canada living in the truck, so I’m probably odd but I don’t mind small especially at 48k USD that’s living the life!!!!

The size of the one bedrooms shoe boxes are so small they should have the walls removed.
The new 1 br condo was nice. 34sqm 2 br condo😳that will be interesting. The older condo's have some good potential for sure. If people are saying they aren't keen on the small studio's, it begs the question. Why are developers still churning them out? Thanks for the vid Jas. 👍
That is a very good question. I would speculate there may be two reasons:
First, price per sq/m can be rather high while unit price may seem reasonable and yield greater profit for the developer.
Second, some buyers from other asian countries (China, Japan, Korea,...) may not be as put off as the average western customer by these units small size.

Wow what gets me is that’s most of these one bedroom places are smaller then here in Japan… we call the dog boxes here but hell this is just a small good looking dog box lol still so small it’s not funny 😂 my home office room here in Japan is larger then most of these condos…
Not all are small, made heaps of videos on property here, all sizes 👍

Most of the hotels I’ve stayed in over the last 25 years going to Thailand have been at least 45-49 m2 so with luck there’s something a little larger condo wise for the planned 30-60 day stays , Pattaya has a nice atmosphere just trying to keep away from sleeping with bar girls is the trick but managed that in August for 10 days lol kind of feels like an achievement 😂

Hi Guys subscribed Jomtien. baan Suan is a good cheap alternative to the shoe boxes. I paid 1million baht for 42sm studio with an enclosed balcony. I've spent another 150k on renovations it's like a brand new condo. Worth a look.

Land is way way overpriced in Pattaya I prefer Hua Hin, South of Hua Hin or Sri Racha. This is why new units are so tiny Rather buy land through Thai friends build 200bto 300 sq m with out the ugly kitchens and cheap cabinetry Not a big fan of particle board painted white in a 600k + house.

Rrrrrr The building was just about to start construction. You showed on the model from its sister condos. Which had fabulous foyer with numerous amount of pools. You also concerning the penthouse that was sold said you could buy 3 units next to it and make your own penthouse.
Sorry thats all I can remember having watched many of your films. But it was in jomtiem.
Just to mention I'm not new to Thailand. I first visited early eighties when there was nothing, especially jomtiem .
