This is common where I live (France). I personally did it too. Maybe it's because we aren't as car centric as Americans, I don't know. My car can stay outside just fine.

One big rip is the lazy inspectors who do not confirm that the roofer peeled off the plastic strip covering the tar strip that helps shingles survive the winds. Crap roofing companies know they can get away with not removing the strips thus the next major storm rips off shingles. So even a NEW roof may be doomed as well. Get them inspected and confirm that the shingles are sticking together by that tar strip.

If this stupidity keeps up I am just going to self insure my home. Recently they increased our insurance high enough for me to look around for alternatives and here is how it went. How old is your roof? I said age of the house. They said oh we cant insure you. I said ok so my roof is a concrete tile roof and I designed it specifically to never need replacing. Its never even noticed the many hurricanes its went through. We dont care you need to tear that perfect super strong roof off and replace it with any junk roof and we will insure you. Click.

If you have the same insurance company for 15 years, they know the age of your roof. If you change insurance every several years, the roof age is estimated. That gives you a little bit more negotiating power.

If you get the letter telling you to change your roof. Do it , then change insurance companies. The new insurance company likely has the same policy, but you will likely save money after shopping around, and the insurance companies are going to get tired of loosing customers every time the letter goes out.

What about the tile roofs?

No point in paying for/buying those 50yr roofs, the insurance will say you have to replace it after 10-15. Might as well get the cheapest roof unless you don't plan on moving.

Recently had a seller tell me he would provide 8K in seller concessions/credit for a house that’s price is 265K. I was going to put 13,250 Down which is 5%. My lender is telling me due to the seller credit I can only do the 2-1 buydown vs 3-2-1 buy down …. 265k of 2% is $5300 265 of 3% is $7950. How am I not able to get the 3-2-1 buydown even when the seller contributing 8K ???
