    Hi guys. I did mention Western guys are buying plots to build on the first project. I forgot to say with their Thai partners. Foreigners can't own land in Thailand. There are leaseholds and owning through a company set up is possible. Saying this, I recommend renting until you find yourself in a good relationship (marriage) and want to plant your roots on a more permanent basis. Many Western guys also buy with their Thai partners and use their house as a base when they are visiting Thailand. Thanks to John the accountant who gave some land measurement conversions. 125 sq wah = 500 m2

    I dunno man, those little low budget projects dont do it for me. Go back and have a look at them in 3 years - there will be Lactasoy/M150 banners hanging off the gables of every house deployed as sun shades, chickens bombing about shitting everywhere, an old betel nut chewing granny who has a vague mistrust of ferangs, and 25 barking soi dogs who never shut up. Those low budget moo baan/soi's always head in that direction.
    Second place wasn't too bad I guess, nothing to write home about but ok. The problem there is the cheap land for sale next door. You could end up with an old local Somchai buying the land and setting up a small metal fabrication shop to crack on with in his semi retirement years. I have seen shit like that happen before. I knew a bloke in Hua Hin who built a cracking house, 12 months after moving in the Thais who owned 2 rai next door built a large garage on it to service there fleet of VIP busses. No shit. You know those mental ones with the daft speakers? I mean literally a FLEET. The place had half a dozen shifty looking workers tinkering on engines and jet washing all day, playing Carabao max volume and getting a bit shouty after 5pm when they steamed into the LaoKhao and Laab Moo. It was a disaster for the poor sod, and he half lost his mind because of it. Busses would roll in at like 3am, doing 27 point turns to get into the small entrance, engine revving away and all that. Nightmare.
    The way to do it is pretty much how you did it, all those years ago. Buy a decent size plot of land on a nice established quiet soi and build a proper house. Those little square concrete flat roof gaffs are a waste of money.
    Or say bollocks to all of it and buy a cottage in Devon.

      Mate, I think you've seen it all. I've heard similar nightmare stories. If you have the patience then getting a plot and building yourself is the best way. You should start a TH-cam channel. Be great to hear some more stories. 👍🍺

      Yes, no value ever in houses, same all over asia. The land is the key to value.
      Small house large land is always the best.
      You can make houses bigger easily and cheaply.

    @James, you are right. My advise to most expats marrying local thai wife, these types of houses could be the best investment as you will not lose too much if your wife decided to dump you later..... remember that farangs can't own anything in this country.

    I think for £57k you could spec & build something better yourself and get some more land and a better view - however obviously there’s some hassle involved in doing all that and it wouldn’t be for everyone. Not sure how Tak compares to other provinces- I know there are price differences

      Yes for sure. Always pay a premium for pre-builds. Land prices vary so much but certainly cheaper here than Chiang Mai or Pattaya.🍻👍

    I liked the layout of the second house 2.4 m
    Very cheap considering what you get in the uk but would prefer a lot more land

    Unbelievable money for that second house . You couldn’t buy a garage in London for that money. In my city (Newcastle) you couldn’t buy a flat for that money either. Good vlog.

    Nice vid again james. Fantastic prices for those houses and very tempting but when you step back and think a little , what would you do allday where would you go, it could land up being very lonely and depressing after some time and asking yourself why the hell you moved to the middle of nowhere. ( just a thought)

      Thanks johnny. Never had that problem myself and some cool places to go locally. Chiang Mai is a few hours north and Sukhothai 45 mins away. Depends what lifestyle you want I suppose.🍻👍

    NOT worth 80k im sorry! Terrible floor plan in my opinion. Floors need sealing, no shape looks like a friggin box. Too small.

    Seems like a pretty nice location from where one can easily get to 7Eleven, restaurant, scooter ride to shops, and space for a small car. All at a very reasonable price.

    Both lovely houses. Personally I think there a bit clinical and have no soul. I would like to find a fixer upper and add my own style especially if I plan to live in it for a long time but if you're just using theses houses as a base you can't go wrong. Cheers Jame

    $ 40K and $ 80K??? WOW!!! I live in the San Francisco Bay Area and average cost of a 2 bedroom home is 1 million USD. 40K and 80K is not even enough for a down payment to buy a house where I live. This is why I would love to move to Southeast Asia so much affordable. My down payment I currently have saved is enough to buy either house in cash.

    I would say good prices IF you like the design/style. Personally I HATE this contemporary style. How can you "design" a nice open-plan living area which looks out on a carport...!? If you use it as a patio/garden there's nowhere else for the cars... and what about the usual garden/patio stuff that should go in a shed, somewhere else.
    These places look lovely in the brochures but after a year or two you might be keen to move on... and, as you know, selling secondhand houses is not as easy in Thailand as in the West.
    So... not for me, but worth it if you like the design. The larger plot would be a better option I think - room for a garage/shed/workshop...

    I want to live out by a rice farm. As rural as this is, I want more distance between me and my neighbors. I'm cool with a 10 minute motorbike ride to the convenience store...."7-11", "Family", ect....

    Cant beat the Tak life , id have a big pool in the first Baan ...Her brother offered me land next to their small holding ,..up at Baan klong huey sai ....tempting ....but cant get out ..ooohhhh the memories ....the second house next to 711 ...what a god send that one is ...never run out beer when a thai party is on ....houses are a pittance considering UK house prices ...its a no brainer really ...i liked the first house would suit me fine

    Liked the first one could have a pool and a garden. If you had a TGF she could plant a veggie garden and be happy. The second one I couldn't see the point. Might as well have a condo. No land to speak of.

    Don't think I could live in Tak looks too quiet and probably a couple hours from the nearest airport. I'm guessing it may take a while to resell.

      Yes not easy to resell anything outside the main touristy/expat cities. Tak airport is only 3km away. No flights since 1995 unfortunately.😁👍🙏

Its just concrete, the second house was better, but still i see exactly the value, I do not think they are cheap at all. Trailers are a better buy in the west than these. Profit margins, should be over 20%

    as a work from home retirement property or 'western winter getaway' somewhere like that would be heaven for some, me included, I would imagine!!! in fact already starting to plan for it! The COBRA mountain is a bit disconcerting though.. not a fan of snakes! do they come down into town or into the houses? that would be a total dealbreaker!

    that first place is awesome. i think the ratio of land to house has actually hit a magic number there and worth having the smaller house for it. Im still looking for a seven 11 ringtone for my phone. must be a headache to work with but as a customer on a hot day, always instantly happy memories when i hear it. outdoor kitchen already made on that first place too. Terrific.

    Nice houses but yeah...the land is where all that money is...and that second house easily has probably 400k baht just in the windows and sliding doors using that white pvc...very expensive in Thailand...

    Very interesting video mate 👍The first house was decent with an unusually large plot of land but the second one, I just couldn't get past the lizard shelf all the way round the ceiling. I really don't like that design as I think I've mentioned before 😆

    A new 2 Bedroom apartment in my suburb, outer Sydney, is 20 million baht. 15 Million and you might be able to find one that is 40 years old and tiny.
    I will seriously consider buying one when I finish work to spend 6 months in Thailand and 6 months in Australia. This area is great too, easy half day drive to Chiang Mai, far enough away that it isn't Chiang Mai crazy.

      Ban Tak just north of Tak town is popular with Western guys and their Thai wives too. About 3 hours drive North to Chiang Mai.👍🍺

Can you recommend a builder, don’t tell me he’s in the loo....yes we would all love a house like yours 😂😂😂. We have the land ( in the middle of nowhere) close to an international airport 🙈, just looking to build a house...

    The 80k house had a much more modern lay out with the open floor plan, which is common in new builds in North America and the UK. Which a lot of westerners like. I find new designed Thai houses lack feeling and a lot have very small porches. Coming from the west I wouldn't want to live in something that is almost the same as back home beside the cost of buy or building. After watching many videos of Westerners building there new homes in Thailand most I think lack any character or feeling. Also something to think about if your thinking of it as a retirement place a 2 story house might not be practical as you get older with lots of stairs. As health becomes a issue as you get older.

      Yes true Glen, bungalows are a better option later in life. Saw another 80k house with bigger land and on a nicer project. Will upload at the weekend.👍🍺

    I liked the second with the bigger plot good deal. But living so close to neighbors is a deal breaker for me James. I was thinking for a little over 1.5 million extra you could buy a second hand house on a Rai with pool and no annoying neighbors thats what I did lol....I am getting old and cranky :)

      You're the same as me, I don't mind neighbours as long as they're not too close. I didn't like to have neighbours at all before, but that changed after my neighbor saved my arse during the fire.😁 Hope you're well mate.👍🍺

    Cool vid James, we like these vids. Wasn’t keen on the first property, too small and our pet hate is patio doors into the living room. We were split on the second one, the wife wasn’t keen on glass panels (felt slightly office like) whereas I sort of liked it but wasn’t really sure.

    Under usual conditions I would choose the smaller option, however since the wife is now working from home I would opt for a larger floor plan .... something with a soundproof man cave

    Buying any property in Thailand is a terrible idea. Better to load up all your money in a suitcase and open it up from a Bangkok highrise. Rural Thailand? Skeeterz and black scorpions, Wunnerful!

    nice! can't go wrong for those prices. i do like the floor plan on #2 but not a low-height shared wall with neighbors. were the windows in the bedrooms those non-insulated jalousie style windows?

      The costs are minimal. When buying land the transfer fees and taxes are split 50/50. I think we paid $20. 👍🍻

      No problem Kirill. Thais usually like communal type living and the old traditional houses are just one communal area with maybe 1 bedroom.👍🍺

    Hi, we are in the process of looking at house's in Thailand but stuck in the UK, could you do a video on the process that you should follow in order not to get scammed. I have put a advert on Facebook looking for information on certain areas and amazed at the amount of people who message you who have nothing to sell but want to know how much you want to spend ect. I engaged with one and had scam written over it, but I need to know the legal side and if your buying the land and the land owner doing the build

      Hi Malc. I did a video, 10 tips for building in Thailand which could be useful to you. My advice is to narrow down the area in Thailand you wish to stay and join local facebook groups for more info. There's also a specific building in Thailand group. Adverts will attract the wrong kind of people at this point. Information is power and you need to find out from guys who have been through the process. 👍🍻

    I actually think they are not cheap, not for the location, plus the houses have zero character. We bought the plot next door to our house in central BKK for 4M (planning on expanding when we can), it needs some work but it's central BKK.

      Yes, it depends on if you like country living or have family in these types of areas. Certainly cheaper to build yourself, but I thought they were well priced compared to housing projects I've seen in other areas. Land in Central Bangkok is very expensive. How big was the plot?

    That 3 bedroom house had a good layout. More western in style. I would buy that house even if I only needed 2 bedrooms and have the 3rd bedroom as an office/man cave.

      Foreigners can't own land but most don't mind dropping 50 grand with their partners. There are other ways, but can be complicated.👍🍺
