We don't like immigration agents - the ones' that aren't authorized by ICCRC and qualified to help you with your application in exchange for money - first of all, it's not legal to do that, and second of all, it's so easy that you don't really need paid help! We are a young couple who started their Canadian Immigration journey in 2018 and moved to Canada 3 days before the pandemic hit in March 2020. Another thing about potlights is that if you go from outside it will be little cheaper but it does create electric ⚡️ short circuit hazard so don’t cut corners on potlights. If you had $40 K budget in mind and you are at just $25K, then you have some room to make your bedroom , kitchen and living room shine with builder installed potlights. It will be very safe option

Although very minor, but it is best to have tiles at kitchen area. I have hardwood floor in kitchen and I hate it. In case there is a leakage from dishwasher or fridge or sink, you are in trouble. We had this nightmare came true when our dishwaher leaked . Thankfully I switched it in daytime and not nighttime as I do usually.

800k for townhome 🤪 Calgary is the best 50-60% cheaper and a lot bigger than Kitchener. Calgary has mountains 🏔, lakes, rivers, skyline 🏙 the combination rare to find anywhere else in the world. For Desi people there are lots of Desi restaurants, gurudwara & temples. NE Calgary is like Brampton

For how long will we call India our homeland and ignore our real homeland that keeps on calling us?
Come on brave brothers let us move back home to our Lahore. Forget India. Lets go OUR REAL, HISTORICAL, GURU-GRANTED HOME: LAHORE-PAKISTAN.
Only in Lahore can we can say “RAJ KAREGA KHALSA”. I repeat, brave Sikh brothers, let us never forget that the real home of Sikhs granted by our Guru and is Lahore and not India.

I also purchased a pre-construction townhome. Since I feel like we are friends I will share what I upgraded and some choices I made that saved some $. I did go with pot lights. It really changes the aesthetic of the home. I also upgraded all my sinks and faucets/shower heads and my appliances are all stainless steel with gas range. For resale I think people really pay attention to the kitchen area. I also have real brick backsplash and full cabinets that touch the ceiling. I skipped things like ceiling fans (this can be done after for much cheaper). I also do not have them install AC (they wanted about 3500 for it) but AC rough in is done so now I can find any business to install and it will cost me maximum 2000. Do really pay attention to everything when you move in and mention to them in timely manner things that need to be fixed so that they are all covered under warranty. Unsure about your builder and area but I had only 1 year warranty for many things. With a new build some things are almost certain to happen for example nail pops. This happens with the new building settling in the ground. Make sure you watch for these and have them fixed within your warranty. They are not nice to look at but don't impact the functionality of the home. That's all for now that I can think of. Excited for you both!

Looks like a concreate jungle. Why do they put grass instead of planting trees is beyond mindless that too in a climate change world. People should demand trees than lawn grass ( which actually increases climate change and pollutes the land )

How much sqft is your house?
It would help if you went for vinyl flooring. Resale value with hardwood flooring is a con. Also, not a wise decision to switch out the title to hardwood in the kitchen. In your overall contract, they have a clause which states that the warranty within the kitchen flooring is not applicable if you choose not to have 'water-resistant' flooring.
Heartiest Congratulations Navjot ji and Simran ji. Your upgrade choices are very nice. Few points that we noted: a) Plz discuss with your design consultant to have mirror in your master bath to full length. 2) it seems that you are going with Railing package. Railing package comes with wood (cheapest) or iron spindles (looks elegant) or glass (expensive), so plz choose at least elegant Iron and not the cheapest wood. Also to match with your kitchen Cabinets, you can ask for white in railing and it looks extremely gorgeous. Best part (secret) is for all these upgrades, the design consultant can give you free because they have some design studio credit which they only give if you ask. so do ask for these free upgrades in your next design appointment. Rightly said for pre construction look for a good developer, compare pre construction prices and resale prices(the already built houses being sold for comparing to builders price) Some pre construction can be already over priced. . Close to transit ,good schools will be a good option.

House looks beautiful.... I think you should have left tiles on kitchen floor, instead should have put hard wood flooring in bedrooms (gives premium look to property apart from the fact that cleaning carpet floors is a pain in the @ss), having heated floors in bathroom is another upgrade u may consider... Just my 2 cents.

634000 dollars comes out to be more than 3cr in Indian currency. Did you pay for it from your savings in India or from what you have earned in Canada?
Earned in canada. We paid 10% as deposit. Rest will take a bank mortgage in 2023.

Is the price for upgrades going to be included in mortage or is the builder asking for money upfront ?
If they are More than 10K - they all go into the mortgage .. we explained that in the video
