I for sure thought this would’ve been considered a gut rehab and some of the terms like soffet I’ve never heard of before so the video was very helpful. Brilliant app!
I usually just calculate rehab based off sqft and add an additional 10K unexpected repairs. With estimating rehabs its a estimation once under contract and you get your bids you’ll see whats really going on

Can you one day make a video on you walking us through the double closing, that is one one thing ive been scared of and also where to find the money to do the double closing cause you do have to buy the property before having the real buyer buy it off of you, thank you so much
