    •Costly; mobile home unit, and *lot rent*

      To be honest, that's where all the lot rent is headed. I pay $940 at the moment in MN, but it's worth it because we have front and backyards and the setting is just like a regular neighborhood city street. Swimming pool, teen center,golf course, basketball courts multiple parks including a dog park. It's allowed me to save thousands compared to an apartment.

    I love your videos and I feel you. I just turned 54 years old and I have been looking around at different places to retire at. I'm sure I'm like everyone else, just trying to get the most for my dollar. I have to say that $900 a month for lot rent is just crazy!! Hell that's more then what I'm paying on my home now. I have the same amount of space but I have 3 bed rooms and 2 full baths. Plus, that's what I payed for my house to back in 2005. Not to mention it seems that the lot rent is going up and up every year. You buy a place there and at some point can't afford your lot rent, then you are screwed. It just doesn't make any sense to look at places like these because you don't own the land the home is on. I still love your video's though. Keep up the great work.

      Yup, that's why if you are going to purchase a mobile home, make sure you buy it in a neighborhood so you don't have to worry about lot rent.

      Great place, you have to figure the lot rent and mortgage plus any extras. Many seniors have to return to the workforce because SS isn't enough.

    My first mobile home park purchase was in 1998. I paid $62k for a nice 1500 sq foot and lot rent was $250. By the time I left it was close
    To $600 a month. One nearly never makes a profit on a mobile. The greed in America is overwhelming! But 1k for this place is ridiculous! The amenities were not even nice!

    Nice home, terrible lot rent. For a $100K more you could buy a condo in Sun City and only have to pay HOA fees. You would have a lot more amenities as well.

    As someone who's lived in a 55+ MHP community in the fairly recent past I can say they are usually kept nice and are relatively quiet. That said, there is an issue sweeping the country where large corporations are buying up these retiree mobile home communities and then jacking up the space rent to an amount they know most folks won't be able to afford on a fixed income. They are not making improvements to justify the increases and there are no laws in place to prevent it. This community's space rent may be so high because they've already been through a purchase. The folks living in these communities are either forced to take a lowball offer for their home from the buyers of the community or they lose their home altogether (or have to pay the massively increased rent). The new owners then turn around and sell the homes for an exhorbinate amount or demolish them to make room for another mobile home. Mobile homes aren't really mobile once they've been placed on a lot so it's not like the folks who actually own their home can just relocate it and especially not after it's been in a spot for many years. The cost to move one is also extremely prohibitive. It is unfathomable this is allowed but it is and it's happening all across the country.

    You must also add property taxes and home insurance to that $1000 a month plus home maintenance ! I know because I own one of these! I’m fortunate in that I own my home free and clear but if a person must also have to finance the home then it it is indeed expensive!

    ⭐⭐⭐⭐ Here's a suggestion, when you're in Phoenix, AZ you should consider wearing a hat with a large brim, if you're going to be outside in that part of the country during the summer. Moreover, the lot should be way lower in order to attract senior citizens, otherwise no one in a fix income would consider moving there.

    Thank you for your video. $125k is a reasonable price for this mobile home in 2024. The lot rent is average when considering lot prices have skyrocketed in California. I pay $950 space rent in Southern California but have lived in my park for 24 years. When I moved in 24 years ago it was $650. I know the space rents in California average around $1500 and up if you are new residents. Keep the videos coming because my husband and I are considering moving to Arizona in the next 3 to 5 years to be closer to our daughter.

    This was one of nicer ones and park. Sad though the investment companies are snatching these properties up and jacking up rates on fixed income people in the process. I'm 59 if things were ready, I'd be there!

    I like that this is a newer manufactured home and it is ground set. Also, the floor air vents are in all the right places, as opposed to older mobile homes that have them randomly placed in the rooms.

      She is likely part of management, not sales. Only the sales team, due to licensing, can get into much detail on home sales/rentals.

      C'mon if she can point at the wall and say everything is on the wall, then she can say so herself like she did. That's not stepping 9n sales toes giving out basic lot rental info, unless they charge different rates depending on location or worse "who you are". Red Lining does still exist but in more subtle ways. Sad but True.

I saw one lady who had to move after almost 20 years in the same mobile home park. She had her friends & support system there but her family wasn’t willing to keep subsidizing the rent payment as it kept increasing. I felt so sorry for her.

    A beautiful piece of property for a $1000 lot rent and a $125000 for sale. You can't beat that. However, I could never live there because this is Arizona and it's way too hot. Someone living in Arizona, who is used to the weather and can afford the property. They cannot beat it if they try, it's beautiful.

    I live in a 55 plus community here in AZ in the valley since 2017. I own my home, but it's on a leased lot. The rent goes up EVERY SINGLE YEAR without fail. Electric, water, garbage are additional. A big corporation from California owns the park. There is no end in sight to the rent raises. We get less services for more money. I wish I could move, but where to go?

    Wow a buck and a quarter plus 1000 a month space. If you look at most parks in So Cal the home would be twice that. The space rent is about average depending on the location, location, location👍

    Everything is subjective but i would guess that this isn't "cheap/affordable" for many. Lot rent $1000+mortgage$1000 (assuming 20% down on a $127k home sale) + property taxes + insurance + electric + WST.....Let's assume an average of $2200-2400/month for a home on land that isn't yours with zero control over lot rents increases. DON"T get yourself stuck into these types of communities....

    If 2 seniors who can't afford that much rent individually were to join forces, they would have a nice home for around $60,000+ each and $500/month rent. That's what it has come to.

    The double wide is nice but only 2 bedrooms. There needs to be at least 3 bedrooms in that spacious home. And wow lot rent being 1k no way that’s ridiculous I remember it being half that price but yes times are changed but no way. Stay cool out there I live in Avondale az and do everyone early in the morning and stay in all day I don’t come out during this heat. Been here for 11 years this July from nyc and I have learned summer time is time to stay indoors 😊. Thank you for taking the heat for us to give us this tour.

    I live in a mobile home park in MA and the lot rent has increased since 2021 when i moved in. It was 425 and now its 500 a month. There is 1 single wide mobile home for sale on my street for 150k. Since we are within commuting distance to Boston or Providence, we have a really desirable location, and also across the street from a golf course. Its not a 55 plus but i am interested in moving to one down south some day :)

    You crack me up! 2000 years later, and your gonna make me work for it? I love it your comeback. I’m watching this video as I am almost 59 and thinking about retirement years. Well, this isn’t cheap at all! Yikes! I feel very fortunate to have purchased our home 5 years ago here in AZ. Imagine was thinking we’d take the equity and pay cash. However, at this point we would be better off staying put. Lot rents are crazy and they will always go up! Thanks for your videos.

    If you have a 125K yes 1K lot rent is reasonable but raising a 100 a year isn't especially if like me on SSDI 1800 a month after mandatory insurance my rent is 900 a month then all my utilities and depending on the weather my power could be 400 I am lucky if I have 200 for groceries a month but it all depends, I might have a 100-200 left maybe Plus if I need to go somewhere a Cab is going to be 70-80 round trip and that's cold hard cash or extra charge to use credit/debit card, I was living here before my Stroke so I am stuck and my credit is now in the toilet. That place looks good if you get 3 Grand a month or more but property taxes going up also so next year they could raise the rent up 200 or more. The what If's pricing me out QUICK.

    I love mobile homes I love that we still have affordable housing in the valley . Very cool, simple living , don’t be slave to debt
    but only in a co-op situation or land otherwise nope.
    This is clearly geared towards seniors/snowbirds selling off properties and buying outright looking to downsize. Your paying for location

    Big Super I reside in Oregon in the same setup. I have a newer 3/2 bath double wide. Our home is completely paid for but space rent $813. Goes up $50.00. Per year. Owner pays ALL utilities. We are in a retirement community someone has to be 55 in the home. Space rents have skyrocketed here because of the fires in 2020. That is the new normal.

    Janet Andrews hello from Virginia: Big Super I thought for sure you were going to say $240,000 that is real nice lot fee is high but if you can pay cash for the trailer and have your debt to income low not bad but again if you are just getting SSI and pension can be very tight financially. Not many seniors have a lot saved in there 401k because as you know life be lifeing!

    Janet Andrews hello from Virginia: My parents moved to Goodyear AZ back in 1994 in the Pebble Creek 55 plus community they moved from long island NY my dad drove the subway train for 34 years my mom was a retired school teacher but when they purchase their home it was only $156,000 thousand dollars now fast forward to 2024 it is worth around close to $600,000 my mom also says if they had waited they would not have been able to retire there. Of course, this community is not somewhere you can live that's affordable unless you have the cash flow. I just wanted to say that man how the economy has changed !!

    Only look for a MH Park where home and lot land, can be purchased and then are owned by the buyer.
    Or consider a CONDO 2-3 bedroom, clean, well run place with good financial reserves. A realtor should be able to help you find either one of these alternatives.

    Villa Carmel park owner raises the rent every year; this year $82/mo increase plus water. Most lots will be over $800/mo. by October

    the lot rent will ALWAYS go up. We lived in CA in a park. Bought in 2001 and lot rentwas $410. when we left in 2021 it had just gone up to $1000/mo. We went through many managers and at least three park sales. That is NOT including other epenses like sewage, insurance, trash, water, electricity, gas. the newer homes are beautiful. And parks want to encourage newer home purchases so they discourage the older homes from being resold. BUT, if you can get into an old mobile you should be able tobuy it outright. That's the only way to keep your monthly expenses down is by owning the home and not paying a mortgage on top of all the other expenses. We had little to no maintenance. The taxes were minimal at $72/yr. Worst problem I had in 20+ years was when I went to sell it. I had to sell it to only an approved buyer (according to the park owners). This took me 9 months and 5 cash offers.

    I would never live in a mobile home .
    I want to be at ease and not worry about lot rent , or if they decide to make you move your home because they are gojng to do something else with the whole lot !!!

    When you said you don’t know how to change the lot rent, the people that live in the park would have to get together and buy the park, they would have to Co-Op it. They would control the rent and HOA FEES. And that’s cheap 1,000 is great compared to rent prices.

    Hey Big Super, The Home is extremely nice, But paying $1000.00, plus the Utilities is absolutely crazy. It would been nice, If they included the Utilities. Even fixed income for Senior Citizens is really expensive. And then adding an extra $100. A year, crazy. Love your Videos😊

    If I was to purchase a mobile home I would make sure I had my own land, because if you don’t own the ground they can raise the rent anytime they feel like it.

    I live in a 55+ community in Tempe. Was able to pay cash for my Cavco home back in 2020. Lot fees run abt $900 plus electric. I only have lot fee pymt plus yearly prop tax for the land that the mfgd house sits on. The rest of the property tax is factored into rent fee. We enjoy living here and use all amenities available. My place is abt 1250 sq ft 2/2 w/carport & shed. would not be able to afford an apmt or house this same size.

    He is right about investors buying up parks and raising the rents by enormous amounts. In our town, lot rentals went from $200 a month to over $600. Since mobile homes are usually the housing of last resorts, they are occupied by people with very limited incomes. Lot of elderly and single moms lost their homes and had no place to go. It was one of the saddest things to see but put human greed on full display. Management had not sympathy for the families affected.

    The cheapest mobile home in a 55 plus community in my county coasts $59K. $850 a month lot rent. 1 bedroom, 1 bathroom, 480 sqft. It looks bad from the pictures and not in a good area. California.

    The only features I like about these mobile home parks ..is the amenities.. Im not paying lot rent.. I pay A HOA and hate it. I AM looking to move next year.

    You have to be tough to live in the desert I live in Carlsbad New Mexico and about April sometimes we skipped the double digits in go right into the triple digits temperatures have been about 110 this year so far and we're not even in August please pray for the people who live in the desert you have to be tough during the winter comes and people say oh we don't get cold in the winter there haha you got to be joking sometimes we get in the thirties and the twenties and then at night we might get into the teens so yes we get some bad winners here too and that's not even in the mountain areas
