I wouldn't turn that into a dining area, I would make a dining area once you do your renovations for the kitchen, incorporate a space for dining. The front room should be a front room, and you have nailed it!! Why touch something that's perfect. Love it!
I agree since day 1. Never liked the idea of entering the house into a dining table. I also have two living rooms and use both. Especially, because I have 2 girls and one we made it into the family room and our girls have taken over the space. And the other living room, is mostly for my hubby and I!👍🏻

Brilliant idea of putting the draperies on the outside of the widow. It makes the window look larger and doesn't cover up any of the actual window. Your living room is my favorite room in your home. Gorgeous.

The curtains made the space feel so much cozier than it already did! I think a darker rug with texture would bring in more mood and coziness since it’s still a little icy compared to the stone in the marble and everything else in the space. Please do a built in bench for the bay window! With like a gauzy linen, or micro stripe or velvety upholstery! I feel like it’d finish the space even more & i just imagine kinsley perched on it. Those curtains just MADE the room 10000x better. And I'm in love with the nested tables. I'm... hesitant about the light switches but I also know that I'm not great at mixing metals in a space. Overall, an amazing look! Love it!
If you do an eat in kitchen instead of turning this BEAUTIFUL space into a dining room, you still have so many options for a dinner party too!! You could use your stunning patio, you could get an expandable table or one with leaves, you could even keep a spare table in the garage and only put it up when needed etc. etc. You can always come up with something and with time comes more ideas, so who knows what the future holds.....but for now, we just need this living room to stay put!!🖤🤍🖤🤍
Those coffee table marble slabs are gorgeous but that table is rocking and rolling. Is there anyway you can firm them up? Tighten bolts? I think they need more stability because if they fall if Kinsley bumps into them or if you guys have a little kiddo, it's game over. The room looks stunning!
The entry room came out stunning! Just, wow! Elegant and classy, natural and soothing. I agree to not turn it into a dining room. In our house, the front door walks right into the dining room and kitchen and since the dining table is right there it becomes a catch-all for everything when we come into the house 🥴😅. With the room the way you have it, it's great for guests to come over and sit and talk.

LOVE the curtains! Some electricians will wrap the electrical tape around the wires to prevent the wires from loosening and causing arching inside metal boxes. This helps ensure that everything will stay in place when pushing the outlet back into the box.

Changing out all the switch plates and outlet covers was one of the first things I did in both my homes. Updated the look of the home significantly. Curtains also provide sound dampening which is important if your home has little to no carpet, rugs, or other fabrics. The room looks gorgeous.

When I bought my new place and renovations were started, one of the first things I did was order new light switch plates and outlet covers for the whole house, knowing what a big difference they make, and they did. Good call. 😊
The smallest details make aaall the difference. You may not consciously notice those small things but your brain adds them up and it sees it as more expensive and more cohesive. I love your attention to detail!!
🇬🇧I love this room, it’s my favourite in the whole house. Formal dining rooms are such a waste of space, an eat in space in the kitchen would be just as nice. I imagine where you live, you can eat outdoors for most of the summer. We often curtain our bay windows like this in the UK, with Roman or wood blinds in the bays and dress curtains outside. Our heating radiators are placed under windows so you can’t really close the curtains without blocking the heat.

I bought a 1970s awful house when I moved here. Low ceilings uck! No trim uck! 9 years later I am updating it to Japanese zen, and starting to love it. Did the outside first, wonderful. One shed is now a tea house, zen garden and evergreen pathways. Stone raised beds. The low ceilings are cosier in these mountain winters. A triangular shed will be a greenhouse attached with a shade room. This has been the hardest fixup for me! I have changed out lights and plates.

Yes, I ALWAYS notice switches/plates!! Even in rentals, at the the minimum I put on new covers. In one of my previous homes, we still had the original brass button switches, which I loved, and left alone. In my most recent home, I didn’t think of replacing the actual switch mechanisms (you go, Makenna!), but found paintable wooden switch and outlet covers, and painted them all to match the wall colors. That helped them disappear. So great going on your new switches!

And it's funny I say that, because I'm not a person who feels curtains are necessary on all windows at all! I have lived in several houses without curtains in some rooms for various reasons. But that room and that window in that house needs curtains! And you got the exact ones it needs! 😍😍😍 Love Romeo trying out the rod and rings after you got it jusssst right! 😂 The marble guys did a fabulous job on cutting those table tops! It's the perfect marble, but they're artists so chose the placement carefully to find the prettiest, most harmonious section. I think they just made one of your decisions a bit easier when kitchen renovation time rolls around. I think we all know where you'll be going for countertops! I'm a person who has a thing for electrical wall plates, too. One house I bought had different fancy switch covers in each room! Everything from carved wood to different metals to plastic and in all kinds of designs. There were wooden ships' wheels in one bedroom (it had been a boy's room decorated in a nautical theme), pretty pink flowers painted on white ceramic in another bedroom, hammered antique brass with eagles on top in the living room, wooden rectangles with carved picture frame detailing in the den/office, brass ovals with fleur de lis on the tops in the dining room and the most awesomely-horribly-kitschy cast iron skillet and tea pot shapes in the kitchen! The only one I kept was in the entry hall - a soft brass colored lattice overlaying mother of pearl. It was a three gang switch like the one inside your front door, so was big and weighed a ton, but looked pretty next to the door with the leaded glass and leaded glass sidelights. So I left it. The others were replaced pronto! 😂
I feel like the marble definitely needs the rubber bottoms for stability. Even when you were touching it and decorating you could see the wobbling. It would be very sad if it toppled from movement
Really lovely! Thank you letting this room build organically over time. It’s really easy to second-guess yourself along a renovation. But the power in these last details shows how small moves at the end can affect the character and overall feeling of the whole room quite significantly. They United everything and locked the whole style into place. Really lovely!
This room is "all the things"!❤.The wall color: perfection! The furniture, especially the nesting tables: perfection! And I could go on and on! I am going to make one suggestion. Put frosted bulbs in the lamps on the entry table and all the shadows of the lamp shade brackets showing up on the walls will disappear.
everything looks perfect, I have been thinking the same thing about my outlets! I am going to order the same ones that you got. Try museum wax on the marble tables to keep them in place. It is removable and does not damage the surface underneath.

I found those drapes a while ago and am very pleased with them. Those adjustable hooks saved the day because I did not do a custom order. I have been planning to change my wall switches from the old beige ones but now you have me wondering about the metallic ones rather than white Your room looks great. Changing the switches is not only sonething I would do but something I already done and It makes such a difference. I looooved the ones that you chose. It looks so elevated. It can be costly to change ALL of them but It really makes a difference. If I were you I would buy the same for all the house and change as you touch the rooms. They can be discontinued... And now you know you liked them.
Love the curtains! And the electrical tape is a secondary safety measure so the screws don’t accidentally touch metal in the box and throw a spark or short something out! Especially in an older house.

No more mismatched almond/white, now it’s black switches/outlets with antique brass covers 🤤 Also, we had the different switch types in one plate as well, drove me nuts!

Love the way everything turned out, that was special that your mom could fix the picture without doing a new one. Could you please let us know where you got the curtain rod and rings from? It turned out to be a very cozy beautiful room.
This room is soooooo perfect now it's been finished. I can totally see it decorated at Christmas time with a beautiful tree in the bay window and garland over the mantel. No way would I ever turn it into a dining room. No one has formal dining rooms these days and your new kitchen/diner will be big enough to incorporate a dining table for everyday use. You also have another dining table outside for eating at when the weather is good which lets face it is most of the time in CA. This way you have a more formal adult living room for when friends come around to chat and a large more relaxed family/TV room for you Romeo and the kids to hang out in. And if you are building a bookcase along the rear wall I would incoprorate cupboard doors along the bottom level to house all the kids toys and stuff to minimise the mess that children bring.
The curtains are a great addition, and a window seat would be lovely too! I don't love the switch covers. When they're catching the light just right to match the walls it's fine, but from every other angle they're extra shiny/dark and noticeable, especially because they aren't the basic white you expect that inherently blend into the background due to being basic and expected. The stone toppers are nice and I'd definitely come up with a way to secure them to the tables better. That's less to worry about with people, pets, eventually kids, etc. I wouldn't make this a formal dining. Having that as the first thing you walk into just feels messy, like you had nowhere better to put a table, and like you're interrupting something. This feels intentional and inviting and more flexible and usable. You already have a dining table; people can eat there and come out here with extra snacks to keep visiting after (if you're cool with food out here, obviously). A suggestion: move the fireplace painting to the right so it's a little asymmetrical. I think it would be nicer to consider the painting AND vase/other decor as one unit and center the unit instead. How you have it is lovely but oddly empty on the right, and not quite in an aesthetically intentional way. That detail would elevate it more.
Brilliant and Beautifully Breathtaking!!! Your drapes are gorgeous. My sister had a drapery shop for years and I helped her with so many different types. Your's were my favourite and actually not difficult at all except when it came to dealing with the lengths. I had that type in my home for years and most of which I made. I still love that type of drape...........the stiffener we used was buckram. I am sure now they have something easier to use but the stiffness in the fabric for the header pleats, surely makes such a difference. Good choice and the color is perfect..............absolutely love them!!! Perfection indeed!
It all looks gorgeous - all coming together beautifully! You have such an eye for colour and detail, and little things like electrical outlets can make such a difference. Changing my electrical switches and outlets is not something I'd do myself (I seem to remember there's some clause against it in my mortgage agreement or home insurance) but I did find some brass light switch covers online which go over the top of the basic plastic ones. You just take out the two screws on either side of the light switch, slip the cover over and then pop the screws back in. Looks so much better and no rewiring required!

For the longest time I had the curtains inside my bay window. Then about 3 yrs ago I put them outside like you just did. They look so much grander that way. Love your home!
Have to chuckle about the light switches. My husband feels the same way (he's a designer) and usually ends up changing and co-ordinating all the switches in every house we've lived in. It's a small detail, but one that really can stand out and I've learned to notice. The tables and curtains looks great.

The choice of nickel over brass really surprised me. I have a colonial cottage with pewter accents,so nickel is always my go to,but every thing she has is brass,especially the permanent metal accent on the fireplace glass and the nesting tables.
YES!! The smallest things... like the screws on.. an outlet plate! If you do have screws the flathead bit of it should be horizontal lining up tighten them up till the both align up and down!!!
The living room looks amazing, and the curtains have definitely elevated it even further. One little tip... One of the curtain rings (on each end of the rod) should be placed on the other side of the bracket, as this anchors the curtain when it's opened or closed.
Thank you for finding affordable switches and plate covers for us!! I’ve seen that other brand but I’m NOT paying that kinda money. Also, regarding the electrical tape around your light switch; Older homes used to use metal boxes, and it can cause the light to short circuit when the wires or sides of the switch touch (on the inside). So now you’ll find that all electrical boxes are usually made from blue plastic to prevent this. But as a quick solution, you can also wrap your switch screws in electrical tape to prevent this. Hope this helps those that are renovating an older home!

The drapes are exactly what I was hoping you do. Doing them on the outside of the window is by far less common and so much more unique and appropriate for your style. Very classy and elegant. They just elevated the room to a whole other level. They are affordable option. You upgraded your outlet and switches and so onto definitely helps. Complete a finished look and it’s a little things like that that when you see him from the sofa or you go to use them, they just make you smile and just make you feel good such a small thing. I’m so glad you did not do glass for those little tables. You would think those coasters were cut from the same stone as the tables. It’s crazy how that turned out. He did choose perfect parts of the stone to cut. I really wasn’t big on those tables but having those stones cut for it was perfect and what I was hoping you do and now I am in love with those tables. I wanna live in that room so very much he he he. Romeo had the right idea! I was DYING to see how they looked pulled closed or half closed for the days that you might want to do that. When someone has a migraine (or when a sleeping baby is dozing in a bassinet in there while their mother films in the adjacent room 😊). I know they’re for beauty more than function but they’re an investment, and I would have done the same as Romeo to see how pulling them closed affects the space.

Tape is the way they teach us in electrical class. Covers the metal screws so you don't get shocked. Please do the tape around the screws.

Top tip for hanging long curtains... Drape the length over your shoulder to take the weight. Make s it much easier to get the hooks into the rings

Yes, I ALWAYS notice switches/plates!! Even in rentals, at the the minimum I put on new covers. In one of my previous homes, we still had the original brass button switches, which I loved, and left alone. In my most recent home, I didn’t think of replacing the actual switch mechanisms (you go, Makenna!), but found paintable wooden switch and outlet covers, and painted them all to match the wall colors. That helped them disappear. So great going on your new switches!

The marble guys did a fabulous job on cutting those table tops! It's the perfect marble, but they're artists so chose the placement carefully to find the prettiest, most harmonious section. I think they just made one of your decisions a bit easier when kitchen renovation time rolls around. I think we all know where you'll be going for countertops!
I'm a person who has a thing for electrical wall plates, too. One house I bought had different fancy switch covers in each room! Everything from carved wood to different metals to plastic and in all kinds of designs. There were wooden ships' wheels in one bedroom (it had been a boy's room decorated in a nautical theme), pretty pink flowers painted on white ceramic in another bedroom, hammered antique brass with eagles on top in the living room, wooden rectangles with carved picture frame detailing in the den/office, brass ovals with fleur de lis on the tops in the dining room and the most awesomely-horribly-kitschy cast iron skillet and tea pot shapes in the kitchen! The only one I kept was in the entry hall - a soft brass colored lattice overlaying mother of pearl. It was a three gang switch like the one inside your front door, so was big and weighed a ton, but looked pretty next to the door with the leaded glass and leaded glass sidelights. So I left it. The others were replaced pronto! 😂
The room has come together so nicely. A built in bench would be so nice in the bay window, maybe with storage for shoes?
I feel like the marble definitely needs the rubber bottoms for stability. Even when you were touching it and decorating you could see the wobbling. It would be very sad if it toppled from movement

Really lovely! Thank you letting this room build organically over time. It’s really easy to second-guess yourself along a renovation. But the power in these last details shows how small moves at the end can affect the character and overall feeling of the whole room quite significantly. They United everything and locked the whole style into place. Really lovely!
This room is "all the things"!❤.The wall color: perfection! The furniture, especially the nesting tables: perfection! And I could go on and on!
I am going to make one suggestion. Put frosted bulbs in the lamps on the entry table and all the shadows of the lamp shade brackets showing up on the walls will disappear.

everything looks perfect, I have been thinking the same thing about my outlets! I am going to order the same ones that you got. Try museum wax on the marble tables to keep them in place. It is removable and does not damage the surface underneath.

I found those drapes a while ago and am very pleased with them. Those adjustable hooks saved the day because I did not do a custom order. I have been planning to change my wall switches from the old beige ones but now you have me wondering about the metallic ones rather than white Your room looks great. The stone table tops were the right choice. Enjoy your trip.

Changing the switches is not only sonething I would do but something I already done and It makes such a difference. I looooved the ones that you chose. It looks so elevated. It can be costly to change ALL of them but It really makes a difference. If I were you I would buy the same for all the house and change as you touch the rooms. They can be discontinued... And now you know you liked them.
Love the curtains! And the electrical tape is a secondary safety measure so the screws don’t accidentally touch metal in the box and throw a spark or short something out! Especially in an older house.

Omg. I feel the need to change outlets/switches/covers so hard! We bought a house in October of 2022 and have been slowly updating each and every switch and outlet! No more mismatched almond/white, now it’s black switches/outlets with antique brass covers 🤤
Also, we had the different switch types in one plate as well, drove me nuts!

I always notice details. And when things are wonky. I see it immediately. And like you, it drives me crazy until I fix it. Unless I'm in someone else's home (and I have to keep my inner voice inner) or at a public venue. That's one of the things I love about watching you do your projects.
Love the way everything turned out, that was special that your mom could fix the picture without doing a new one. Could you please let us know where you got the curtain rod and rings from? It turned out to be a very cozy beautiful room.
This room is soooooo perfect now it's been finished. I can totally see it decorated at Christmas time with a beautiful tree in the bay window and garland over the mantel.
No way would I ever turn it into a dining room. No one has formal dining rooms these days and your new kitchen/diner will be big enough to incorporate a dining table for everyday use. You also have another dining table outside for eating at when the weather is good which lets face it is most of the time in CA.
This way you have a more formal adult living room for when friends come around to chat and a large more relaxed family/TV room for you Romeo and the kids to hang out in. And if you are building a bookcase along the rear wall I would incoprorate cupboard doors along the bottom level to house all the kids toys and stuff to minimise the mess that children bring.
The curtains are a great addition, and a window seat would be lovely too! I don't love the switch covers. When they're catching the light just right to match the walls it's fine, but from every other angle they're extra shiny/dark and noticeable, especially because they aren't the basic white you expect that inherently blend into the background due to being basic and expected. The stone toppers are nice and I'd definitely come up with a way to secure them to the tables better. That's less to worry about with people, pets, eventually kids, etc. I wouldn't make this a formal dining. Having that as the first thing you walk into just feels messy, like you had nowhere better to put a table, and like you're interrupting something. This feels intentional and inviting and more flexible and usable. You already have a dining table; people can eat there and come out here with extra snacks to keep visiting after (if you're cool with food out here, obviously). A suggestion: move the fireplace painting to the right so it's a little asymmetrical. I think it would be nicer to consider the painting AND vase/other decor as one unit and center the unit instead. How you have it is lovely but oddly empty on the right, and not quite in an aesthetically intentional way. That detail would elevate it more.
Brilliant and Beautifully Breathtaking!!! Your drapes are gorgeous. My sister had a drapery shop for years and I helped her with so many different types. Your's were my favourite and actually not difficult at all except when it came to dealing with the lengths. I had that type in my home for years and most of which I made. I still love that type of drape...........the stiffener we used was buckram. I am sure now they have something easier to use but the stiffness in the fabric for the header pleats, surely makes such a difference. Good choice and the color is perfect..............absolutely love them!!! Perfection indeed!
It all looks gorgeous - all coming together beautifully! You have such an eye for colour and detail, and little things like electrical outlets can make such a difference.
Changing my electrical switches and outlets is not something I'd do myself (I seem to remember there's some clause against it in my mortgage agreement or home insurance) but I did find some brass light switch covers online which go over the top of the basic plastic ones. You just take out the two screws on either side of the light switch, slip the cover over and then pop the screws back in. Looks so much better and no rewiring required!

yep, they did help with the echo. they really completed the look and the marble on the table is the cherry on top.
I did the same thing with the curtains for the bay window in my bedroom, so the whole wall is velvety fabric, i love it
For the longest time I had the curtains inside my bay window. Then about 3 yrs ago I put them outside like you just did. They look so much grander that way. Love your home!
Have to chuckle about the light switches. My husband feels the same way (he's a designer) and usually ends up changing and co-ordinating all the switches in every house we've lived in. It's a small detail, but one that really can stand out and I've learned to notice. The tables and curtains looks great.

The choice of nickel over brass really surprised me. I have a colonial cottage with pewter accents,so nickel is always my go to,but every thing she has is brass,especially the permanent metal accent on the fireplace glass and the nesting tables.
YES!! The smallest things... like the screws on.. an outlet plate! If you do have screws the flathead bit of it should be horizontal lining up tighten them up till the both align up and down!!!
The living room looks amazing, and the curtains have definitely elevated it even further.
One little tip... One of the curtain rings (on each end of the rod) should be placed on the other side of the bracket, as this anchors the curtain when it's opened or closed.
Thank you for finding affordable switches and plate covers for us!! I’ve seen that other brand but I’m NOT paying that kinda money.
Also, regarding the electrical tape around your light switch; Older homes used to use metal boxes, and it can cause the light to short circuit when the wires or sides of the switch touch (on the inside). So now you’ll find that all electrical boxes are usually made from blue plastic to prevent this. But as a quick solution, you can also wrap your switch screws in electrical tape to prevent this. Hope this helps those that are renovating an older home!

The drapes are exactly what I was hoping you do. Doing them on the outside of the window is by far less common and so much more unique and appropriate for your style. Very classy and elegant. The color is perfect with your paint and I’m glad you didn’t line them or anything so that if you do close them light still comes in. Thank you Romeo. They look gorgeous closed too😉. They just elevated the room to a whole other level. They are affordable option. You upgraded your outlet and switches and so onto definitely helps. Complete a finished look and it’s a little things like that that when you see him from the sofa or you go to use them, they just make you smile and just make you feel good such a small thing. I’m so glad you did not do glass for those little tables. You would think those coasters were cut from the same stone as the tables. It’s crazy how that turned out. He did choose perfect parts of the stone to cut. I really wasn’t big on those tables but having those stones cut for it was perfect and what I was hoping you do and now I am in love with those tables. I wanna live in that room so very much he he he. Hoping you do and I’m sure you are enjoying your wonderful very much earned vacation and that Romeo and your Mama are too❣️❣️❣️

Romeo had the right idea! I was DYING to see how they looked pulled closed or half closed for the days that you might want to do that. When someone has a migraine (or when a sleeping baby is dozing in a bassinet in there while their mother films in the adjacent room 😊). I know they’re for beauty more than function but they’re an investment, and I would have done the same as Romeo to see how pulling them closed affects the space.
