    We don't like immigration agents - the ones' that aren't authorized by ICCRC and qualified to help you with your application in exchange for money - first of all, it's not legal to do that, and second of all, it's so easy that you don't really need paid help! We are a young couple who started their Canadian Immigration journey in 2018 and moved to Canada 3 days before the pandemic hit in March 2020. Over the course of our application, we have seen so many people getting screwed over by greedy / fraudulent and unauthorized immigration consultants who promise you the world in exchange for thousands of dollars and deliver a whole lot of NOTHING; to an extent that in many cases, the applications get rejected, due to their negligence.
    Therefore, we are taking matters in our own hands. After months of research and our own experience of applying for a Canadian PR, we came up with an e-book series & this TH-cam channel which would include - errors to avoid, perfect sample documents (my own) and alternate ways of immigrating to Canada - 100 pages of absolute goldmine between these 3 e-books - no filters, no premium versions to these ebooks... everything is out there FOR FREE, for you to read and execute the process yourself!     Its very encouraging to watch some one starting from scratch as new immigrants, following their dreams, have a go at entrepreneurship, leaving a salaried income, changing careers, creating multiple sources of income, sensibly investing and simultaneously willing to dole out free advice with all this fervour, energy and sincerity.

    I was just wondering...There was one young Indian student got shot recently in Toronto...why there's no single post from any of the Indian-Canada vloggers...This feels so insensitive, nobody has anything to say about this demise? Or to his family? I am not related to him but still my heart felt for him and for his parents, god knows how he arranged for finances... That same student might be following you or might have watched your videos... This should not happen. Many aspirants come to Canada with loads of dreams, leaving their home country, within a second life just ends!!!!! How brutal it is? if influencers like you do not even utter a single word on this? It feels so strange...this kind of issues get attention when it's highlighted so that Govt can take strict actions.. Hope this won't repeat again 🙏 My condolences with Kartik's family ☮️

    very informative as usual. thanks for all the details. being a single income family buying a detached house in gta has become a distant dream as any
    decent house is over million dollars and you need to have 20% down. don't think even a mortgage broker can save the day 🙂

      So, the premise is wrong. Starting off with a single family detached home in the gta on a single income is not possible no. Honestly though, very very few people start that way. What happens is we slowly acquire property with the intent to create equity and then leverage that to upgrade, so that in time, we can afford the property we really want. A mortgage broker is fully capable of helping you develop the plan to make that happen and start guiding you along the way. You can't start from a position of defeat, the questions needs to be "How can I make this happen?" - I know that Nav has the answers - he has a great mentor 😉

    The reasoning on real estate never going down in Canada is incorrect, just because it contributes more to GDP does not mean it can't go down. Infact the stage (prices + demand) Canada is at right now, it makes real estate a far less lucrative investment option than the MFs, stocks.

    What is the right reasoning that the new-comers cannot buy a house in 5% down...what right advice the bank person should have given you??

      In many cases, you need alternate credit history to buy at under 10% down. 10 months phone bill in your name or 10 months hydro bill and rent agreement / rent coming out of your account for 10 months.

    Hi guys,
    I have a doubt, i found one HR consultant who told me that, he is a registered recruiter in Canada, he will help me to get a job offer from Canada. I asked him about the procedures to get the job offer. He said he will take my resume to the immigration officer and get stamp on it. Then I will directly get the job offer.
    I asked him how will I get a job offer without any interview. He said no need interview to get a job offer, but I have to submit my certificates.
    Is this genuine?

    One thing Nav- so if after the offer , banks appraises property less than agreed price by seller , one would need to put money from pocket , so how do ppl escape this ?

      By making sure that you work with a realtor and mortgage agent who won’t let you put an offer outside of the comparables in the area :)

      It’s a mutual relationship, you need to fit yourself into their daily routine or pay them.

    You are still a mortgage agent. A broker is one with minimum 2 years experience as an agent.

      Mortgage Brokering is just the general term for the industry. The difference between and Agent and Broker only relates to the level of license you have, which has to do with administrative roles. It has no impact on service, knowledge, or capacity of the person brokering your deal.
