    But think about it - is this issue limited to just one developer? If we name one, does that mean others are trustworthy? The real problem is much bigger. There are many such cases in the market, and if you don’t research properly before buying, this could happen to anyone.
    Most buyers only look at size, location, price, and show flats, and then make a decision. But is that enough? The real estate market is full of complexities, and blindly trusting what’s shown can lead to regret.
    The purpose of this video is simple, Think ten times before buying a home. Do your research. And if you’re unsure, it’s better not to buy than to regret it later. But never, ever throw away your hard-earned money blindly.

      On what basis people made a Buying decision here.
      To buy Rs 20K phone, we check dozens of videos and reviews on social media and then probably After a month we make a purchase.
      What kind of background check was done by buyer's here, i don't know but it seems people didn't do much of research and initial scanning of developers profile before jumping to book and register the property.
      A client in the video said that builder is saying go to any authority against me, My lawyer will see and handle all that.
      This is not client centric approach at all.
      Instead of giving assurance and winning confidence of buyer's, he is boldly saying go to any authority....

    Not agree with your opinion Shishu ji that only buyers have to be careful because you are assuming that builder is liable to do fraud . Then what is govt. doing to safeguard the buyers even after paying so much tax . PLEASE TALK ABOUT POLICIES , INCOMPETENT GOVT. AND BUILDER AND not JUST BLAME THE BUYERS .

      Firstly, Gaurav ji, the video does hold MahaRERA accountable, and it clearly states that buyers rely on the MahaRERA registration number when making a purchase. Perhaps you haven’t watched the full video. Recently, MahaRERA itself advised buyers to conduct their own due diligence before investing-essentially washing its hands of any responsibility.
      Secondly, if a builder declares bankruptcy, how many times can a helpless buyer keep running from one court date to another, facing endless Tarikh pe Tarikh?
      Wouldn’t it be wiser for buyers to stay cautious from the beginning, protecting their finances, mental well-being, and avoiding unnecessary emotional distress? Is it wrong to advise buyers to safeguard themselves before falling into such traps?

      This is absolutely correct but it gives lesson. That common man must upgrade themselves physically and mentally. Yes it is duty of all authority but now we corruption is at extreme now then too common always choose easy way just because they want the product but can't have patience to study 360 degree and hold their hard earned money and make habit to say no for investment.
      But common gets impress with fake promises and cheater knows that common man wants effort less output.
      One more common if your neighbor says this person cheated but all have habit that neighbor got cheated that doesn't means we will also break the relation.
      We expect humanity only when we suffer, rest of the time we don't have problem.
      Why people are not standing for each and every common man. After getting cheated it doesn't matter how emotional we show our real status as this is acting only.
      If same builder ask any one invester that he will get his principal amount but write good review on Google, what you all reader think he will deny. Just for principal amount also he will not care what will happen with other people because he just think himself 1st.
      That is why in chain marketing everyone praising the 3rd class product just they want to add people under them to gain profit. Example - Torres

    Initially, that kind of projects are sold on lowest rates than market that competitors can not match..
    Intentionally / unintentionally…they get financially defaulted or transferred huge corpus to elsewhere…!!!
    Peoples without analysis how that bottom we get., invest and get stuck..
    Same story everytime..

    Sincere request to buyers, never ever buy under construction no matter how good the builder and track record is.. Anything can go wrong at any moment.. I fail to understand, how people can pay lakhs on trust with nothing in hand, just promises and agreements which legally always favor builder.. Builder is doing business with your money..     insurance companies needs to design product over real estate project completion
    hope hudco rera doesnt consider project completion of any project as chit funds unlesss any of below stake holders are involved local govt, spv, banks, local goon
    for any project to get sanctioned and run operationally banks need to provide funds
    RBI can ask that respective banks to be underwriter for those project incase of it comes halt
    Hope other top 10 GDP countries wont be facing such issue
    The builder does not have capital to run entire project, he is like the chief of the Chandrayan mission, captain of the team,
    many such builders are killed over many disputes and those cases are not piblished in media nor presented in court

    Project having Maharera No. is not the only criteria to blindly buy any property of any builder... It's just one of the factors.
    Who is this builder? What's his legacy, What's his background and past history ? How many projects made earlier and whether they were delivered on time? What's the construction quality of delivered projects? What's the credibility of builder in the market??
    If Buyer is not putting efforts to check all this before booking, then blaming govt and Rera is not right
    It's your Hard earned money. You have put so much of hardwork and sacrifice to earn this big amount of money. Shouldn't you take little pains and efforts to check builders background before paying big amounts of money.
    Definitely builder is at fault and breached trust of buyer's but it's we who gave him an opportunity to put us in this Deep trouble without checking his background
    Always go with known and trust worthy builder. The chances of delay cannot be ruled out but atleast it can be minimised to great extent.
