Great video. I have an additional suggestion for you. As a flipper you can go over to the commercial services desk and arrange to have everything delivered from Lowes or Homedepot at a pretty small fee if you are ordering a lot of items or heavy/bulking items like drywall, pipes, etc.
Good advice. There are a number of ways to work with a contractor. Personally I have used putting a deposit down od 300-500 for them to buy materials or get in their schedule and show goodwill. I also pick up/buy most of materials and have them at the job site. Usually I send the contractor a text showing the materials at the site so he/she knows they can start.
I wish I had watched this video sooner. I hired marketers to do my plumbing and electrical. It cost me 3 times more than hiring an owner/operator. I also recommend hiring contractors with insurance and a license. In most cases, the license isn't hard to get for an installer, but if they don't spend the time doing it, then I don't trust they will spend the time to do quality work.
The rehab cost is a crucial component of property evaluation. If we want a good one, offer to pay for it. For a full house renovation, $150 minimum. For smaller specific estimates $50 to $100. Show the contractor you respect their time and expertise.

Some times those who give you a little higher estimate know what they are doing than the one who is giving you low estimate to gain the job. You can definitely have your contractor pickup the stuff from Lowe's or Home Depot and the store will call you to make the payment. You can also order the stuff and have it ready for pickup. You may not want to do that with lumber though since it could be warped or knotted.

I wonder is this method a good standard for dealing with All contractors and a good way to avoid possibly of getting scammed/ripped off???

Instead you may just want to thank them and give the contractor a small tip of $20 or so for coming by and giving you a bid. Be careful tipping too much though since you don't want to give off the wrong impression that you are loaded.
Exactly what I was thinking. If they know you're a beginner they may think you don't know what is the average people charge for specific work and then they will charge you way too much. I am going through this now and am afraid of someone taking advantage.

have you considered paying on the drip that is once each project/section is finished (plumber, electrician, installer, etc) you pay them that way you don't have to worry about them running off with your money etc.

Great video, super helpful. I loved the way you broke down the 3 categories of contractors! I'm currently trying to jump start a project in Tampa, FL. It's a full blown top to bottom renovation. All I'm working with is a shell and a roof. Otherwise, everything would need to be replaced. Foundation (Block and pier), HVAC, electric, Plumbing, Drywall, Windows & Doors, Insulation, OSB floors, all floor joists (Termite damage), kitchen and bathrooms etc. I feel like because this project is practically like building a brand new house I'm terribly nervous I maybe biting into more than what I can chew as a new project for me. Do you have any suggestions on what would be recommended for new timers to be taking up? My fear is to going into this project and make so many mistakes leading to much financial loss I won't be able to come back from. My plan was to work with owner and operators v.s a marketing company.
You are not dealing with a real contractor if he shows up to do a job with nothing down good way to get black listed for even asking. Unless you are talking about a day job that no materials are needed. Also very insulting to come to a job and two other contractors are already looking most people are given higher bids for that.

Are you wholesaling the deal? If yes, then your cash buyers will fix the property.
Sometimes you can find Metal Recyclers or used appliance stores that will take things like the Hot water heaters Dishwashers for free.

I was told not to ever pay for materials as now you're liable for anything that happens on the job site since you've made the purchase.

Did you actually do this as your first project? I would've advised against. A small cosmetic job ($10k to $30k) would be much better.
