Lili "HELP!!!!" I finally got my first wholesale deal but I ran into a problem, I had no idea how to put together the contract for the deal. I had to call another wholesaler and sell it as a lead. I need to see a video on how to put a contract together and how to find a title company or attorney to facilitate the deal.

You already lost then, stop projecting your insecurities to us. I’m “black” too and people actually want to business with you when they see that you’re efficient. This is all a mindset

Wholesaler see what buyer will pay and gets a deal from seller that will benefit your pockets from one penny to whatever upon a reasonable agreement. At least that's my understanding if all this . hope that helped you .
With on market did you use your own contract or the agents contract? The agent I’m working with wants me to use their contract but it doesn’t allow me to assign the contract
Not typically as the EMD is typically expected in order to show that the buyer is serious about the purchase. As a Realtor, I know most state contracts (which we are required to use) expect EMD to be deposited into escrow within 72 hours of final acceptance of the contract. All the rest of the money is coming during the sale of the home so the EMD coming at the same time would be meaningless at that point. Hope that helps.

With almost all RE Agents you will have to use their contracts, so you will have to double close that property.
