Hi Jason & Manu, Indeed, you guys have out done yourselves yet again. It's, "location, location, location" yet again. Both the Edge and the villas with excellent building and finishing standard. Like you Jason, I'd love to have a pool villa but equally, I don't need all the bedrooms and I'd also prefer all on one level. My condo is in a company name and I have no qualms about that. I do however understand the hesitation by those that have never lived here. It does seem odd, but it's just the way things are here. As usual an excellent presentation of yet another potential life style here in the land of smiles. Thank you both for your hard work.

Hi Jason, these villas are something else. I think they are beautiful places to live but I just don’t like the inner city lifestyle. I could see a villa like this in an elevated location outside of the city while overlooking the ocean. That would be a dream house. Great video as always, great info and Manu on point as always. Thailand developers pricing is no longer third world bargains. At a million dollars Australian, there are so many better options around the world for better investments. Good luck though if people are willing to pay this price.

Would be nice to have a chat with a lawyer and ask if you can arrange to buy a villa where you own the building in your name, you put the land into a Thai National you trust and set up a long term lease with build in indefinite extensions at the cost of land taxes only and limit the land owners ability to take any loans out against it. Is this possible?

Absolutely amazing place .... but yikes that price!!! The way Thai government enforces real estate ownership for foreigners I just would not be comfortable putting that much at stake on a place. But to each their own. I definitely would focus more on buying a nice comfy bachelor pad in an upscale condo complex like Edge and paying 1/3 the price.

Sounds like timeshare, being allowed to stay in this one or similar one in Koh Chang for 2 weeks. Same as Spain 30 to 40 years ago

Great piece guys. Nice, but who needs 4-5 bedrooms? Who wants or can raise a family in Pattaya where they would need 5 bedrooms? Anyway, there must be a market or they would not build them. Any way you slice it, I am not comfortable with this Company ownership deal. But in China, no one can own land, even citizens. The government leases you the land for 30 years and you can build a house. whatever.

I saw some expat couple buy one new with pool for $100K US. 2 bedrooms. basic interior, you would have to spend more for a fancy kitchen and fittings yourself. Mind you tha'ts a 30 yr lease, so you own the house, but not the land.

Wrt buying in a Thai company name as a foreigner, getting away with it doesnt make it legal. People have been getting away with it for years, and maybe for many more years, or not. I'd want to be expecting a lot of capital appreciation to justify the risk.

I think Tim Newton mentioned in his news round a few weeks back that these thai company loopholes were being looked at by the govt and there could be changes in the future, because the intent was not for foreigners to use loopholes to buy land in this way. It's because of what's happening in Phuket with the Russians buying everything in sight at inflated prices, making it impossible for local Thais to buy property there now. Could there be changes?...not sure but you never know.
