Great, informative video for sure! The vacancy rate in Pattaya/Jomtien area is HUGE, rents can be negotiated easily. You can get a decent condo with a seaview for 10,000 baht a month if you look around. I'm paying 15,000 for a 54 Sq.Meter one bedroom corner condo with amazing seaviews of Pattaya and the island as well. Plus it's nice to pack up and move around every few years for a change of pace. Again, great video mate!

You wanna put some focus on the maintenance and upkeep of these buildings, big big variations in how they're maintained....you can renovate a room you're not going to be doing anything to the building....plus car parking, 3 car spaces per 10 units in Thailand is the legal requirement, not much point having under ground parking for 30 cars in a 100 unit complex, you need good street parking as well...
Nice one Jason. I will be keeping an eye open for you. I walk along from that 7/11 to Jomtien and beyond every day and seen a few vloggers. Love the Pratumnak area and that first condo ticks a lot of boxes for me. Looks very quiet and peaceful. Jomtien is buzzing at the moment with tourists from particularly Russia and Eastern Europe so property could sell well for rentals.
I stayed in the condo building just next to the Place back at the end of 2021, the area is nice and there's a decent amount of shops and eateries fairly close. The major problem I found was that it was almost impossible to walk to those shops as the place is infested with soi dogs, they literally come at you from the long grass on either side of the road. Also the temple just opposite the condo constantly has people setting off fireworks (you can actually hear it on this vid when he's standing outside). In fairness you generally can't hear them if you're in the condo but it's something to be aware of. I found the dogs to be a real problem as you never knew if they'd attack, and I didn't fancy getting rabies!
Living in this same area for a few years, I've never had a problem with the dogs at all. They usually just run away and avoid contact, they are fed by the locals a lot. They have been clearing a lot of land around the area and the dogs are running out of places to go actually.

Used to own a condo in Baan Suan Lalana. great complex for the money. Sold it in 2018 for not much more than those prices, top floor over looking the pool. Little bit further out, but real quite.
I like the Baan Suan LaLana Complex .I nearly bought a Condo there myself ,but it need a lot of work and was B1.2M back around 2009 .The balconies are bigger than most .There is 2 pools and it seems to be quiet and well managed .A lot of the units being 30 year old or more are faded and require refurbishment .That could be done though over time .The initial cost being low . There are units there that have been done up back in 2008 by the same Company (Israeli ) who went on to build the Park Lane Condominium also in Jomtien .

Since I wrote about the HOA Board who will set fees and Policy for each project, mine has refused to discuss why they have not onlly increased the fees, but levied additional ones every year. An incident of embezzelment caused a smalll group take over the Board, and hire a new Company to administere the project, but the Board has not made an effort to hold anyone accountable. Instead, they take up the slack in embezzeled funds by charging homeowners to close the gap.

I just heard you say that your rent is 8000 per baht per month, I just watched a you tube video about a guy showing his rental confo in jontien beach for $560a month but for long term 6 month or 13 month can be had for just $360 a month almost what you are paying now and that condo is top notch with beautiful water views and is almost new conditions

A parking spot in my US condo cost more than those units. Great prices if you are not interested in (overrated) beach views and can live in an older building. Closing in on 4K, but I guess that you need to up the views before you can get paid.

I have been traveling to Thailand for 20 years there is NO reason to buy. If you buy your there for good. Renting is the best way. You can always extend your lease if you want. By renting you can travel and stay in new places. See the country.
I work for GM in corporate and I’ve never seen that Colorado. I like seeing the difference cars we build overseas. I wish we built more diesel engines in the USA. It’s just not cost effective.
Guys thats Not a Condo its a Ex Hotel Room for self catering… A Condo is 3X Bigger and will have Two Bedrooms, A One Bedroom would be called a Apartment… Also just 10 mins from the Place is a Selection of 2 bedroom garden Villas with shared Pool and garden area and a Laundromat onsite at no charge also for $18,000 and its just across the road from the Beach…

7-11 in Pattaya looks the same as here with a few noticeable differences. Cleaner, well stocked shelves and no junkies following you around the store asking for 20 bucks 😅
I appreciate your effort / information but I would like to see some larger units(since I am a spoiled Yankee :-) and the proximity to a major medical facility since I have a cardiac condition and don't feel like dying any time soon 🙂! The first unit you presented was the most acceptable to my eyes.

I'm not in the market to buy, I'd rent, but honestly at these sorts of prices I don't see how you can go wrong. I mean the most expensive one was the price of a reasonably specced Audi A5. The rest a lot less. Its not exactly a life changing decision. Actually thought that first one was fantastic. Seemed a lot bigger than the 43m or whatever. Great sized bedroom, good lounge kitchen, nice balcony and very tidy pool area with a good lap pool. I'm actually quite tempted. But given I like to be mobile I think I'll stick to rental. Actually any ideas what that first one would rent for roughly?
That looks a long walk to the beach road to me ...ps it would be advantageous to pin drop the locations of the property..on a map.just to give your subscribers an idea on the locations ..also community service charges...etc 😊😊😊

Electricity and water are at Government rate so quite low, as an example my monthly electricity bill on average is just under 600 baht and I run the aircon in the bedroom all night, water is under 250 baht per month

To be honest, I can't imagine why anyone would want to buy a condo in Thailand, just my thoughts. I think rental prices will start to creep up as tourism increases in Thailand, but will the amount of retirees increase, they are the main business for these condo rentals, who knows.

I have been traveling to Thailand for 20 years there is NO reason to buy. If you buy your there for good. Renting is the best way. You can always extend your lease if you want. By renting you can travel and stay in new places. See the country.

I work for GM in corporate and I’ve never seen that Colorado. I like seeing the difference cars we build overseas. I wish we built more diesel engines in the USA. It’s just not cost effective.

Guys thats Not a Condo its a Ex Hotel Room for self catering… A Condo is 3X Bigger and will have Two Bedrooms, A One Bedroom would be called a Apartment… Also just 10 mins from the Place is a Selection of 2 bedroom garden Villas with shared Pool and garden area and a Laundromat onsite at no charge also for $18,000 and its just across the road from the Beach…

first one looks good, i am looking to rent or may be buy, the thing that worries me is noise from either side, sometimes walls can be very thin and you can hear everything ‘i mean everything’ how do you find that out?

I'm not in the market to buy, I'd rent, but honestly at these sorts of prices I don't see how you can go wrong. I mean the most expensive one was the price of a reasonably specced Audi A5. The rest a lot less. Its not exactly a life changing decision.
Actually thought that first one was fantastic. Seemed a lot bigger than the 43m or whatever. Great sized bedroom, good lounge kitchen, nice balcony and very tidy pool area with a good lap pool.
I'm actually quite tempted.
But given I like to be mobile I think I'll stick to rental. Actually any ideas what that first one would rent for roughly?

How much are utilities a month at those condos?
Electricity and water are at Government rate so quite low, as an example my monthly electricity bill on average is just under 600 baht and I run the aircon in the bedroom all night, water is under 250 baht per month
How much do you pay per month for service and maintenance ?

To be honest, I can't imagine why anyone would want to buy a condo in Thailand, just my thoughts. I think rental prices will start to creep up as tourism increases in Thailand, but will the amount of retirees increase, they are the main business for these condo rentals, who knows.

Visa is completely separate, if you wanted to buy and live here you would need to sort out your visa, I do know a good agent if you want to talk to her. Look up Farang Thai Visa on Facebook, her name is Lana and she is brilliant 👍
