I come from three generations of farming families, and while I appreciate this lady’s enthusiasm for farming business ideas, I strongly recommend that anyone interested in such endeavors seek advice and inspiration from people who are actually doing it. She oversimplifies things, glossing over many of the costs and realities involved in farming for food or livestock.
Yeah, all that “easy money” from milking goats, raising chickens etc was spoken like someone who probably never has raised livestock….or dealt with one day’s vet bill eating all your profit margin… not bad ideas, but I’d stay out of anything that borders on the commodity realm. Niche/boutique maybe, because those can demand a premium. One other thing…you’re gonna love looking out your window and seeing goats who escaped their pen jumping on the hood of your car. It’s so cute, watching them have fun denting your hood and scratching the paint… it’s great.

I have a small farm and people don't understand how much work it takes. You have to work almost every day, or find people who will work for you every day. You're talking about lots of physical labor, knowledge required, and logistical coordination. Even though you may have all those in your favor, then you have an absurd amount of risk if the weather is bad or the government does something stupid that could bankrupt you. There's a good reason why lots of children of farmers don't want to take over.
As someone who has raised nearly every domesticated farm animal out there, it is very hard to keep goats in a fence. They will find a way to get out. LOL! And not to be nitpicky, but unless you have angora or cashmere goats, they don't produce any fiber for spinning. Now sheep on the other hand can be a triple threat. There are breeds out there that can produce milk, meat and fiber. Plus you can run them in your orchard without them damaging your trees (as they are grazers rather than browsers). This is a really good starting point, but there are so many more layers you can do to make a piece of land profitable. Another good resource is any of Joel Salatins stuff.
Oh yeah, as a kid my mom without really any previous experience got a few goats. Definitely not something to be taken lightly if you want to keep them where you want them to be!
Not to mention you can’t expect a gallon a day average through the entire lactation. Most good milkers peak about a gallon. Average may be 1/2-3/4 gallon for a good milker.

Just to comment on the chicken operation since I'm already doing that. Chickens are awesome, easy to raise and the most valuable farm animal on the planet (a truly versatile animal). However, aside from what Codie already covered, here are some of the pitfalls for that business. 1.) The profit margin is tiny. Given the physical labor, the payout isn't very minimal and almost not worth it. Even with a small operation, this business attracts hagglers who want something for free. 2.) Just because you have 20,000 eggs doesn't mean they all can be sold. About half of the eggs are either too dirty to clean, they have a thin shell which cracks when you pick it up, or they're oddly formed, which no one wants. 3.) This business is also VERY susceptible to predators, which will ruin a business forecast. Coming home to see an entire flock slaughtered by some slick fox, coyote or racoon is debilitating. So, given the amount of infrastructure investment up front, this business is officially "not worth the trouble" unless you have a very large operation - an operation where some losses don't tank the business. Goats, which I've had, are merely impossible to keep contained. The problem is, they LOVE to climb things, including nearby trees and the fences they're contained in. Other farm animals are similar. They require way more effort than chickens do, and the payout is minimal considering all of the risks. While you can make money being a farmer, it's a very hard life with very minimal pay. Some of the money is made up by losses in taxes. Just my two cents that I hope at least helps someone down the road...
I also would say chickens are a much bigger investment than people think. And yes, everything wants to kill them. They’re delicious. It’s a lot more time and energy than people think. I have everything automated, and it’s still work. It will be a while before I see a profit. Also, chickens only have a few years of good egg laying.
Thank you for this comment, was actually looking if somebody posting something like this. On paper, all those investments sound great, but in reality, most of them require hard work and have serious risks. The chicken coop and goats, you've mentioned some and there are other risks like diseases and regulations. The barn hire for equipment, you need to protect that equipment as they get stolen, especially if they're valuable, that means additional costs. The hunting idea, if you're not there to enforce licencing, nobody will pay you, they will just go hunt on their own, that means additional costs. Plus, you can't keep wildlife restricted on your land. Even the barn hire for weddings idea, I've heard so many stories of people renting and then not paying or even worse, people destroying the venue with wild partying and dissappearing into thin air. You're stuck chasing people and sometimes, you need to go to court, that means more money and then maybe they can't even pay the damages so you are stuck covering the losses. Don't get me wrong, all ideas are good, but not for everybody and the video is not even covering the risks. I would study more before actually investing money in any of those.

Appraiser here. I've appraised land for years and have seen the myriad issues buyers & developers can run into. For anyone interested, just understand that most land purchases are far, far riskier than investment properties. If you can't get the entitlements you want, you're shit out of luck.

City people are funny to me. You buy this land in Oklahoma and put 6 cows on it, how do they eat? How do they drink, who tends to them? Ever had a rural vet come to your farm? My area they are a Month out, and charge $600 just to show up before care. All of these things have expenses tied to them. You can bet your last nickle if you have a pond on your property you will have trespassing and poachers! Let's not talk about that, how do you advertise to "lease" hunting ground, it is done by a land management company and their fees are huge! Not too mention you are required to have insurance so you can pay the land management company an absorbant rate for theirs or find it on your own. Fun game call your home Insurance company and tell them random people will be on your land with guns, good luck HA! Chickens Coming from some who owns them, your forgetting so many things outside of food and water, freezing temps, molting where you get zero eggs for months, predators will whipe out your ehtire Flock of 10 or 10,000. A secured coop is not the answer you must have dogs capable of defending against, fox, coyote, coon, hawks, mountain lions, wolves, bears, the list is a mile long of predators.a chicken that lives in a coop with predators every night don't lay. I have 2 dogs, combined weight is 280lbs....feed a d vet are huge. One bird that gets sick and whipes out the entire Flock. Talk about no net. Ignorance will make you go broke. If you have something worth having you will have poachers and trespassers. Have literally hundreds of pictures and videos of them. Cops could care less. This illustrates you can do math, but this will fail in real life. Screaming this... stick to your lane. There are soon many things not accounted for in this redicioulas plan. Ask a country neighbor to help you with anything after you bring a non stop string of citidiots to have bond fires next to their rural home. Smh the most misleading info I have seen in months.

One of the most picturesque places in Colorado breath taking views, with a stream running through it that I had 17 beaver damns on. I will never again find a piece of property like that in this lifetime, even if I won the lottery. Wanna know why I sold it? Because every time I went there I obsessed with all of trash people would throw everywhere, all of the trespassing, the people that would come in and dig all over the creek to look for gold. Well you just put up a fence right? Until they cut down your gate post and move the gates. Who will see them? Nearest house is miles away. The poachers were non stop. Remote land you do not live on is just that and everyone knows it. Beer cans, bottles, cigarette butts everywhere literally trash bags full of them, assume it was local kids. It's a hard road.

As someone who is currently doing every single one of these things mentioned…. the short term rental route is the only plausible idea here unless you literally want to be a full time farmer. Farm use tax benefits could ABSOLUTELY make having a few animals worth it. For example, my tax bill is $11,000/year cheaper because the land is for “farm use”.
Exactly But even the vacation/STR rental is volatile. If you're talking about unwanted land a lot of people don't want to rent there either. Maybe some unique vacation but it's going to require huge capital investment and you're appealing to a very small demographic. Someone wants to drive to no man's land for an experience that might be half the price of a 4 to 5 star hotel? You have to be niche and it's going to be a lot of capital expenditures to get it desirable/attractive and that's no guarantee you will generate revenue or sustain the revenue to cover your initial outlays to renovate/build to have STRs ready to go.

Remember to read deed for any restrictions of use, read local municipality zoning regulations and talk to zoning office to confirm your idea is allowed, confirm site has adequate drinking water and septic, confirm it’s not or near a toxic superfund site or other negative issue, check if any proposed development in the area will impact your land.

Good video! My parents have been developing land since the early 1980s. My siblings and I are well versed in zoning, land use, and exploring all the possibilities that a potential property could be developed into (motocross is my favorite, although, it’s quite controversial, and seasonal in some parts of the country). No matter how rural of an area you think you’re in, you need to do your due diligence and spend time at the town hall reviewing zoning regulations and gauging “the temperature” for whatever it is that you want to do with said land, i.e., multi-family, equipment storage, store front, small farm (there’s a war on farming) etc. don’t forget about insurance costs. This cost can (and usually does) vary widely depending on the state your in and type of business. My opinion is that people should buy land because “they’re not making any more of it” and as you stated: big money and/or foreign interest has already shown interest in buying up what’s left, and water rights are becoming more and more of an issue. No matter what you do, you need to pay attention to what the NIMBYs are planning, as there IS ALWAYS someone that will have a problem with whatever it is that you want to do; this is guaranteed. My two extremes …the ones that I antagonize others with are: dirtbikes and low income multi family units. If I can’t ride on it then you get the low income housing.

I'd have to agree, the market for eggs is up and down and highly regulated here. We Airbnb our cabin and government is killing us with fees it makes enough to cover the expenses. Goats are not cheap and again highly regulated by government. We have orchards, plan on pruning them and getting them back into shape but one year you have apples the next year you don't. Also looked at using the property for people to put RVs but government wants a ten thousand dollar survey done and again everything is highly regulated so just be careful before you take on so much debt
Yeah, things like storing or renting out equipment from land in Oklahoma, there would have to be a security cost. What about tornados or other acts of nature. Those losses are usually not covered by insurance, which is an additional cost she didn't seem to factor in. I don't think this is a very realistic way of looking at the potential profits from the investments she is claiming she has made or believes would generate a solid source of income. While hunting was the first thing she listed ( she said she would list from worst to best) It seems the most viable option as a start up buying cheap land, in the areas cheap land is on the market . . . Much like the OP , I wish any and all who take on these ideas to make their own thing happen, all the luck and more toward your success!
While land values may not be volatile, agriculture is a risky, labor-intensive business. Economies of scale are enormously significant, which is why the family farm has virtually vanished in America. Up until WWII, something like 60% of the population was in engaged in farming, whereas it is now around 1%. While there may be niche markets to be captured, very few consumers are willing or able to pay $25 for an organic, pasture-raised chicken.

Your enthusiasm and research are refreshing so please accept a little tough love concerning hunting, agriculture, farming , ranching, etc.. All of them have expenses that eat up profits quickly. Also, the work isn't remotely easy. Hunting land will be more expensive and the zoning has to be right along with consideration of neighbors within shooting range. So many elements to consider. These types of investments require considerable planning, extensive effort, and a ton of hidden expenses. Keep up the effort and passion to encourage others. It matters and helps to show people opportunities they may never have considered.

Sooooo ... the orchard trees will be food for the goats. Got it. Massive learning curve and stabilization costs, much more the capitalization. (e.g. If a fence can't hold water, it's unlikely to hold a goat) I DO like the outside the box paradigm of thinking though. That's really the point.
Good ideas for sure. None of these are labor free however. Don’t think you are going to work a full time job AND do one of these ideas. Well, maybe the leasing of the land for hunting, but that’s it. I had similar ideas for my land. I have 120 acres. I have only 5 goats, 2 geese, 20 chickens. With my full time job I can barely spare the time to feed them and keep their living areas clean much less make them work for me. People who raise goats for their milk and then make soap etc are only doing that. That’s their job! So before jumping into something like this, make sure the opportunity costs of doing so can be at least equaled out…preferably surpasses.

I would get money management just in case. You’re only 55. I think the average life execting in the US is 77.5 years, but many people live well into their 80s so that $1 million has to last you all of that and the unforeseen. $1m is a great start though. Good for you!

I can't wait to see what you do with it! I do have a request/suggestion for anyone who owns or plans to own land: please keep ecology in mind! If it's possible to leave the native flora and fauna in place then you will be contributing so much to nature! If you can, build sustainably and plant a landscape with mostly native plants. I love the hunting and camping ideas. So low impact! Buying land is one of my next goals and I have a lot of fun ideas of what to do with it.

Of all the "options" Codie listed, the first five are not what I would call viable. Yeah, if everything goes right, you can make some lunch money but that's about it. Hunting leases can help pay for taxes and insurance (You do have a big fat liability insurance policy, right?). Raising animals is a full time job and it's 7 days a week, every week of the year. And forget about vacations. Nobody is pet sitting a hundred chickens and 25 goats. Get a disease on your property and that's it, you've got a race between the profits going down the tubes and the vet bills going through the roof. Weather and disease can greatly affect the orchard idea too not to mention labor come harvest time. The last two might be good...if you have something to attract customers to your property. Just some ol' piece of dirt ain't gonna cut it. It's got to be unique in some way to bring customers in. But, if you can get that part right, I think you could hit it out of the ballpark.
This video cracks me up. Goats are a losing option for the majority of people and highly intensive, especially dairy goats. I've been running goats for 4 years. Alot of ag businesses will have high overhead to get in.

💯 agreed. I grew up on and inherited a farm. Unless you have some of black gold soil and climate in the Midwest, you have to figure out some other related business to not lose your a$$. Like we even team up with another farm to share a tractor, outsource harvest, etc, and it would be losing money if there wasn’t another business involved. Also at least in the areas I’m familiar with, no farmer needs additional land to rent just for parking equipment. But maybe that’s different in better areas where billionaires have bought up the land and rent it out.
Goats to rent out to graze large areas like right of ways, power line cut lines. But its a year round activity because you have to winter them while no income is being created. Lots of great ideas if government will allow it. Different areas have different regulations. I tried a upick on my land, the deer ate the saplings and keeping it up is very difficult for one. Its all lots of work and provides no time for holidays, I grew up on a mixed farm.
I Got excited at first when I saw this. Then I remeber that I live in Sweden and we have right to roam, anyone can put up a tent on anyone else's land so there is no for anyone to pay to put up a tent somewhere. Also about 90% of all land is owned by timber and pulp industry and they want people to shoot off as many animals as possible since they don't want anything eating on their trees. I have a hunting lease in Sweden for 15 000 Acres that cost me $55 per year.

Just as important as location, you need to make sure there is water (good water) on the property. Maybe not required for hunting leases or basic storage, but it is critical for anything else and it's not a guarantee, so make sure it gets checked before buying. Zoning is the other gotcha for these types of businesses. Make friends with your neighbors if you can. Personal opinion: Sheep are easier than goats.
Another option with landowning especially if you were going in the orchard route would be to integrate beekeeping, beekeeping can be a little bit more hands-on but there are several things with bees that you can market and generate some extra cash flow with.

For being in the agriculture sector since 7 years now and having seen as much conventional big scale land exploitation as small human scale diversified projects... your budgets felt quite accurate to me, but still a liiittle on the optimistic side. Concerning vegetal growing, I think it would be wise to consider at least 7% maybe 10%+ of risk margin related to climate adaptation deductible of your classic 30% profit margin. The cornerstone of agriculture operations really relies on greatly applied knowledge and operation efficiency. And remember, "Ain't no such a thing as goin' fast when you're workin' with grass". Each of these ideas have specific risks and up front costs that will vary from location to location. Some do better in urban/rural fringe areas while others may work in deep rural areas. One cost people vastly under estimate these days is labor and management. It has become very difficult to hire responsible people for reasonable hourly wages and insurance costs have recently skyrocketed. A complete business plan with multi year pro forma, market study and full due diligence should be completed before diving into any of these as an investment. If you want to try any of these, I suggest only buying land at a price you can easily resell for a profit if it doesn’t pan out. You can also profit from buying ugly land and cleaning it up and making it pretty to resell. I’ve done this since the mid 90s and never lost money. Another option is leasing land for a wind or solar farm. It’s very locational specific but lease prices are higher than any alternatives and typically long term. Good luck 🍀

Plus, you can trade honey for your land with beekeepers too, and run a honesty box style stall if you don't have permanent staff like a cellar door or wedding reception where you sell your own produce. your orchard also can start fuelling your kitchen / sauces adventures which could lead into your local kitching using your own produced stuff... its one gigantic circle, but works nicely.

I bought 40 acres earlier this year, best decision for our family. Off grid land can be really cheap fyi. I would never do the chicken to make an income but I definitely would do the goats and cows simply on the premise of raising a family. Literally a cow can feed a family for a year for about $1-1.5k.

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalises.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I have a small farm and people don't understand how much work it takes. You have to work almost every day, or find people who will work for you every day. You're talking about lots of physical labor, knowledge required, and logistical coordination. Even though you may have all those in your favor, then you have an absurd amount of risk if the weather is bad or the government does something stupid that could bankrupt you. There's a good reason why lots of children of farmers don't want to take over.

As someone who has raised nearly every domesticated farm animal out there, it is very hard to keep goats in a fence. They will find a way to get out. LOL! And not to be nitpicky, but unless you have angora or cashmere goats, they don't produce any fiber for spinning. Now sheep on the other hand can be a triple threat. There are breeds out there that can produce milk, meat and fiber. Plus you can run them in your orchard without them damaging your trees (as they are grazers rather than browsers). This is a really good starting point, but there are so many more layers you can do to make a piece of land profitable. Another good resource is any of Joel Salatins stuff.

Just to comment on the chicken operation since I'm already doing that. Chickens are awesome, easy to raise and the most valuable farm animal on the planet (a truly versatile animal). However, aside from what Codie already covered, here are some of the pitfalls for that business. 1.) The profit margin is tiny. Given the physical labor, the payout isn't very minimal and almost not worth it. Even with a small operation, this business attracts hagglers who want something for free. 2.) Just because you have 20,000 eggs doesn't mean they all can be sold. About half of the eggs are either too dirty to clean, they have a thin shell which cracks when you pick it up, or they're oddly formed, which no one wants. 3.) This business is also VERY susceptible to predators, which will ruin a business forecast. Coming home to see an entire flock slaughtered by some slick fox, coyote or racoon is debilitating. So, given the amount of infrastructure investment up front, this business is officially "not worth the trouble" unless you have a very large operation - an operation where some losses don't tank the business.
Goats, which I've had, are merely impossible to keep contained. The problem is, they LOVE to climb things, including nearby trees and the fences they're contained in.
Other farm animals are similar. They require way more effort than chickens do, and the payout is minimal considering all of the risks. While you can make money being a farmer, it's a very hard life with very minimal pay. Some of the money is made up by losses in taxes.
Just my two cents that I hope at least helps someone down the road...
Also, the reason eggs are so expensive is because of bird flu. If your flock gets it, the USDA will put down the whole flock.
I also would say chickens are a much bigger investment than people think. And yes, everything wants to kill them. They’re delicious. It’s a lot more time and energy than people think. I have everything automated, and it’s still work. It will be a while before I see a profit. Also, chickens only have a few years of good egg laying.

Thank you for this comment, was actually looking if somebody posting something like this. On paper, all those investments sound great, but in reality, most of them require hard work and have serious risks. The chicken coop and goats, you've mentioned some and there are other risks like diseases and regulations. The barn hire for equipment, you need to protect that equipment as they get stolen, especially if they're valuable, that means additional costs. The hunting idea, if you're not there to enforce licencing, nobody will pay you, they will just go hunt on their own, that means additional costs. Plus, you can't keep wildlife restricted on your land. Even the barn hire for weddings idea, I've heard so many stories of people renting and then not paying or even worse, people destroying the venue with wild partying and dissappearing into thin air. You're stuck chasing people and sometimes, you need to go to court, that means more money and then maybe they can't even pay the damages so you are stuck covering the losses.
Don't get me wrong, all ideas are good, but not for everybody and the video is not even covering the risks. I would study more before actually investing money in any of those.

City people are funny to me. You buy this land in Oklahoma and put 6 cows on it, how do they eat? How do they drink, who tends to them? Ever had a rural vet come to your farm? My area they are a Month out, and charge $600 just to show up before care. All of these things have expenses tied to them. You can bet your last nickle if you have a pond on your property you will have trespassing and poachers! Let's not talk about that, how do you advertise to "lease" hunting ground, it is done by a land management company and their fees are huge! Not too mention you are required to have insurance so you can pay the land management company an absorbant rate for theirs or find it on your own. Chickens Coming from some who owns them, your forgetting so many things outside of food and water, freezing temps, molting where you get zero eggs for months, predators will whipe out your ehtire Flock of 10 or 10,000. A secured coop is not the answer you must have dogs capable of defending against, fox, coyote, coon, hawks, mountain lions, wolves, bears, the list is a mile long of predators.a chicken that lives in a coop with predators every night don't lay. I have 2 dogs, combined weight is 280lbs....feed a d vet are huge. One bird that gets sick and whipes out the entire Flock. Talk about no net. Ignorance will make you go broke. If you have something worth having you will have poachers and trespassers. Have literally hundreds of pictures and videos of them. Cops could care less. This illustrates you can do math, but this will fail in real life. Screaming this... stick to your lane. There are soon many things not accounted for in this redicioulas plan. Ask a country neighbor to help you with anything after you bring a non stop string of citidiots to have bond fires next to their rural home. Smh the most misleading info I have seen in months.

One of the most picturesque places in Colorado breath taking views, with a stream running through it that I had 17 beaver damns on. I will never again find a piece of property like that in this lifetime, even if I won the lottery.
Wanna know why I sold it? Because every time I went there I obsessed with all of trash people would throw everywhere, all of the trespassing, the people that would come in and dig all over the creek to look for gold. Well you just put up a fence right? Until they cut down your gate post and move the gates. Who will see them? Nearest house is miles away. The poachers were non stop. Remote land you do not live on is just that and everyone knows it. Beer cans, bottles, cigarette butts everywhere literally trash bags full of them, assume it was local kids. It's a hard road.

As someone who is currently doing every single one of these things mentioned…. the short term rental route is the only plausible idea here unless you literally want to be a full time farmer. Farm use tax benefits could ABSOLUTELY make having a few animals worth it. For example, my tax bill is $11,000/year cheaper because the land is for “farm use”.
Another possibility is to lease the land for seasonal grazing of livestock ?!

Exactly But even the vacation/STR rental is volatile. If you're talking about unwanted land a lot of people don't want to rent there either. Maybe some unique vacation but it's going to require huge capital investment and you're appealing to a very small demographic. Someone wants to drive to no man's land for an experience that might be half the price of a 4 to 5 star hotel? You have to be niche and it's going to be a lot of capital expenditures to get it desirable/attractive and that's no guarantee you will generate revenue or sustain the revenue to cover your initial outlays to renovate/build to have STRs ready to go.

Remember to read deed for any restrictions of use, read local municipality zoning regulations and talk to zoning office to confirm your idea is allowed, confirm site has adequate drinking water and septic, confirm it’s not or near a toxic superfund site or other negative issue, check if any proposed development in the area will impact your land.

Good video! My parents have been developing land since the early 1980s. My siblings and I are well versed in zoning, land use, and exploring all the possibilities that a potential property could be developed into (motocross is my favorite, although, it’s quite controversial, and seasonal in some parts of the country). No matter how rural of an area you think you’re in, you need to do your due diligence and spend time at the town hall reviewing zoning regulations and gauging “the temperature” for whatever it is that you want to do with said land, i.e., multi-family, equipment storage, store front, small farm (there’s a war on farming) etc. don’t forget about insurance costs. This cost can (and usually does) vary widely depending on the state your in and type of business. My opinion is that people should buy land because “they’re not making any more of it” and as you stated: big money and/or foreign interest has already shown interest in buying up what’s left, and water rights are becoming more and more of an issue. No matter what you do, you need to pay attention to what the NIMBYs are planning, as there IS ALWAYS someone that will have a problem with whatever it is that you want to do; this is guaranteed. My two extremes …the ones that I antagonize others with are: dirtbikes and low income multi family units. If I can’t ride on it then you get the low income housing.

I'd have to agree, the market for eggs is up and down and highly regulated here. We Airbnb our cabin and government is killing us with fees it makes enough to cover the expenses. Goats are not cheap and again highly regulated by government. We have orchards, plan on pruning them and getting them back into shape but one year you have apples the next year you don't. Also looked at using the property for people to put RVs but government wants a ten thousand dollar survey done and again everything is highly regulated so just be careful before you take on so much debt
With the animals, comes vet bills. Someone doing this has to have plenty of money on hand.
Yeah, things like storing or renting out equipment from land in Oklahoma, there would have to be a security cost. What about tornados or other acts of nature. Those losses are usually not covered by insurance, which is an additional cost she didn't seem to factor in. I don't think this is a very realistic way of looking at the potential profits from the investments she is claiming she has made or believes would generate a solid source of income. While hunting was the first thing she listed ( she said she would list from worst to best) It seems the most viable option as a start up buying cheap land, in the areas cheap land is on the market . . . Much like the OP , I wish any and all who take on these ideas to make their own thing happen, all the luck and more toward your success!

Up until WWII, something like 60% of the population was in engaged in farming, whereas it is now around 1%. Your enthusiasm and research are refreshing so please accept a little tough love concerning hunting, agriculture, farming , ranching, etc.. All of them have expenses that eat up profits quickly. Also, the work isn't remotely easy. Hunting land will be more expensive and the zoning has to be right along with consideration of neighbors within shooting range. So many elements to consider. These types of investments require considerable planning, extensive effort, and a ton of hidden expenses.
Keep up the effort and passion to encourage others. It matters and helps to show people opportunities they may never have considered.

Good ideas for sure. None of these are labor free however. Don’t think you are going to work a full time job AND do one of these ideas. Well, maybe the leasing of the land for hunting, but that’s it. I had similar ideas for my land. I have 120 acres. I have only 5 goats, 2 geese, 20 chickens. With my full time job I can barely spare the time to feed them and keep their living areas clean much less make them work for me. People who raise goats for their milk and then make soap etc are only doing that. That’s their job! So before jumping into something like this, make sure the opportunity costs of doing so can be at least equaled out…preferably surpasses.
This attitude is why people are broke. OBVIOUSLY there's complexity. Only an idiot thinks they can do something without complexity being a component to it. However, VAST? LOL. No. Cost, labour, rules, regulations, etc. That's all designed for average inteligence people. Literally average.

Of all the "options" Codie listed, the first five are not what I would call viable. Yeah, if everything goes right, you can make some lunch money but that's about it. Hunting leases can help pay for taxes and insurance (You do have a big fat liability insurance policy, right?). Raising animals is a full time job and it's 7 days a week, every week of the year. And forget about vacations. Nobody is pet sitting a hundred chickens and 25 goats. Get a disease on your property and that's it, you've got a race between the profits going down the tubes and the vet bills going through the roof. Weather and disease can greatly affect the orchard idea too not to mention labor come harvest time.
The last two might be good...if you have something to attract customers to your property. Just some ol' piece of dirt ain't gonna cut it. It's got to be unique in some way to bring customers in. But, if you can get that part right, I think you could hit it out of the ballpark.
This video cracks me up. Goats are a losing option for the majority of people and highly intensive, especially dairy goats. I've been running goats for 4 years. Alot of ag businesses will have high overhead to get in.

I grew up on and inherited a farm. Unless you have some of black gold soil and climate in the Midwest, you have to figure out some other related business to not lose your a$$. Like we even team up with another farm to share a tractor, outsource harvest, etc, and it would be losing money if there wasn’t another business involved.
Also at least in the areas I’m familiar with, no farmer needs additional land to rent just for parking equipment. But maybe that’s different in better areas where billionaires have bought up the land and rent it out.
Goats to rent out to graze large areas like right of ways, power line cut lines. But its a year round activity because you have to winter them while no income is being created.
Lots of great ideas if government will allow it. Different areas have different regulations.
I tried a upick on my land, the deer ate the saplings and keeping it up is very difficult for one.
Its all lots of work and provides no time for holidays, I grew up on a mixed farm.

I Got excited at first when I saw this. Then I remeber that I live in Sweden and we have right to roam, anyone can put up a tent on anyone else's land so there is no for anyone to pay to put up a tent somewhere. Also about 90% of all land is owned by timber and pulp industry and they want people to shoot off as many animals as possible since they don't want anything eating on their trees. I have a hunting lease in Sweden for 15 000 Acres that cost me $55 per year.

Just as important as location, you need to make sure there is water (good water) on the property. Maybe not required for hunting leases or basic storage, but it is critical for anything else and it's not a guarantee, so make sure it gets checked before buying. Zoning is the other gotcha for these types of businesses. Make friends with your neighbors if you can.

For being in the agriculture sector since 7 years now and having seen as much conventional big scale land exploitation as small human scale diversified projects... your budgets felt quite accurate to me, but still a liiittle on the optimistic side.
Concerning vegetal growing, I think it would be wise to consider at least 7% maybe 10%+ of risk margin related to climate adaptation deductible of your classic 30% profit margin.
The cornerstone of agriculture operations really relies on greatly applied knowledge and operation efficiency.
And remember, "Ain't no such a thing as goin' fast when you're workin' with grass".

Each of these ideas have specific risks and up front costs that will vary from location to location. Some do better in urban/rural fringe areas while others may work in deep rural areas. One cost people vastly under estimate these days is labor and management. It has become very difficult to hire responsible people for reasonable hourly wages and insurance costs have recently skyrocketed. A complete business plan with multi year pro forma, market study and full due diligence should be completed before diving into any of these as an investment. If you want to try any of these, I suggest only buying land at a price you can easily resell for a profit if it doesn’t pan out. You can also profit from buying ugly land and cleaning it up and making it pretty to resell. I’ve done this since the mid 90s and never lost money. Another option is leasing land for a wind or solar farm. It’s very locational specific but lease prices are higher than any alternatives and typically long term. Good luck 🍀

nice work Codie! When building your orchard, use wickingbed style setup, reduces water, speeds up your orchard growth and reduces the "dead" time until you produce you first fruit and veg onsite. Plus, you can trade honey for your land with beekeepers too, and run a honesty box style stall if you don't have permanent staff like a cellar door or wedding reception where you sell your own produce. your orchard also can start fuelling your kitchen / sauces adventures which could lead into your local kitching using your own produced stuff... its one gigantic circle, but works nicely.

For an ”orchard” you might want to learn about syntropic agroforestry, it could save people 1000’s of dollars and if done right you’ll get a beter and stronger more productive system. And no you don’t need to be in the tropics to apply this method. Also an idea is to custom graze cattle for other people at payment, then let your chickens follow behind the cows and clean your pasture up..

This is not to discourage anyone from being a farmer, the world needs more farmers for sure. But I suggest you listen to someone who has done it before because there are many pitfalls to farming.
I bought 40 acres earlier this year, best decision for our family. Off grid land can be really cheap fyi. I would never do the chicken to make an income but I definitely would do the goats and cows simply on the premise of raising a family. Literally a cow can feed a family for a year for about $1-1.5k.
You are missing a very big part of possibilities. Soil Carbon. All of this activity on land improves soil carbon and with right policies and market place, farmers can make a lot of money trading carbon credits ❤. But we need those policies first. Less than an hour outside New York City. We produce 2-3,000 plants per year at average profit of $25.00 each. Also reduced property taxes, a little rental income, write off all the equipment, live in paradise. Lots of opportunities. We even started a TH-cam channel to teach others.

Back in the day, when I purchased my first home to live-in; that was Miami in the early 1990s, first mortgages with rates of 8 to 9% and 9% to 10% were typical. People will have to accept the possibility that we won't ever return to 3%. If sellers must sell, home prices will have to decline, and lower evaluations will follow. Pretty sure I'm not alone in my chain of thoughts.
If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.
Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalises.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.
