    Navjot ji : I am sharing 2 personal experiences of similar overheated markets in 2008 and 2014. Both times it was bubble and people who bought several properties in and around during that over heated market , lot of them committed suicides. This time (2022) in Ontario , things are looking very similar. We need to make people CAUTIOUS about it because lot of innocent people will get into this housing bubble thinking that it’s going to grow further up and then their dreams and hopes will be dashed. This housing times in Ontario are no different than other Ponzi schemes where investors who get in first , they want new people ( / new immigrants) to buy in their vision so that they can make good profits. Bank of Canada has already given 2 warnings on this overheated Ontario housing market and the bust may be just around the corner.

      2008 was very different.
      Both supply and demand declined. Supply because of subprime loans and defaults - which is not likely in Canada due to stress test except for people who faked their way to a mortgage (same reason why Canada market did not tank in 2008)
      Demand side was stressed due to high levels of unemployment - vs today where we have 1M + unfilled jobs.
      Read the book - “all the devils are here!” - you will understand the economic behind subprime crisis and how it’s different from what’s happening in 2021/2022.
      The Canadian stress test is what protects Canadians. The problem is when people fake their incomes and buy houses they shouldn’t :)
      We might just be moving into a place where we will have only renters. Anyone who comes to GTA rents, just like in places like New York, Hong Kong and Singapore.

      You have raised valid points. People who fake up their documents may get in trouble if they can't support the mortgage in case their tenants do not pay rent on time. Affordability is the key in everything. I am an investor but I only invest slowly with the mindset that I can service the cost associated with the mortgage in case some thing goes south.

      @@Potatotalkies you cannot compare GTA with Singapore and Hong Kong which have a big supply issue of limited land. When you talk about New York please check the prices of homes around 100 to 150 kms from Manhattan area and you will see why this comparison does not work. With rezoning, reducing red tape for construction and stopping nimby we will see a increase in supply which will definitely impact the prices.

      These days it is Yes for many to build property portfolio and have a passive income or pay the mortgage from rental income. Moreover, Canada's economic is 60% based on real estate so, it is the only way to grow exponentially. Many will agree that Canadian job market is good though baseline salaries are at low level. Not many people get 200 K salary to afford 1Mn + houses.

    Look at 1985 to 2005 Canada house prices to understand what can happen.
    People are signing away their futures without thinking.
    People with money will be getting houses at 30 to 40% discounts from those in distress in a year’s time.
    Has happened in early 90s.

    Firstly you started professing chalo Kitchener it’s amazing the best place to be now you want people to explore even further from city center. I agree prices are increasing like crazy but telling people that yahan Costco hai school hai sab bohot zaada acha hai. Just FYI a lot of people look for how the party scene is what is the eating out scene how’s the hospital? The healthcare scenario in Canada is as it is sad moving out to farther places will have its repercussions which you don’t mention at all. This is guy is a mortgage guy now and want people to explore places where there is potential for this business.

      Don’t get a mortgage from me 😀 I am not suited for everyone and I tell that to the people I know all the time!! The only reason I became a mortgage agent is to help people and learn from those who made money. If money was the motivation, I would have become an immigration consultant - wouldn’t that been an easier route?

      @@Potatotalkies Bro we respect you, but the point here is. show a balanced picture. and not just say don't take. mortgage from me if someone questions. Regarding you becoming immigration consultant, its your choice. but the premise was to help people without any money or profit factor at the start, all people are saying in the comments is just don't blindly push or advertise to people that buy houses for investments without analyzing the pro's and cons , first of all it is creating shortage of houses and may be last person who is holding out a property may not be suitable for the same. It's a 25-30 year commitment a person buying a 1 million is destined to pay 5000/ month +property taxes and house maintenance +utilities which will come to 6000 / month . I don't know whether giving such a advice to newcomers (who are your prime viewers) is a smart move

    Saying 750 k is less is outrageous. For a family with both spouses working with above avg pay, it might seem easy. Not for a single earner household. Somewhere I feel this heated market is a result of greedy realtors and mortgage brokers who bribe underwriters to inflate mortgage amount.
    But yes, I appreciate the fact that you highlighted cons as well. Happy YouTubing !!

    How do you justify 1M+ houses in areas like Kitchner/waterloo ? To afford 1M house, you need to have 200k household income ...How many Canadians do you think make 200K ? There is definitely some kind of scam/bubble going on in Toronto/GTA...
    If Govt comes after these bubble in anyway, there are high chances that the bubble will burst and then these location would be first to take hit and it will take lot of years to recover that.
    There are no industries at these Towns. If remote work will be the norm then why people would spend 800k in no-name town than going to Eastern Canada which is pretty cheap or Alberta.

      Kitchener is a University town and all this buzz about IT sector, besides Google, Oracle and few other startups that do not employ thousands but a few hundred people, its a small town. As restrictions are lifted and companies call back people to office, commute to downtown Toronto would be a pain who stays this far.

      @@Potatotalkies The difference is they would no longer be getting the same pay for a similar job in a small town. So they would still not be able to pay the high priced properties in these small towns. Btw. I work for a Title Insurance company in Oakville. Our commercial real estate division made record profits last year. And most of the deals are from Downtown Toronto and GTA.

    Good way to market your services! But you must also enlighten about the possible risk and the downfall of this housing bubble. You cant keep on blowing air in a baloon and not expect it to burst. It will happen...has to happen eventually..the only way from top is down!

    Thanks for this exploration video. You have covered pretty much all points for these neighbrhoods for home buyers but not investment buyers. I wish you had mentioned points like rental potential, etc

      Yeah, I won’t recommend these for rentals. Rentals should usually be bough close to public transport, schools, universities, supermarkets etc

    The only problem with those towns on the west or north of Kitchner is that there is none to very few properties listed. and if they are listed they are already around $900k asking, which beats the purpose of these good deal areas. I am so exhausted with the search. Saw Brantford yesterday and its stupidly crazy there too. and no one recommends downtown areas even though they are a little cheap but due to issues like crap schools and drug issues in those community. Its difficult man. Still looking to find a deal. Maybe I should look at St Sue marie, but thats too far also. Need to think of wife's teaching career and kids schooling too.

      @@arindamghosh238 Well easier said than done. Coz of people buying property in alberta (not actually moving, just investment) making the market crazy there too. And Alberta has always been a very volatile housing market. Also too cold there. I have job in Mississauga even though currently WFH but you never know when they want to make people start coming back. So dont want to find job and Alberta's job market is not yet there.

      Many of my clients are finding jobs in Alberta (sitting in Ontario) and moving there :) you don’t have to quit and move. Can always take advantage of remote interviewing and move when you already have a job in hand.

Renting also is almost equal to the mortgage rate. I'm not sure where this will take the society too. Remember you moved from India as you did not like the inequality there.     Personal experience in Canada: Takes 5 years to downpay $100k of mortgage. New immigrants coming into the country are mostly in their late 30's or early 40's except students who anyways start work at the lowest end of the ladder. A $1M mortgage would take roughly 50 years to pay off. Unless you are bringing in loads of cash, or land in a top dollar salaried job, in current market you will end up paying some other persons mortgage by staying on rent for years. Not a good proposition. Personally I own one property in GTA which I purchased back in 2015 for personal use and do not agree with the current crazy frenzy going around real estate market. Houses are meant to be lived in and not financial instruments is my personal view.

    Be wary of moving to kitchner and those areas, water is so hard and even using softner/filter/salt, it doesn’t help and people are already facing hair fall and skin related terrible issues

      Kitchener has some of the hardest water in all of Canada. The city ranges between 17 and 36 grains per gallon (gpg) or 291 and 615 parts per million (ppm). The water hardness average across Canada is only 10.5 gpg. That means that Kitchener's water is about 2 to 3 times harder than the Canadian average!
      Addition of salt though helps to reduce the hardness however at the same time it increases the sodium percent in water consumption.
      BEWARE !!

    Have you studied the 18 year property land cycle.. it worked like clockwork for last over 100 years. But yes cycle duration are changing due to government and central bank intervention.

    These places are OK if you work from home or don't have family and friends in the GTA. Otherwise, you are isolated. How about if tomorrow you need to change jobs or lose your current ones? These markets are risky since they are out in the boonies. If you brings parents, it's even worse since they will be stuck at home at nothing is close by to walk to. Money is not everything.

    This is v interesting. Having said that, why not live in a different province if you are going to WFH permanently? At this rate, we'll reach India dus dus kilometre karke! :) For someone who lives in Milton (and isn't a huge fan), I can tell you that this isn't utopia especially during winters and can get really tough when you are a family (with kids).
    We are too obsessed with the idea of living in a house in North America without understanding that once you buy it, you have to live there as well. Honestly, enjoyed condo life in downtown TO much more. I wouldn't move to one of these places even if I was paid to.

      But yeah, I am all in for people moving to places outside Ontario. That’s why I am a massive believer in Calgary as the next hub.

      Yeah, we haven’t really explored those areas yet!! But east of Scarborough is also really good. Ajax, Pickering, Whitby, Oshawa - all good areas.

      @@gamerstv2444 No it does matter.You have left india means you used to belong from here but no more from India.Even Anita Anand calls herself a 'tamil Canadian' rather than 'indo Canadian' that means she will not like the fact that if someone calls her 'indian'?I am totally objected to the fact that they refer fellow brown as indian,pakistani.I am a brown skin person but I would be totally known as Canadian and in some rare cases INDO-CANADIAN but not indian.In random coffee shop someone sees me and says oh look he is an indian-I will be offended for sure.If you want to distinguish call me an indo-canadian rather than only INDIAN

      @@gamerstv2444 Well she never herself acknowledged as indo-american.But she called herself as black American.I don't have any problem being called as an indo-canadian or brown-canadian in some scenarios.And what if you see whites you will say them Canadian??Then you will not say white Canadian?FYI people migrates from Ukraine, Russia,France of which people are white too.Even British people also immigrante.Rather than called as only an indian by a unknown person i would prefer to be known as a indo-canadian/brown-canadian.I hate the fact if someone calls me INDIAN.And not only citizenship makes you Canadian but getting a pr/Student visa and not wanting to leave Canada make you a full Canadian

    I live in United States own a single family house in number one school district have couple of condos as well just mentation that I have some understanding its just not so called hate comment ,$ 800 condo fees really !! Candian Market is going like crazy , understood that inflation is all time high globally but still that condo fees is unreal, seems like candian goverment have no clue how to run real state.

    Dear Navjot, I make this comment with the greatest of respect, since you seem to read these. Your Vlogs are interesting and informative, but when you raise your voice to a trill at the end of a sentence, to show excitement or enthusiasm (like saying "Bye" or "Lets go") it takes on a falsetto pitch, and seems really false, contrived, and irritating. This style suits your wife, but your steady serious way of speaking suits you a lot better, and the fact that you already know this subconsciously is reflected in how your own volume drops and becomes shaky, despite the high pitch, during each such expression. You are a serious, trustworthy sort of guy, but not a cheerleader or entertainer, and trying to be one doesn't help your Vlogs. I make this criticism in all sincerity, with no desire to offend.
