    this was the best Cold Call ive seen yet, and i say that because, Brandon, you did a split screen so you could actually see it as well, and you coached him in between calls, which was also a plus! safe to say myself and maybe a few others here feel the same way.

    Great video. Lots of great nuggets. How often are my cold callers out there switching their burner numbers or Google Voice numbers to avoid Spam Likely?

      @@spacemermaid1111 I use the burner app. If you call from a dialer with your own cell number, you run the risk of being tagged Spam Likely. If that happens to a burner, you switch numbers and you’re good to go. When you get a prospect on the line, you leave them with your actual cell number.

    If you are calling from Vulcan and you want to text them if they answer and hang up do you then text them from your personal line although it’s a different number?

    Dude lost an amazing opportunity to buy the property himself . A lot of agents aren’t taught to invest but she clearly is ready to accept an all cash offer . You could’ve easily wholetail or wholesaled that deal . All the signs were there . That first call he missed out on 10 to 25k check .

    I decided to try Vulcan 7 and while I agree the contact info is accurate, if you don’t live in a big city I’d definitely try the month to month and don’t commit to a full year until you know it’s worth it.
    I’m the only person in my city who uses Vulcan. I found that out because when I signed up I thought I would get past expired’s as well. But, that’s only true if someone else has accessed those expired’s before in your MLS. Since I’m the first, no past expired’s. Also, if you have a closed loop MLS you’ll have to do a manual upload every day which requires a data export from an MLS search….every day. A little complicated at first but Vulcan was pretty good about getting it to work for MLS and the way the data exports. The main problem is that Vulcan always says there’s no expired’s. Even when there is and they aren’t relisted or voluntary withdrawls. Also something I can make work by manually exporting differently….but, it’s a lot.
    I basically get no absentee owners at all. There are plenty of rentals here, while it’s not a huge city it’s not a small town either.
    No pre-foreclosure and the neighborhood search isn’t really worth it where I’m at. It doesn’t ever have any date for “likely to list” or “pre-foreclosures” and even if you try to search an area, it blurs out the good info and wants you to pay and extra couple hundred dollars a month for “premium data”.
    Originally I thought maybe I could work around the issues and at the very least get contact info using the “single address search” and then I could just ca whoever I wanted. But it doesn’t really work. Considering I’m paying $350 a month for what amounts to 4 leads tops a month…..I’ll likely just have to cancel it.
    Of course it has FSBO’s but I can get their number on Zillow and it’s not why I signed up for Vulcan. It was for the expired’s and the pre-forecloses and what I thought the neighborhood search would actually do. I can’t justify spending $600/mo (if I pay for premium neighborhood search) for what amounts to one listing. I lost a few weeks while they tried to figure out the export issue for manual upload. And, while they deducted $100 for that month…I still likely missed some expired’s and they only let you go back 7 days max….even though it took weeks to fix the problem.
    I’m not saying they’re bad. The contact info I do get is always accurate. But, it’s just not what I thought it was going to be.
    I think it is likely just because I’m not in a big city. I’m sure it works amazing in a big city.
    So if you are in a smaller city, just start with a month.
