    Good that you didn't mentioned anything about upcoming Commercial Spaces and most important about news/ rumours of Microsoft setting up office in close-by vicinity otherwise it could induce buyers but your channel is Genuine.

    Site is closed as vj is deplveloping the road you mentioned. There will be commercial shops in the projects so living there after possession won't be an issue. Good video

    The costing is too high right now vis-a-vis facilities like good road connectivity, school, hospital, public transport, parks, big commercial centres, etc. 10-12 years horizon from now is too long to wait. For that, pricing should be down by 45%. The developer must take that extra 45% amount 5 years after possession in phased manner.

      I have searched but did not find any new construction that's building 2.5 bhk in the rates of 78L (which is what they are offering).

    Even today, how do they sanction these projects in Pune without building all the required infrastructure, roads etc or considering the capacity 😂... It's so frustrating. Look at other places ex.Gurgaon where they setup wide roads, plans etc. first and then building activity starts.... Anyone has any idea pls ?

    Price offered by builder is reasonable. I am giving my analysis of how the prices are justified though it is situated in wagholi. Giving my analysis for regular 2 bhk 700-750 carpet all inclusive price.
    1 Forest county and adjoining societies which lies within 0.5 km from Eon nearby area: 1.1 to 1.3 Cr
    2 Gera and Majestique which lies within 2 to 2.5 km from Eon 80 to 95 Lac
    3 Kohinoor and VJ which lies within 4.5 to 5 km from Eon 65-75 LaC
    4 Further you go around 7-8 km from Eon toward wagholi you wiill find 2 bhk@50-60 Lac
    If you point all these prices on x and y axis you will see a slope which is linear. So at moment I think the prices are justified even if it is situated in wagholi

    What if Government doesn't complete ring road project by 2027 this project will be lying in nowhere….. seeing the current speed of PMC I doubt they will complete it in even by 2050

    Helpful video for person who looking investment in upper kharadi area. In your video (3.13 to 3.16 timing) we can see one raw road was constructing in left side and nowadays some work also going on. Can you please provide details on that project as well. Yesterday I observed that construction while going to office in EON IT park.
