I don't comment much. I only have 2 doors (and my primary residence). This is very helpful. All of this - cashing high cap rates, multifamily new builds, distressed multifamily, going solo, poor financial projections - are all incredibly intuitive. I can tell you have lots of experience. I want to reach out to an advisor but I don't have the level of organization I need (book keeping) or any idea of how I could get more capital so I haven't reached out to an advisor yet. Point is, your videos are immensely valuable to me still!

I’m researching on crexi, however I’m not sure if I should be researching “special purpose” commercial, or land development for another type of zoning. It’s in Indiana and I have the zoning PDF. To me it’s unclear how it’s zoned. Do you know of any such scenarios as mine? How would you approach this situation? Thank you.
