The lot rent is probably insane.
Yeah, kind of gotcha, that should be emphasized.
And they can raise the rent when they want....have a horrible HOA..and can be sold under you
exactly 💯
9 ur old air conditioner isn't new!!! Why is she sellimg?
They never say how old the mobile home actually is. It looks old!!! All kinds of problems with old ones floor rot
Lot fee probably 850 +. Might as well buy some land for about 5 or $6,000. Buy your own mobile home selling brand new 47,000 or less & no lot fee but pay taxes for your own land. Or purchase a Tiny home from Home Depot & they put it together. Just some options.
good luck getting water if you are on the outskirts of a city. a friend in Vail, AZ (near Tucson) had water delivered to a water tank on her horse property. no wells.
It isn't as easy as you think to do that. @jhod
@@Justagirlnamedshawn yes ma'am getting appraisal of land. That's how I'm doing it. Still brand new tiny home or brand new mobile. On sale right now $31,000. For mobile & 5,000 for land.
All this is true, but here you have the amenities and community, great if you are outgoing and active. I do enjoy a more solitary life myself. 😊
@@jhod317 The problem is water and sewer (or septic tank) and electricity. Generators and propane are expensive and need to be maintained. As people age, the maintenance can become a problem.
If you don't own the land your going to get screwed in the future.
The community is very nice, and I love that it's gated. Her place is excellent, very spacious and clean. Hopefully she'll find a buyer soon!
This community, Rose Garden has a Current lot rent is $921.32/mo. They are part of Cal Am Properties, they own/manage about 20, 55+ mobile home communities in AZ, CA, NV, FL, WA and OR.
I’ll stay on my 5 acres for $600 a year taxes 😊
Wow, thats expensive
I'll stay in my truck
@@cjhoward409well that's a no brainer😂
Yikes!!! Not worth that lot rent.
Last time I looked, it was average $750/month for lot rent.
I'm in the process of moving to another state. I've checked out these types of communities. The price of the mobile or modular homes is reasonable....but...the monthly lot rent is out of reach. Most lot rents start at 600 and can go up to 800 or more. Doesnt seem high untill you realize some out there are only getting 700 a month on social security. And all those amenities, while nice, makes the monthly lot rent go sky high. And there is no guarantee that those monthly payments will stay the same. I have found on listing web sites they don't like to come right out and say how much the monthly lot rent is. Usually have to call them.
And also is you have payments of the mobile home, pricey.
Moving to SE Asia next year. Decent 3/2 house short walk to a beach (probably rocky though) rents for $400-600/mo.
Humans have always liked small communities - this is the attraction of nice mobile parks like this one. I'm a young senior and although I don't live in a mobile park, I have several relatives who do and they love that they have all the facilities and activities even if they don't personally use all of them.
I did not hear the lot rent listed, but the website says that average lot rents are $712
wow fre bj
That’s too much for rent! Buy your own home on its own land and you’ll be fine!
@@DaisyAnnabelle65 I did and I am fine with my house. I only listed the lot rent because it seemed to be missing from the video.
@@DaisyAnnabelle65 so true a high price for being lazy
That's a shame to charge so much there. Shameful.
Nice place & mobile home wondering what the mobile home fee is each month?😀
Those lot rents aren't cheap at all. They charge hundreds a month and give you hardly anything in return.
I get excited when I see a video uploaded
Big Super I love you from Detroit!!
Lot rents are probably insane
As much as I love AZ...they are running out of water. I currently live in CT (home state) and would love to go back to live but.... the heat is insane & the water issue too. All these mobile homes , the lot & I bet water is not included. Consider visiting VS owning...my opinion only!
Super, that was a super home👍
I enjoyed the Tour of the Park and her Home they offer a lot activities as a group or couples/singles and it's clean. The home is nice but it is smaller than what I currently have,
but doable. I am glad that you are showing all types of living situations in your state, I embellish you to "Bob Ross" in how you try to paint a picture of the area and the people who live in and around the area. It's not work when you are humble.
Great stuff bro. This would be an awesome option for my aging mother.
WATCH PLACES THAT HAS HOA FEES TOO, THAT CAN GETS HIGH TOO
Do they have newer models? This is older model.
I just googled the lot rent, and it says anywhere from $475 to $775 ,,, which includes water, sewer and trash for that price, though if you go to the website and look at homes for sale, a 2021 2 bdrm., 1 bath lot rent is $921 and change. Nope. I want to move, however, I pay $120 a year and no monthly. It would be crazy to move.
What a deal..BUY THAT..✌️❤️
I lived in Surprise when we first moved to AZ. I have relatives in Show Low. This is a nice mobile home park.
My in-laws retired to Arizona Traditions in Surprise about 15 years ago. 😊
My late in-laws lived in Sun City West from age 55 to their deaths in their late 90s. They loved it!
Although, I'm in my mid 60's. I don't want to live around a bunch of old people. I'm a very young looking 60 something person 🤣
Not only are they old, but I have a feeling I'll see MAGA flags around during election time.
Selfish me wishes Big Super would post daily ❤
Lot Rent is $750. I can afford the Home, but NOT with an added $750. per month and they ALWAYS go UP on you.
To me it looks outdated and cheap. My opinion I guess beauty is in the eye of the beholder. The community looks nice.
This place is very nice they have all kinds of things to do I buy this in a minute 👍
No..its a scam
Guess it could be worse. I would go crazy there.
❤❤❤❤❤❤
❤❤❤❤
Looks like a nice place
No guarantee this park gets new owners = Lot rent gets an increase and to move one of these mobile homes off site are in the thousands of dollars other than that not a bad price.
All the fees make these expensive unless it’s full time. I wanted to buy a modular summer home at a lake RV property but the lot fees are $6500 a year for 6 months they’re open May-October. The modular homes always lose value so it’s like throwing money away.
Stupid paying $910 a month that’s not including the mortgage on $80,000. I’m in upstate NY. My property taxes, school taxes, city taxes, garbage, county taxes, homeowners insurance all for $2498 a year! I pay $ 624. a month that’s included all the taxes in my mortgage that I mentioned. My electric and gas bill are $ sometimes between $56-$78 a month that’s with a/c running 24/7. My water bill every 3 months is $43.56 and sewer bill is $360 a year due the city putting new sewer pipes all across city. My car insurance is $219 a month full coverage on 2024. FL is not that great!
The space rent is low. If you pay $66k cash, that includes guard gate, pool, exercise, library, etc. If youre on a fixed income, its perfect.
I can buy a mobile home like that for $72,000 in a 55+ community in my hometown of Barstow. The lot fee is only $550 mo. The complex is smaller, but there's still a community center & rec area. Plus it's easy access LA or Las Vegas from my city. I would also feel 'more comfortable' in Barstow with a much larger African-American population, versus Surprise, AZ. However, I think Rose Garden is still a good option if the home is paid off with cash. Then the $900 lot fee for your own little home is gravy, given that the average rent for a Phoenix apartment is $1500
Very nice place to live, but how much is space rent, or is it included. 😊
It seems quite nice but who at 55 wants to live with frailer people of 75-80? Retirement communities should depend on medical need, whether 25 or 85.
❤
That community is big should have a bigger pool.
Yes, it's the lot monthly lot lease and a possible HOA fee to cover the club house and landscaping costs and utilities. I'm guessing $1500.00 per month. I don't know why cities won't sell mobile home residential lots with utilities (not a trailer park) just like a lot for a house. A person could buy the lot, hook up their trailer/mobile home, and pay property taxes and utility bills just like a house. For some reason cities can't think of mobile homes like a house, they always think mobile home park?
Needs some updating but it looks nice and clean anyway
Big Super what is the lot rent, taxes and insurance cost?????
All i see is HOT, HOT, HOT. 😂😂😂no trees😢😢 must have trees
Same. I have visited AZ many times, including in the summer. Lack of trees made me crazy!
What about the water issue?
Nice retirement spot….good price.
No...sardines and horrible neighbors and H o a
I have a beautiful doublewide in Clearwater Florida, 5 miles from the beach. Much cheaper than this, 740 for lot rent and you only pay electric. Wish I could get it sold.
How much is the monthly fee ????
900 plus
Agree
Very nice but what is the lot rent?
space rent just went up, it is almost 1,000 a month..
Can you please include the lot rents when you film these properties?
But then people probably won't watch😂😂
They don’t want you to know right away.
I will tell you what there is a huge market for.
There are a lot of people out here living in their motorhomes that want and really needs a home base
Even one acer land septic rv pad with metal awning and a well if possible
You would think we was asking for the moon
Right now I would settle for a RV pad for sale
forget a well. research water shortage in AZ.
How much is the lot rent?
$920 per month, according to Zillow's listings of properties in Rose Garden Mobile Home Community in Surprise, Arizona, June 2024
WOWS
@@erikaquatsch2190😮 DOES IT HAVE A HOA ?
The lot rental is a big no for me and others who have looked into this.
How much is this place?
Where you gonna find land for 5000-6000?
IS IT A HOA 55+ COMMUNITY?
I will be moving from kansas city ks. It's my price range.
What about when the owner of the land decides to sell it to an investor AND there you have it!
It’s already happened several, times in Phoenix very recently! Don’t fall for this!
My sister and I are in California and willing to locate. We are both on a fixed income and can’t afford the expensive lot or hoa fees. Are there any communities that are affordable?
There really aren't anymore in Arizona, unfortunately.
Maybe you and your sister can pool your money together and buy a mobile home with cash and share the lot fees.
$11,000 annual lot fee ($912/mo) PLUS monthly HOA fee.... Those amenities ain't free.
And can you get an actual mortgage for one of those things? I'm guessing the interest rate on a mobile home is going to be a bit higher.
The Yelp reviews of this place are not encouraging. Some reviewers say that Rose Garden has been known to shut off the water every other day. If true, that would suck.
Bottom line: no thank you
How do people not understand that if and when the owner of the property sells the property, everyone will have leave? They could sell to developers who want to build single family homes. That system is so unstable. I’m I wrong?
It doesnt take a rocket scientist to understand that each year, ones LOT rental will go up and up and up. What do you do when your an older senior and can no longer afford the lot rental ????
The very first thing this guy should do on on all videos and clearly state the average Lot Rental fee. Then people would move on down the road, unless one has a monthly income of about $4500 minimum.
Why did you delete your old videos?
new channel, old channel still up
Super. I like this, I would move sooner.
It's a giant ping pong table you play on.
👀
Where are the people?
Is there a place like this in Florida ?
Are you serious? No home owners insurance affordable there. Check it out…bad in Florida!
How much is lot rent??! 😂😂
Nicer and cheaper than Mexico
save urself 12 grand year in 'fees' & buy ur OWN land & dartboard:) hell u can live in a big 4br house in most of the country for $4k/yr in property taxes or less, why pay those shysters $12k/yr for 2000 square ft to park ur wheels??
One is better buying a small piece of land with a livable home and fix it up, here you buy nothing for 66k except for the right to pay a lot fee of $900, very bad "investment." Cant move that mobile home either, cost more than its worth, sad nice people get roped into this nightmare of never ending fees on something you don't even own.
Thank you for this
Some people can't afford to do that, or are not in great health to be on a homestead alone. I do think these places charge way too much for lot rent.
Sir, apparently you've never dug a garden in the valley. 😂 Number one that's totally under the awning so there's not much that's going to grow there and number two, you're basically digging through concrete. Good luck with that.
That poor woman is out of breath and could benefit from swimming; thereby improving her lungs and heart. I’m interested in seeing this kind of setup for retirees in Americas black communities. Do not take my comment personally, please. Nice video. Thanks ✌🏼
I think that’s an excellent idea for older black Americans. I’m not offended, also the black families should move to smaller communities. We did.
@@user-zw8co4bm6p ✌🏼
Blacks don't get along when there are too many in one setting.. It needs ro stay a mixture of people.
Arizona don’t got that man blacks or culture by and large so that’s why he do what he do.
She hunts arifacts..lol
This place is not something I would want to live in...no thanks!
Looks like everything is cheap. made with the cheapest materials don’t like it,
After 3 years, let’s see how fast they move to fix the bathroom floor when it’s rotted and falling in
Being proud of them cardboard boxes.
Disgusting!
Rip off
It's still a trailer park. trailer parks create trailer TRASH!!!
