    Now Just be honest with yourself you have made 3 big investments within a space of 2 years, that too coming new to a country which you have lived max 2 years and not lived through high inflation and drop in houses in 2017. Let's try to understand current context with such uncertain macroeconomics and observing the daily life. Example look at the grocery bills, gas bills , milk has increased 20 percent in one day and semi detached getting sold at 1.59 million in Brampton, does that sound normal, and in that context making big bets is that intelligent investing. Moreover , telling to people as if it is a super smart thing to do. Is it smart move, short cut to wealth creation, hidden business agenda or greediness , i don't know may be 2 years hence you are absolutely right and I may be totally off the mark But to again quote buffet " Be fearful when others are greedy, and greedy when others are fearful." So to answer your question point blank I would sit on 100k and will make my move only when i understand investments FYI Warren buffet is holding on 149.2 billion cash as of Nov 2021 :P

    I guess nowadays “Home” has lost its essence. Once it used to be a need and now its greed. It used to be place you would rest but now its all business. Wondering how many homes would a couple need ? Anyhow its your money.. you get to decide.. But yeah .. all this buying multiple homes, flipping has made these home beyond many people’s reach. Its just fuelling the market. Anyways..

    Yes, I have a AWD Subaru. Having AWD is the best especially if you are in Canada. That said, black ice is dangerous and my SUV slipped too on black ice a couple of days ago. AWD has power for all the 4 tyres and that is an advantage.

      Potato Talkies - Canada Ookay not sure about CA but in US Refi having risk of higher mortgage rates coz rates are fluctuating thanks to Covid and to add to that you need not to be worried about process as refi always get less scrutinize compare to original mortgage 👍

    Hello Simran, Yes, advanced react native tutorials would be very much helpful along with basics for those who are just getting started. Also it would be beneficial for the audiance to know the difference between canadian work experience and indian/non canadian work exp. as one can prepare for the job interviews in an improved way.
    So happy to hear that web/mobile devs are in demand as Canada is such a growing country with so many opportunities to grab and grow.

    AWD is definitely better option but if you buy studded winter tires with snowflake ❄️ sign there will be better traction than non-studded winter tires.

    Congratulations on your success!
    These videos are great for teaching, but I caution the audience.
    During a boom market you can win BIG, when the market changes you will loose everything if you do not plan properly.
    The market situation is currently overpriced, the average family cannot carry the mortgage payments. Check the local stats for average family income and average prices of homes. Its not affordable.
    I would never buy a precon, because you pay top current dollar for the property, and your expecting it to increase in value before you take possession or assign the contract. If you are buying a condo, be wary as you do not know the final condo fees, they can change drastically. I would rather buy a similar property near the precon. You can rent it out or move into it right away and not have $$ tied up in deposits over a long period. That is from experience.
    Sure some people will luck out but that is not solid financial planning.
    For example, If the market drops 20% in the next 6 months, will you survive the collapse?
    What happens when mortgage rates rise (as expected), possible slow down in the economy, you loose your job, you don't rent it out? Can u carry it for 4 months?
    Don't believe me? Ask others that have experienced 2 or 3 market crashes.
    People will tell you its different this time, it may be, but how do you or they know?
    Think, plan accordingly please.

    Hi bro , first of all appreciate sharing your journey honestly, few people do that. Secondly , having to refinance and get 100k additional to fund your existing commitment is no way a smart planning but hats off to you , propagating the same as the most intelligent thing to viewers in my view is smart marketing tactics. Have you thought what will happen if real estate gets decreased by 10 percent and with increasing interest rates it's a high possibility and your variable rates would also increase. What is your safety net and how would you justify taking so much risk in so uncertain times, please don't say that it is a good debt, good debt context matters and with macro economics conditions like this, one need to be prudent. Reason I take out the time to be critical here is many people get influenced by you, and they shouldn't suffer because of one person who doesn't represent the facts in a balanced way ( esp cons of this behavior)

      💯I don’t see a downside really as long as I hold the property for 10 years. Problem is when you treat realestate like trading cards.
      And ofcourse it’s not for everyone esp if you can’t handle debt - which we will explain in the next video.
      And now that I am in the field interacting with people who have been investing for decades, I know that this is the #1 wealth generator long term. It’s how ALL rich people have built their financial freedom. So I don’t really understand when people talk only the downsides!! Risk toh hai hi… but risk nahi lenge toh aage kaise badhenge… our salary and savings will be eaten by taxes and inflation - also the #1 reason why people are broke!!
      Tell me one thing then - if you have $100K, where do you put it, if not in realestate or stock market?? I mean, I just don’t get it :) I will really appreciate if you could help me understand better.

      @@achlesh420 A smart investor won't care about small market correction of 10%. If you buy a stock @ $100 today and if stock price goes to $90 tomorrow will you sell or hold it ? If you hold an asset(stocks/real estate) for long term, such volatility don't matter. Its important to spend time in the market and not time the market. Also did you factor in the rent increases in next few years due to immigration which is not going to stop for obvious reasons. Also the interest on amount that one would borrow from his equity in house is tax deductible giving you cash refund at the end of the year. If you actually calculate yield its lot better than you imagine even if the interest rates are high.

    I believe with the increase in the value of your property the amount of tax will also go up . It won't be the same $ 250 pm . 👏This only happens when the value goes up exception is Calgary where the values are standstill 😭😭😭😭😭

      So will the rents unfortunately. Increasing tax on rentals is not a solution to this housing crisis - it will make things worse in the long run :/

    Guys - there is no free lunch. When somethings looks too good to be true, it is.
    Look at what happened 1989-1999 in Canada. If you want to really help the youngsters, Please explain the massive risks people are taking when they leverage using these HELOCs.
    Simulate the scenario when house prices fall 20% , equity turns negative and banks want their collateral back.
    Young people will lose their entire working career as well all their property taking these risks.
    Real estate does not have great liquidity when things turn negative and only those with huge reserves can sustain downturns.

      And 1999 was 23 years ago. The demand and supply metrics have changed today, by a lot. We can’t just compare two eras without looking at metrics that made these 2 eras.

    It feels great having to see them grow on TH-cam as well as in their professional life.. Living in a basement to now about to own 3 houses.. From landing in covid times to leaving job to having multiple sources of income.

    Lol u r so late to the party!! BRRRR is an age old principle and the best days are over!! Because greedy investors like u have forgotten the "R-Rehab" . U add no value to the property by doing renovations. Just buy and hold and wait for it to increase in value. Well everyone is an expert in a bull market. Seasoned investors are cashing out, leaving novice investors like you who are just learning about this, as bag holders.
    You got the first important thing about RE investing wrong. It is holding on to your salaried job whether or not u r passionate abt it. Your job is your leverage for more financing!! U don't quit ur full time until u have secured financing for the first few properties in ur portfolio. How are u going to close 2 other properties when ur TDS /GDS is increasing with cash out refinancing and u only have one full time job. All these properties will be cashflow negative especially with increasing interest rates. So ur rental income won't add up to much. U think u will have two straight years of enough self employment income to support the ratios? Mortgage Brokering is already an over saturated industry. There are not enough sales to support the 15000 agents in Ontario.
    I blame the Canadian economy for brainwashing skilled immigrants with an MBA like u, to become a mortgage broker, which even high school grads can do with a simple certification.
    BTW ur wife's coding tutorial will be much more useful for ur audience to grow their skills and their wealth than listening to ur half baked financial "advice" and going into debt without understanding the bigger picture.

      Don’t get me wrong. I don’t pretend to be an expert, because I am not :) but I do like to share our journey and not just put up theoretical content and posts out without putting my words to actions.
      As for the age old theory. It’s not my mistake that I am young and came into the work later is it?

      @@Potatotalkies Well all ur content is just about encouraging ppl to take on more debt and buy houses in far away markets that they don't really understand, just so u can earn more commision and inflate ur own assets. It's a conflict of interest and u r not being genuine to ur audience. If me calling you out on that is "bringing u down" , then so be it. I wrote it so ur audience are aware of the risks.

      Kya hua dost. Investment krri hai apne paise se… 100K value bhi badh gayi hai, closing is in 3 months.
      Kya patta kucch sahi kiya ho.
      And 2008 was a sub prime crisis. Not the same as what will happen in 2022-23. You should read about what sub prime is :)

      @@Potatotalkies I know what's subprime. You got 89k, only because of almost 50% rise in value of house in 1 year. Now tell me how many years this can go on. So this is not a sustainable/responsible strategy. Only 1-2% rate hike (to control inflation) will decimate so many people's finances. EMI gets doubled, housing prices come down, and people foreclose their home loans because outstanding amounts become more than the house prices. Sounds familiar? All the best to you, but I have always hated rapid appreciation in real useful assets due to speculation. It hurts the new guys, who actually need a home to live in.

    Hi Simran. Definitely start your TH-cam channel or Discord Server and teach React Native. However I just have one request : If you're making video, then either put it as a playlist or make it a very long 5 hours or 10 hours video. But make sure that you create an end to end project starting from designing, developing, testing, deployment. So that by doing that project one can know all the fundamentals that are required for delivering an end to end project.

    I am now convinced that the real estate bubble will burst pretty soon in Canada. Bank of England has already increased the interest rates & soon all major governments will follow to control inflation.

    You guys are making good videos which are really helpful. Just a suggestion you can think of making few videos again which you would have made 1-2 years ago by adding your latest learning and experience. For example most viewed contents are things to bring to canada, best bank for bank account, best credit cards, best sim card for immigrates in 2022. Things which every new immigrants will definitely do before and after coming in canada. I understand there are already many videos out there including yours but a latest updates/leanings in those topics specially by you guys would bring a lot of value for new immigrants.

    Hi !!! I don’t know if u know about this or not ,, just wanted to share !!! When u drive car on black ice ,, try stopping vehicle by firmly press-release-press-release brakes, instead of pressing the brake padle continuously if it doesn’t stop. Try it ,, u will notice difference .

    You should only drive 4 wheel drive cars in canada. Makes lot of difference with 4 wheels drive. Esp Audi Quattro which sends different amount of torque to each wheel based on the traction

    I have old suv AWD in last snow storm i was stuck in small street but its more powerful way control and strength on all all wheels. And if u have snow tires and AWD its amazing but it also take little more ⛽️ fuel

    Refinancing is basically additional debt which is never recommended and should be the last resort. However, that said as the interest rates are pretty low in Canada it does offer some sort of trade-off. Best of luck!

      Good debt makes sense if you buy appreciating assets with it, and is tax free :)
      It is dangerous if you use that money to buy depreciating stuff like a car.

    Navjot, you left out the most important part out of your calculations if refi that is no matter if value went up and their is equity in the condo , what about the income required to qualify for that addition’s debt if $96k ? Especially when you said you quit the job and is self employed and splits are all over the place ?? Pls clear how you qualify for more with less or same income ?? Cause I would love to do that too I have equity but income Reqd. ti qualify is the bottleneck.

    Few Doubts
    How you are managing the eligibility for three properties?
    Are you going for private mortgages for the closing properties?
    By Dec 2022 I believe you need around 1.5 M total household income to be eligible, don't you?

      Not private. It’s alternate lending which provides same interest rates as big banks but are a lot more flexible with rentals :)
      It’s best to talk to a mortgage agent for your specific needs.

    @curlycoder (Simran) - React native is quite prevelant in industry and I am sure ur channel or tutorial will have an audience for it. Have though of preparing a courseware or a solution kit for udemy as well? If not I think tutorial videos on react will be useful.

Coz EE is not gonna happen so can you please make possible PNP videos with in demand nocs in those PNP and present criterias. I think you should ask simran to present this topics if you don't get time. I know we can research and do all stuff but am just giving you ideas for your upcoming videos, coz you have started with canada process vids so you can talk about it's updates.     Hi, Navjot I would recommend you to read the book The Psychology of Money by Morgan Housel. I am sure that it will influence your perspective of creating wealth the way you are trying to do it now. It's also available on audible.
    And I have one question do you think this way of creating wealth through real estate without adding any value to the society is sustainable in the long run? What if this housing bubble bursts ??

      I have read that book :)
      The book also says that money is unlimited. It’s being printed. So if I make more money, doesn’t mean that I am taking it from someone else. I want anyone who is connected to me to do what we are doing - just the way I have mentors who have been doing it for decades now. It’s not a new things - has been happening for years!!
      I have said this several times on the channel - hold your investments for long term. A bubble burst doesn’t mean it will never recover. I look at investments in 10-30 year terms and not days, months and even couple of years.

    Hi Navjot,
    I saw you had a hard time stopping at the red light while it was snowing a lot outside. I also noticed that you pulled hand brake which I think is contrary to what I usually do. I usually pulse it hard and fast to make short stop and apply pressure gradually when I have some extra distance to make a stop. I think pulling hand brake would lock your wheel and it will do no help. Anyways, I will try your way too.

    Very bad idea to pull hand breaks in snow you will get tail end to swing out. Instead is Better pump the breaks press let go press let go u till you stop. Another tip just remember SNOW = SLOW
