      I learned that my childhood home which was built by my father had sold for six times as much as he had sold it for. I looked it up on Zillo to find out why. I would love to be able to go back and have a tour.

    Hall Bath
    1. Changed the hardware and faucets and lighting to matte black like everything else in the house.
    2. Replaced the countertop but painted the vanity the same color as the kitchen cabinet.
    3. Removed the glass door and just left for someone to do a shower curtain.

    Only $14k for foundation work??? That is SUPER cheap. A close friend had to have his foundation corrected, they installed 17 piers to a depth of 50-ish feet and the cost was north of $50k.

    Lauren, you may have stayed awake on that one hall bathroom, but you made the right choice. That is something that any future homeowner can take on as a reno project if they choose to do so.

      In a different market, that out of date bath would have reduced the offer by at least the amount a basic reno would have cost. Or would have sent buyers to a completely turn key home.

      @@maryellencook9528 I'm a Realtor and Texas native that lives 100 miles away near SpaceX, Magnolia, aerospace companies etc.. I know they know. It was a risk that paid off...this time. We're likely close to seeing this multi-offer insanity turn into .... crickets. Begging for viewings. It's happened before. Just something to consider.

      @@countrysister700: there are cladding and wall panel systems that would have covered the ugly tiles. The worktop and sink should definitely have been replaced.

    Shared bath - I would’ve changed the sink top to a neutral colour and placed stone ware accessories to tie it to the shower tiles, plus removed the aluminium partition and gone for a clear glass partition without the aluminium strip surround

    This one is truly lovely. Love the painted cabinets and updated countertops. And the bathroom in the primary suite is gorgeous. And Lincoln is 6’1” so he knows what he’s talking about.

    Shared bath shower surround - remove chrome (clear glass surround), different knobs on vanity - styling in same color as shower tile - clean the one light switch that was black.

    I would have done the hall bathroom as the ensuite has been updated and it may have been able to generate a higher sale price. I would have also replaced the side fence so it doesn't look like it will fall down and maybe painted the driveway so that it didn't stand out as much. The kitchen looks great but the hole in the wall where the powder room was could be filled as it doesn't really add anything. I love the colour choices you have made. Great job again. I will never like a toilet in the main bathroom, I am Australian and unless it is a small unit/condo the toilet is separate...thankfully.

      Yeah not sure why American homes always have the toilet in the bathroom. But then living during covid with 7 adults in the house made our separate toilet room a huge blessing haha

    I think you made the right call for choosing that particular bathroom to cut costs with. More than likely, guests are going to use the main floor bathroom and everything down there was cohesive. It doesn't look bad. It will be a good compromise for a couple where one wanted a move-in-ready home and the other wanted a project down the road.

    Everything has been done over - the new owners might look fwd to a bathroom makeover with their own design - frameless walk in shower, one of a kind vanity and sink with owners favourite colour, fancy toilet. It’s def not a negative on the house and could be an opportunity for new owners to put their stamp on the house and splash out.

    That shared bathroom needs a poll!
    Had similar bathroom tiles in perfect condition in the same dated mustard brown. Replaced the mismatched leaky plastic tap-ware, water damaged vanity cabinet, broken shower screen and ugly mirror with chunky new chrome fixtures. Re sealed the tub surround and recycled the matching basin into a new vanity. Added new towel rails and hooks and hung oversized charcoal blue towels. It made a huge difference without a huge spend.
    Those kitchen cabinets transformed nicely. Have done similar with dated doors. Knocked off the ugly glued on mouldings, sanded until mirror smooth then painted with an acrylic semi gloss.

    This is a good example of buying at a decent price and knowing how much money to spend on fixing it up and just keeping it neutral and classic. I think you could have had all the walls the same color because the main wall color was really classic and there was nothing that was a dark moody color besides the accent walls. Good job getting a bidding war!

    I loved this house even in the before (not the paint colors, of course, just the floor plan 😁) I felt the cement in front of the garage needed replacing as soon as I saw it, so glad that had to be done (I notice those things cuz ours needs fixing LOL) I'm so glad to see the beautiful staircase as a main attraction when entering the home. If you're going to have a two-story home, I feel the staircase should be as grand as possible. I think the upstairs bathroom turned out great; wasn't worth as much fretting as you did 🤗 Lincoln, I could tell in the past videos that you were losing weight. Congrats on getting healthier. In thirty years you'll thank yourself 💕 Another Awesome Austin Flipper Project!!!

    Great flip. Only thing i would have done for the "brown shower" bathroom, was a new modern vanity - sink top material w matt black hardware. Play up the brown/black color scheme. GREAT FLIP!!!

    Ya know, I'm sure you do, the arched mirror in the downstairs half-bath made a nice call to the arched windows in the living space. As someone who once had a friend in a place where the ONLY bath was upstairs! putting a half-bath downstairs is what to do. In fact, when a friend was building their family home, the builder didn't have a bath downstairs. They pointed out the closet under the stairs would be better used as a bath. What are these builders THINKING?

    For the shared bathroom, I would have used the same shower wall tiles as in the primary bathroom, painted the vanity the same colour as the primary vanity and used a quartz top for it.

    Kunal is really interesting, being an architect. It is fun to hear his perspective, and Austin couldn't be more different than New Jersey's housing scene. I also really enjoyed your team members' weighing in. You talked about the kitchen light fixture in the "before" but you don't address it in the "after" and it appears to me you replaced it with a fixture that isn't much of a change. (?) Two things I didn't care for in design choices: the tile you used on the LR fireplace. Too busy, will become dated quickly and just too taste specific. I don't like it. On the floor? Well, it's tolerable but not on the fireplace, for me, anyway. Also, I hate wall to wall carpeting. Why did you use it on the stairs and all through the 2nd floor? As a buyer, it would be a deal killer for me. Anyone with kids or pets is going to see it as a negative, I think. Stick with the hard surfaces, is my humble view. The bathtub? Not a fan, but I see why you'd leave it in place and it isn't a big deal. Loved the kitchen cabinets, fixture choices, paint choices, nice accent wall in the DR. Yeah, I hate the bathroom that you decided not to update but it is functional and not horrible. Bad, but not horrible, I guess. Good job, overall. Go Team Austin!!! Thanks for sharing.

    When you have narrow bathrooms as this house had, try putting floating cabinets in. It will give the illusion of more room.
    Love this flip. It was a beautiful home.

    You can always tell a house built in the 90's with the weird cut-outs and things. If money were no object, personally, I would have nixed the tub in the master and made it multi- head shower there. Then where the existing shower is, move the wall a bit and make the vanity longer and the closet bigger. Also, looking at the plans that one bedroom in the front has to walk all the way down a hall, around through the family room to get to the bathroom. Originally that bath should have been shifted towards the back and the hall was to all bedrooms, then you could eliminate the other hall and make the bathroom and that other bedroom bigger. But that's just me, if money were no object. Ha Ha. Short from bulldozing and building new. LOL.

    @24:53, paint and a change of hardware goes a long way. However, I would not have gone for the colour or black accessories. @25:03, a vast improvement except for the tiled fireplace. Don't care for that at all. @26:04, that is a strange place for a dining room. @26:32, an office with no doors to isolate the sound of family life, or keep children out when you are trying to work? @29:58, that is where I would set up the dining area. It's a big house and there must be somewhere else on the ground floor to put a living room. @32:03, you could have painted the tiles, but cladding or wall panels was also an option. I would have replaced the sink and worktop. That shower room is so jarring compared with the overall refresh of the other rooms. @33:07, it's an improvement over the previous drabness, but I really don't like black hardware, and using the same tile as that surrounding the fireplace, says bargain lot to me. The best makeover was the kitchen, albeit that I am not a fan of the contrasting black. I also liked the dark accent walls. This project was a good lesson in what can be done when you don't have a shed load of money to throw at a renovation.

    You guys did such a beautiful job on the entire house but when you get to that brown bathroom...it looks like you ran out of money. You could have painted the tile and the sink counter and backsplash white. It just looks outdated compared to the rest of the house.

    Easy, inexpensive update: change the light switches. The light switch in the shared bathroom looks like it might’ve been stained? This is something you can do yourself in just a few hours, no expertise needed! Just remember to turn off the breaker lol

    It looks fresh and then a new owner can personalise it. The downstairs floors turned out nice, not a fan of wall to wall carpet though, it's unhygienic. But the main pros of this house are the nice footpath on the side and the big beautiful windows.

    I hate how they keep a lot of the old electrical outlets and switches, especially when it's such a cheap and easy fix.

    For all that work, 60K is deficient to nothing on the return. His professional status bonus I am sure reaps him more of amount of money than 60. If you had multiple offers, then your price needed to be higher. Selling it for no more than an extra 10K with multiple offers is a failure. You should have gotten at least 100K more in the sell price. Someone should have looked at the number more closely. The risk of a lawsuit is so significant when you undervalue the home. If I were the owner, I'd be pissed off that you only got me 10K more. That's just lazy.
