Very well explained. Being in Real Estate myself, everyone approach their real estate goals differently. There’s no right or wrong way. As long as you win. Now, I’m a believer in the BRRR strategy, I’ve BRRR’ed 2 of my properties. However I get a little nervous when over-leveraging. Now again, this is just me personally. Most are comfortable with leveraging each property. But if/when there is a need to BRRR, I will do it again. Keep doing your thing, YOUR WAY! You know what works and don’t work for you. Lili, just wanted to say congrats and thank you so much for all the incredible informative content! You have me rethinking my strategy of staying local (WI) because house prices in my area are probably 2x-3x yours, but rents are about the same. So a 3/2 single family home will rent for 1600-1800 but the house price will be $380k at list for market value. It's almost impossible to hit the 1% rule, and so far the only property I've seen for 90k was a house that literally burned down and had half a roof and just wall studs left. I'd love to break into the BRRRR path, but there's no meat on the bone here.

For someone who hasn’t been doing this long you are educating yourself well as you go and because of that you aren’t making the typical mistakes most rookies make. Wow! I know this is a year ago, but the nerve of some people! Well let's crap on their parade. The bank/lender I use provides up to 100% (I don't recommend borrowing the full 100% either) fix and flip loans to Texas Real Estate investors. They will finance up to 100% of the purchase and rehab cost as long as the purchase and rehab amount is within 70% of the ARV (After Repair Value). With the BRRRR method they will also fund 100% of the purchase and rehab. Once the property has an executed lease, (my tenants don't even need to be moved in yet, just the lease signed) I can immediately (no seasoning period) do a cash-out refinance loan at up to 80% LTV of the appraised value. How about that for the haters and know-it-alls! Love what you're doing Lili. I'm thinking of starting a channel documenting my journey, you are inspiring me to help others as well. I am on my first year and loving it!

Hey Lily! You’re videos are so helpful! Can you address how you managed to pay off debt before starting your real estate investing journey. Do you current still have student loans? I just want to learn when it would be the best time to start if you have CC & student loan debt! Thank you!
She may have had academic and/or basketball scholarships and didn't have student loans. Either way, definitely pay off cc and any high interest debt first. The basic idea is mathematic: average cc interest rate is 18%, which is likely more than the average return you'll get on investments. That's why you wanna pay that first. School loans usually have a much lower interest rate - particularly if it's not private loans - so you could smartly invest (real estate, stock market, etc) while paying off student loans if it works for you personally/mentally. The personal/mental element is bc some people just prefer to first aggressively pay off debt even if it's not the most mathematically sound decision. Have you tried looking into basic personal finance principles?
Spending a lot hiring people, it's cheaper the more work you can do on your own, or with family. Dry wall installation for a first time, I recommend doing a closet. Flooring is another one you can learn to do. Foster family, I was with has been doing reno's since the 80's, learned a lot from them. Keep up the good work.

Hey! I love watching your videos and I am almost done with my first flip. Over the past few days I’ve been thinking about keeping abs doing BRRRR method because it’s such a nice piece of property. Do you mind me asking what bank did you use for a Cash out Refinance? A lot of banks want me to own the house for more than a year.
About the risks for the real estate: Its also imortant to remember you can list all bad and worst cenarios ( in any busness model actualy) and build contigente plans for those not just be scared.

I want long term cash flow and I want to get out of the rat race asap.. As soon as my home is built..I will sign a contract to build another... Dont listen to negative people this is not their journey...! I only wish i would have done this years ago!!..at 50 years old i realize this is easy!! I want to free myself from my demanding job and do other things.. Hey Lily! You’re videos are so helpful! Can you address how you managed to pay off debt before starting your real estate investing journey. Do you current still have student loans? I just want to learn when it would be the best time to start if you have CC & student loan debt! Thank you!
She may have had academic and/or basketball scholarships and didn't have student loans. Either way, definitely pay off cc and any high interest debt first. The basic idea is mathematic: average cc interest rate is 18%, which is likely more than the average return you'll get on investments. That's why you wanna pay that first. School loans usually have a much lower interest rate - particularly if it's not private loans - so you could smartly invest (real estate, stock market, etc) while paying off student loans if it works for you personally/mentally. The personal/mental element is bc some people just prefer to first aggressively pay off debt even if it's not the most mathematically sound decision. Have you tried looking into basic personal finance principles?

Spending a lot hiring people, it's cheaper the more work you can do on your own, or with family. Dry wall installation for a first time, I recommend doing a closet. Flooring is another one you can learn to do. Foster family, I was with has been doing reno's since the 80's, learned a lot from them. Keep up the good work.

You do have a lot of people out here, that are not tell the whole Trueth, I've wacth some and so many are discouraging they're not willing to tell you , it's as if they are scared of someone else achieving, and my intake on all of it is, what didn't work for one person doesn't mean you have that same experience, It's different for each person, and that's what you're doing you're making things happen so because it didn't work for them it doesn't mean it's not going to work for another person.... and most importantly with this it has to be in You T0 really want to do it and you enjoy doing it and a lot of people here they just want a quick fix and get money...
