    I love your roll-with-the-punches attitude, Lili! I know it’ll serve you well.
    In the first house we bought, the second unit’s sewer line was connected to its own old rotted out collapsing wooden container that eventually filled up. Man, was that nasty. We will always do a sewer inspection from now on.

    I don't think kitchen cabinets held up by them screws..I believe he put screws on the line so he can rest cabinets on them then mount screws in inside cabinets usually done that way if you work by yourself.

    I talked to a flipper and she said she bought a ozone generator and anytime there is a funky smell she uses it and gets rid of all odors!

    +1 on the sewer line snake. Just learned my lesson on that this week - sewerage backup into the basement! From now on, every property is going to get snaked when purchased.

    Another way of accessing the shower valve without ripping out the tile, is to access it from the opposite side of the wall. Which is usually a sheet-rocked hallway or bedroom and even better a closet. It’s easier and much less expensive to open and repair sheet rock as opposed to ripping out and repairing tile. If it’s a closet, that’s even better because, a spring loaded access panel can be installed, for future easy access, instead of closing the wall with Sheetrock.

    one of my buddies has a few single family homes and has had smelly tenants move out. The smell didn't leave with them, and he used an OZONE machine.. it worked incredibly well. Just be sure to follow instructions and noone can go inside for a day or 2. It should help eliminate the smell initilally. I hope this helps!! they're only 80 bucks on amazon, they work.

    To get rid of the smell from the second house I'm assuming that it's coming from the roots in the sewage line so once you've taken care of those roots, there's two things you can do: get an ozone machine and run it in the house for a couple of days. Then there's a special kind of paint you can use on the walls as primer. I think it's called Kilz? Two or three coats of Kilz and that should get rid of the smell completely and then you can finish the painting.

    I understand the desire for budget and flooring consistency in the duplex, but I'd be concerned the tenants will slip on that LVP.. that stuff is slick.

    On house #3, the contractor seems to be covering up the nosing on the stairs. That's a mistakes. That little piece is required and has a code minimum.
