Of course they’re in control because they’re the ones that wanna sell it if they haven’t sold it they’ll just tell you their whole story and then all you have to do is listen and then say I’ll do some homework and I’ll see you tomorrow or tonight or whatever and they’ll say OK and you’ve got them. It’s just listening to him once they start talking! That’s it.

When you have a first name like Stephen would you call them Steve. Also I have many buyers name that are long and foreign to me. Many are very hard to pronounce, any recommendations?
When I call someone whose name is Sergio (same as myself) I usually ask for Sergio, chuckle and confess my name is also Sergio. When someone has a long name like Theodore, I usually ask for Ted, I believe it makes the prospect feel more comfortable than when speaking to a random person over the phone. And with foreign names, I try my best and follow up with “I hope I said that right” and chuckle politely, the prospect will usually appreciate the effort and correct the pronunciation.
Brandon I'm curious how do you start the conversation when there isint a name available on vulcan? An LLC or a trust for example which there are lots of in my area

There is no way in my country to speak to unkown person on cold call say directly by their name(technically it is but it would end up badly). Adding Mr/Ms is some way of showing respect i would say even though i agree about using their name in conversations help.
That’s normal, but I would implore you keep trying. Especially if they’re expireds, I’d call multiple times. My most recent listing, I had called them like 8 times before they picked up, and they didn’t even realize it, just been busy with work.
You generally end the call, if anything you WANT them to tell you no, that way you know right upfront if the convo will be a good one. My experience is when they say "sure" or "yes" the convo is much more high quality
