    One big rip is the lazy inspectors who do not confirm that the roofer peeled off the plastic strip covering the tar strip that helps shingles survive the winds. Crap roofing companies know they can get away with not removing the strips thus the next major storm rips off shingles. So even a NEW roof may be doomed as well. Get them inspected and confirm that the shingles are sticking together by that tar strip.

    If you have the same insurance company for 15 years, they know the age of your roof. If you change insurance every several years, the roof age is estimated. That gives you a little bit more negotiating power.

    If you get the letter telling you to change your roof. Do it , then change insurance companies. The new insurance company likely has the same policy, but you will likely save money after shopping around, and the insurance companies are going to get tired of loosing customers every time the letter goes out.

      If possible. Some HOA or regions may require them but they are more expensive and the insurance companies don’t care. They’ll still make you replace the roof after about 10 years.

    No point in paying for/buying those 50yr roofs, the insurance will say you have to replace it after 10-15. Might as well get the cheapest roof unless you don't plan on moving.

      They are great but the insurance complies don’t care. You’ll have to replace when they say. Roughly 10 years. So it’s a waste of money to go metal.

    If this stupidity keeps up I am just going to self insure my home. Recently they increased our insurance high enough for me to look around for alternatives and here is how it went. How old is your roof? I said age of the house. They said oh we cant insure you. I said ok so my roof is a concrete tile roof and I designed it specifically to never need replacing. Its never even noticed the many hurricanes its went through. We dont care you need to tear that perfect super strong roof off and replace it with any junk roof and we will insure you. Click.

      @@jerryfaircloth so annoying. But you can’t self insure if you have a loan. That’s the rub. The lender will “force place” coverage and it’s more expensive. Maybe worth it versus an expensive roof replacement though.
