Condo Rent In Pattaya, Thailand

  • This is a monthly living expense video from Thailand. Today, I'm searching for available apartments in Pattaya, specifically 2-bedroom, 1-bedroom, and studio apartments in Central and South Pattaya. I also checked out a few hotel rooms for rent because I'm curious about the monthly rent rate. Along with the monthly rent, I also include the monthly utilities for each unit to give a more accurate monthly living expense.
    I'm surprised at what I found; so many available apartments within my search area. Whatever your budget or desire, you can find it in Thailand, from super cheap to high-end luxury. The apartments in the video are average price mid-level, the type of places I prefer. Clean, simple, good location, and very affordable.
    Along with other Southeast Asian countries, Thailand has made early retirement possible for me by making it easy to keep living expenses low while living comfortably. The apartment's low rent costs are a significant factor, of course. My monthly living expenses in Thailand continue to be much lower than in the US.

    I live in a 2 br 2 ba larger home on Soi Kao Noi... The dark side.
    AC on in 2 rooms. The heater in each bathroom also sucks elec.
    My bill for the month again blasting the AC has never been over 3300 baht, 100 USD to include now. Summer.
    Those condos are way smaller and have to be more efficient.
    100 US is at 33.5. Now

    Where I am by the sea I never need to use the AirCon, have a ceiling fan and normal fan, I get a lovely sea breeze, been here 2 years, my average electric and water is around 800baht a month for a 48sqm condo, been living in Jomtien 3 years so I’am used to the climate as well! These cheap rents were very temporary and in low season, now I’am sure they’re a lot more!

    Great video! A lot of great apartments available to reasonable prices. I see on the internet some very nice apartments been for rent more than one year and no takers. I lived in my apartment complex for three years and here we have several hundred vacant apartments because the owners priced themselves out of the market. One owner want to rent out his apartments for 23,000 Baht, he has had no tenants for three years. The reason is that the market price is only 5,000 Baht for exactly the same size apartment in the same complex. Very difficult to get tenants so always ask for reduced rent and no more than one month deposit.

      I was surprised how many apartments and rooms were vacant. I had the same experience when I was in Phuket for a month last September.
      I can't imagine holding an investment property for 3 years that produces $0. It's good to be a renter or buyer right now.

      Property taxes are crazy low so it costs them nothing to let them sit. 5,000 a month minus the real estate agent fees minus wear and tear and paint etc is close to zero.

      Thanks, Victor! Mint Mansion, The Garden Place, Best Beach Villa, and Golden Roof Boutique Apartment all had free WiFi. Overall, Pattaya has excellent WiFi speeds.
      I stayed at Nirun Condo, because of the location close to food and services but just far enough from the tourist beach area so traffic wasn't so bad. Mint Mansion is nicer and a better location if you want to be near the beach. I liked them all for different reasons and that's why I like renting, it's easy to move when I need a change of scenery. .

      Most things are less expensive here in Thailand compared to the US unless it's imported. The labor costs are much lower here.

      I've spent time in the Philippines and considered living over there, but I like the food in Thailand much more than the food options in the Philippines. I enjoy both countries for different reasons but overall, I personally like Thailand for a long-term stay.

    Some of the prices they are quoting you are ‘way overpriced’ in the current climate. Especially for the locations and age of the property. Great video though 😊 do one around Pratumnak. I live in the Amari, 2 bed 90sm paying 25k. The views I get are amazing 🤩

      Yes - those water and electricity quotes are over the top. Agreed though ~ Nice video. Would like to see a walk though video of the actual steps it takes to do the paperwork to 'get into the condo' . What paperwork do you need? What paperwork do you sign?, What form do you need to have for visa reporting every three months? etc.

      @@clocktowerhill8760 The only paperwork is a lease agreement that you sign. You pay the first month's rent plus the security deposit (one or two months rent). The electricity stays in the name of the owner of the condominium and you pay the bill each month. Water bills are paid at the juristic office on site. The juristic office will take a copy of your passport and register your address with immigration. All very straight forward.

      The paper work to rent a condo is very easy. I never thought about getting video of the process because it's not very interesting but I should have talked about it in the video. Next time.

      Thank you. Yes, there are agents on site. When you arrive, you'll see a few different real estate/rental offices. The units are individually owned.

    Great video, and good deal with the monthly rent for the first few rooms, but why the electricity is much more expensive there in Pattaya than in BKK? From several other youtubers' videos the avg electricity for foreigner living in Bkk with 1 bed 1 bath is about 1000 baht.

      Thanks! Wow, ฿1,000 is cheap. I'm not sure what the difference is. For me In the winter months I'm outside much more so I don't run AC often but in the summer the AC is almost always on which triples my electric. BKK always feels hotter than Pattaya. I would think BKK electric bill would be high for a guy like me coming from a cold climate.

      Thanks, Brian. I'm happy you like the video. It's a good time to visit Thailand if you prefer fewer tourist than normal which makes beach, restaurant, and hotel access very nice. However, If you prefer more of the night life, Pattaya is very quiet compared to it's pre-pandemic days. Thailand is still inforcing masks to be worn in public but hopefully that ends before July.
      I love Thailand and all of South East Asia. I enjoy the freedom, less regulation, and lower living costs. It's easy to be happy in Thailand.
      I do, however, start to crave tacos, steak & eggs breakfast, burgers, and pumpkin pie after 6 months. You can find those things in Pattaya but it's not the same. Food dictates my world travel.

      I liked CC condo the best at the time I made the video. Sometimes I feel like staying away from the noisy busy areas and enjoy a nice pool but other times I enjoy living right in the middle of everything with restaurants and shops just a few steps from where I'm living. It's nice having options and mixing it up every so often.

    Can you please also mention the baht per unit price? This is often a deal breaker.
    Also, how about saying how soft or firm the mattress is, as this is a huge complaint by many people.

      Thanks, Kev. I was told the parking was included with the rent at every condo I went to that had parking. They all had spaces for cars and motorbikes except for the last one. The Golden Roof did not have space to park a car. There seemed to be less parking as I worked my way towards the beach checking out rooms. That's one reason why I love riding scooters in Thailand, I can park almost anywhere.

      Great question, some of the owners and operators of the apartments in the video did tell me prices are 30 - 40% lower than 2019 prices when I asked. I thought things would be back to normal by now but it's no where near what it was in 2019. I think it's going to be a very long time for Thailand to get back to what it was pre-pandemic.
      It's nice having fewer people, cheap rooms, and less traffic but I do feel bad for so many business owners.

    I stayed out at CC Condo for 1 year. Boring and really quiet. You need a motorcycle or taxi to get anywhere

I actually was not happy with pattaya...it had changed and I had changed as well. I ended up going to hua hin with very low expectations and absolutely loved it there

      I don't know, the people showing me the condos gave me the utility estimates when I asked. The rates seemed consistant with other condos I looked at.

      Nirun didn't have the best "First Impression" when I arrived there, but once I lived there I liked it. It felt safe, the people were all very friendly, and I liked the convenience of being so close to restaurants, laundry, barber, and the grocery store; Big C Extra.
      Some of the units were for sale. I remember the last studio in the video had a sale price of $35,000. I'm sure if a person was serious about buying a condo it would be easy to get a much better price.
      I personally would never buy a condo because the rent is so cheap, and I also like to move to diffferent locations and sometimes differnet cities.

      The government rate. I was told they don't mark up the electricity. I've never experienced expensive electricity yet, so I've never paid much attention to the bill. However, Several people have mentioned the marked-up rate in the comments. So it must be happening at some condos.

      Thanks, Tim, for letting me know. I'll be sure to ask next time. I never had a tenant ask me how much per unit. They all want to know the approximate or average monthly electric bill cost, myself included. So it never entered my mind that somebody would like to know the $/Kilowatt.

      I just asked the questions. The person behind the camera owns real estate and business in Thailand, and she was confirming what I was being told by the property managers. A few other people have left similar comments about the landlord/electricity, but I personally havn't experienced a situation of over paying for electricty. The bill arrives and is then paid at any 7-Eleven.
      I thought everybody received the bill directly from the utility company.
      There is much I don't know and have'nt experienced yet. Thanks to your comment and other's I'll be vigilant to the electricty bill issue.

      I think Nirun Condo is the best choice from my experience. You walk out of your condo and there is everything you need; restaurants, salons/barber shops, laundry service, coffee shops, convenience stores. There is also a pharmacy very close and Big C Extra is only a couple of blocks away.
      If I didn't have a motorbike and had to walk everywhere I would choose Nirun Condo.

      For a one-bedroom apartment that I've seen and would live in, the rent ranges from $210 - $800 depending on location. Rent goes up as you get closer to the beach, of course.

    For the most part, is payment in Thai baht only, or do they accept major credit cards?

      I pay everything with baht but they do accept Visa and Master cards. However, there is almost always a % fee when using a card. It's also rare to find any place that accepts American Express cards.
      When I pay with baht I use my Kasikorn app on my iPhone and transfer the money. That's how I pay for almost everything. I rarely use cash, even the local market vendors use bank transfers.

And since you are using it for most transactions I assume you've not had any problems with the security of your funds.. I'm not sure if my U.S. bank will cover any discrepancies lost thru a third party in a foreign nation. I'll have to check into that. Do you think other pay apps are accepted, I suppose as long as the funds are transferred there shouldn't be a problem, that is if the transfers get thru in a timely manner. Does the Kasikorn app do the conversion for you into other currencies so you can track your expenditures? Thanks for the scouting video...

      Great questions, I should make a video explaining how I move and use money while in Thailand.
      I opened a Thai bank account soon after arriving in Thailand so I could easily transfer money from my US bank account to pay for living expenses. I only transfer $1000 at a time and rarely have more than $1500 in my Thai bank account unless I have a large purchase coming up. I'll always keep most of my money and all of my assets in the US.
      The bank I use is Kasikorn Bank, it was the easiest bank to get set up with. The other banks I attempted to open an account with wanted paper work I didnt have and/or ridiculous amounts of money as bank fees or insurance to open the account. Once you open your bank account you'll get access to the app. The nice people working at Kasikorn Bank will walk you through every step.
      I trust Kasikorn Bank, but I'd rather keep most of my money in US dollars in US banks.
      The app I use to transfer money from my US bank account to my Thai bank account is WISE. It's in the App Store. I've used many money transfer apps over the years, but this one has been the best. When you use WISE the transfer is almost instant and the fees are very small. This app handles the exchange rate and process. You'll see the total funds transfer with fees deducted, it's a wonderful app.

      Great question. No fees if renting, but I was so focused on renting when I made this video I completely forgot to ask about HOA or body corporate fees if a condo is purchased. I assume there must be fees. I'm really annoyed with myself forgetting to ask about that. I'll for sure include that in future videos.
      I should make a video focused on purchasing so I get the tax, insurance, HOA/body corporate, and any other expenses.

    If you are going to make videos about Pattaya, try to pronounce it correctly. It is not Pronounced "pa-TIE-ah" (with the accent on the second sylllable) it is pronounced "pat-tay-YA" (with the accent on the last syllable instead).
