    Thumbs up 👍 Ray…..My wife and I own our condo in Phuket and fly in and out of Phuket from the US about 3 times a year and never filled a TM30 ?

    Ray - I just processed / got my Non-O Visa for 2024. I had visited Bangkok for 5 days in early December and I asked at the Mae Sai Immigration Office if I needed to do anything and they said "Absolultely Not". We were told that the only time you need to think about the TM30 is when / if you leave Thailand. We were told that other than that...the Mae Sai Immigration Office did not require anything having to do with the TM30.

      Amazing! It was if you left your home for 24 hours to go anywhere. I wonder if they changed the rules again or if it was only that office. I will check that out.

    Is it true that if I have a 365 day lease and my landlord has done a tm30, and I decide to go to a hotel out of Bangkok and they do a tm30, when I come back to my place I have to ask my landlord to submit another tm30? I’m on the retirement visaThanks for all your information

      Assuming the place you stayed reported you as a guest, then yes she needs to submit another TM30 on your return.

    Thank you Ray for the explanation. I own my condo where I will be living during my retirement. Yes, I understand that for the Retirement approval process - I need to 1) submit the TM30 as the condo owner and also 2) submit the TM30 receipt and copy of the lease agreement (leasing the unit from myself to myself) as the Retirement Visa applicant.
    Just a questions, once my Retirement Visa is approved and I return to my home country for a short visit and then return to Thailand during the initial 1 year period, will I be required to still have a Return Air Ticket even though I may not have any plans to return to my home country further during the initial 1 year period? Airlines typically do not offer Return Air Tickets with a 1 year return date.

      @@AllAboutLifeInThailand thank you, since initial entry under a tourist visa I need a return ticket, so upon back to Thailand while under a Retirement Visa I can just buy a one-way ticket - thank you Sir

      its far more difficult registered, uploaded id passport, housebook info now it seems to want an excel sheet, says pending with an hour glass symbol@@AllAboutLifeInThailand

      Oh, I never use any immigration online applications. I do everything in person because every time I try anything online it does not work for me.

      7 year old could do the 90 day report but tm30 is not so easy@@AllAboutLifeInThailand
