If only Western countries such as Australia, did the same thing as countries like Thailand with keeping the Thai land, Thai owned. Makes perfect sense to me.
I'm from Australia. The problem is we are a multicultural country so it's hard to know who an Australian is, unless only allow indigenous Australians to own land. Even then it's controversial to decide who an indigenous person is.
My own recommendation, and what I work toward myself is, 'Never invest more than you're willing to walk away from'. Say my wife of 12 years did boot me out. She's already given me an amazing 12 years so far. I want her to have somewhere secure to live out her days, whether I'm there or not. I get two government pensions (work, age) so I'll be fine no matter what. I could add a bunch of psychobabble, but I'll try to condense it down to not becoming overly attached to "stuff". "Stuff" can be replaced. At least for me, "stuff" isn't what gives value to my life.
Some old boy said that to meany years ago coming over there and that’s the way I go at everything plus I got kid here so not fussed. If I walk away from my house it’s only half a years wages to get back !
I live on the GC Australia, and I can assure you that a person doesn't need to go all the way to Thailand to lose their home in a relationship break-up
The law is 50/50 in Thailand on divorce and assets and that goes for the parental courts too. I'm much better here than I would have be in the UK/Oz. I have 50% legal custody which almost never happens in the west. And if I had the slightest wiff of drugs on her, I would have got 100%.
I just built a nice house, large carport, etc in NE Isaan. I know the risk. Been married for over 10 years. I too built the house for my wife as we both get older. I lost 3 houses and ALL my money in Aussie. The legal bill alone was 120 k USD. The whole thing bankrupted me. NEVER going back to Aussie. EVER.

All this varies greatly with the person, country, and situation. My young wife died in a car accident in East Africa. Her grandfather invited me to build on his land next to his house. My two small kids run in and out of both houses. Like you, I don't think of my African house as mine. It is for my kids to have when I'm dead. I built the house myself with the help of two of my late wife's brothers. It was very cheap.
I signed a 30-year land lease with my "ex-wife," my daughter's mother. I have 7 years left on it. In doing so, my name (witten in Thai) is on the back of the chanote. Years back, I told my "ex" that it was some kind of security for me, in case someone in her family felt that they could use the property as collateral. After this 30 year lease is complete, I'll do something like this again. The contract we signed together is excellent as well.
My wife and I have bought a $60000 home in a nice village. There is a way to share ownership by creating a mortgage instrument. I immediately gave half to my wife because this is a home for her so I don’t have to worry about her future protection. It is security for her and that was my intention. We have agreed that the survivor will leave everything to our combined families. My Canadian wife, of 26 years, took me to court and pissed away much more than this house is worth. I wish someone had warned me about Canadian women like they do about Thai women.
My Thai in laws have never asked me for anything , if I give anything to them it is done with love , they are good people not gold diggers and have welcomed me into their home . In the Uk there’s plenty of people who have been taken to the cleaners by their spouses sadly .

Totally agree with you. I have lived in Muslim countries where divorce is less acceptable. The number of women that are stuck in soul crushing "marriages" is atrocious. We shouldn't look back on the past with rose tinted glasses.

You are spot on with all your points! I would stick the property in a trust giving your wife and children equal shares so that in the future they have no issues. Also here in the UK, I go out to work for 10 hours (including travel time) so sleeping with the Mrs is not so much a problem, but if one of the kids is away, I sleep in their room. I need my space like you, I sleep at 1am and up by 6.30am and having the distance does not mean I love her any less. Everyone is different and having what works causes less stress for all.
This system can be easily be beaten regarding housing in Thailand or in other Countries. My home is a 40ft container ship I fitted out like a boat house That is transportable around the world so if the relationship breaks up I simply move the containership that's fitted out better than any bungalow I've owned with every thing I need in life then lifted on a lorry or a ship to be moved any where in the world. Containership housing is certainly the future of building a cheap priced home that's mobile.
I ran into the same situation when I lived in Pattaya but not from a gold digger, but her family (dad) up in Burriam was. The second time I went with her to visit her family, her dad told me he would give me the plot of land next to his house so I could build my own. Yea, right! He owned 36 rai of rice land and directly across the dirt road from his house he had a little fenced off area that he had a few chickens, a hog, some plants on and a small plastic lined sump on. He told me he'd like for me to send him $300 a month so in the off season he didn't have to push his Walls ice cream wagon around because it was too hot and he could just stay home and tend to his little mini farm across the street. This was in 2002. The Thailand shiny wore off for me after about 5 years, but I had to stay and teach English for an income until my pension kicked in for another almost 5. When it hit, so did I and moved out of Thailand. I've never looked back either!

My Thai partner has a long time friend who is building a house on her land for us to live in. The land is cleared and levelled. No hurry as we are renting a nice place near the sea in a beautiful quiet part on the gulf of Thailand. Still not having to pay rent will allow us to start travelling again whenever we get the urge. The only thing I want in the new place is a nice swimming pool for those hot days.

We literally just bought a small property last week close to Amphur in our village. 250K also! Plans for maybe a small rental unit or snack shop. We don't plan on having children though.
Also, I am married to a Thai lady that I met online. Only way to get to know her was with chat online, go visit(I did twice) before I brought her to California. Coming up on 6 years of marriage, I'm now retired. She works here and loves to work. I support her with everything, his retirement, so she can work and save money. She buys what she wants, had lots of money and we enjoy life. She's the best person I've ever met and plan to buy a house there so she can have something when I'm gone. My kids are good, now she needs to be good 👍
Hua Hin and other places allow land lease of 30 years, your name will be on the back of the chanote and that's the safest you can get. The lease will renew if you sell, or if you sell to a Thai National, he/she can get the Chanote and end the lease. Trust is good, paper is better.
Built a house with my thai wife. 7 years ago. Still together and live mainly in the UK, but the money is forgotten and wouldn't even expect anything back. Probably would feel different if it was a huge place with a pool though

When you build on Thai land, the land is not yours but the building materials are owned by you, you can sell the materials or take them away to rebuild on another area of land.. which would save you re-investing the same amount of money to start again.

I find it fascinating that people think that their way is the only way. My folks have slept in seperate rooms for years and are 54years happy together. You can tolerate your significant others others Idiocracies sooo much better if you've got a good night's sleep. Besides if your relationship isn't strong enough cope with sleeping separate then your relationship isn't strong is it?
Most people only learn how to spend money, not how to save it or invest it. For example, instead of buying a car back in, say 2010 for 10000 dollars, you bought Apple stock, today that small investment would be worth more than a million dollars. If you learn how to make better choices with your money and your heart, life is not that bad. If you value the wrong things and buy into societal norms you can find yourself broke and miserable. I like that Ryan marches to the beat of his own drum but isn't totally dismissive of those who take a different path.

You say that people don't hear very often about successful marriages? They dont because there is no such a thing in Thailand (with a Thai and foreign national). It is easy to count failed marriages (because that event is final), but how does one count successful marriages? A successful marriage is successful only until it does not fail. It could be successful today but failed tomorrow. On the other hand, a failed marriage today is always a failed marriage. You have kids so your situation is a bit diff. The main point is not to put all your eggs in one basket .. so that even if your kids and wife dump you tomorrow, you still have something to fall on. (I know that sounds horrible, but risk management has to consider worst case scenarios).
That’s the point of point 2 I’ve got tons of subscribers that have been married to Thais 20-30 years and are nearly dead - I’d say they were pretty successful 👍
If no kids together, the smart way to buy a home in Thailand is to get your wife or gf to take out a mortgage on it & have an agreement made up that you'll pay agreed monthly payments towards it...say/around what you'd be paying if renting the same. As long as you're together in the house, this is the agreement, if you split up, the agreement ends but of course the house is hers. It can work very well & both parties are invested.
Divorce rate statistics are based on counting marriages rather than people. Imagine a group of eight people, seven of whom have been married once and never divorced (and none are married to each other). The eighth person is Elizabeth Taylor who has been divorced seven times (pretend she's still alive.) This group represents a 50% divorce rate. Hmmm....?

My Thai wife and 10 year-old daughter often ride together on a motorbike near our home in rural Thailand, where the road accident statistics are absolutely horrific. Under Thai law, if my wife and daughter pass together, then I have zero rights over the house I have built and paid for. For this reason only, I will seek legal advice to protect myself to the maximum possible. I believe all people should do the same.
You can arrange a long term lease to secure your investment in that case. Get your wife to make a will, see a lawyer you can protect yourself from this.
This can happen and l mentioned this to my wife 5years ago when buying our land. We both agreed a usufruct was our best option which we now have. All the best.

Hey Joe, this is a good idea, only there is one reason that Thais don't do it so i am told. Its that the kids sometimes sell the land from under their parents if there is a fall out, disagreement, or they want to buy something. In this day and age there are many fall outs and reasons to buy things as im sure you can imagine :)
This is a touchy subject and I would think no matter the opinion it will have many detractors. I’ve been watching videos from several content providers about this subject. Not necessarily the problems of being vulnerable but would I enjoy the life that these countries could provide. If you are finding your present life financially stressful and are considering finding relief by moving to a place where you think that stress can be relieved then where does marriage to a local come into it? If it is a priority then there are more problems you are dealing with than finances. If you want a friend then be a friend. If you want an honest relationship then don’t go into it feeling you control it with finances. Rent for a few years. Make friends. Show yourself worthy of relationships. Learn how to get by learning enough of the language to at least be understood. Don’t show off by flashing money. Remember, you are probably there because you really aren’t that well off anyway. If some lady at some point sees you are real and you are friends before anything else then the problems others talk about won’t happen to you. If you go looking to buy a slave who you feel should be so grateful to you because you think you lifted her out of poverty then you absolutely deserve what you get.
If you are worried about the land being hocked to the bank to pay gambling debts then all you do is get a solicitor to draft a mortgage between your wife and you over the land. You would do the 30 year renewable lease as well

I was married for 32 years before my relationship imploded in divorce. I live in California where everything acquired during a marriage is considered community property including retirement plans. I’ve been in the court system for 8 years. The pandemic played a part in my divorce taking so much of my life. I’ve paid over $50,000 in attorney fees. When I hear somebody say that their Thai wife took them for everything they own, I want to say, “Divorce and a fractured heart are not unique to Thailand”. Divorce is a bitch, but, nobody wants to hear us bitch. The divorce will have cost me well over $1,500,000 USD by the time everything is divided. I could warn the Ryanian community that it’s just another California girl gone bad, which would be bullshit. It takes 2 people to make a marriage work, and 2 people to watch it fail. The divorce rate in California is almost 60%. Most divorces occur with 7 years. Now, compare that with the Thai Woman that someone marries… you get my point. I will have lost the equivalent of a small fortune at an age where I am unable to amass the personal property and assets again. However, I’m not going to blame my ex-wife because I know when I look in the mirror that I was difficult to live with. I lost ‘stuff’ that, in reality, was just purchased for conspicuous consumption…. To look good. In truth, I’m better off without it. I may have lost a lot of stuff., but, I still have 2 adult daughters who think the Sun rises and sets in me. We live a life eternal in the hearts of those we love who love us in return. I apologize for the digression…my blood’s too thin for California.😮
Sleeping separately is the bomb. I’m a light sleeper and used to snore a lot when I was obese. I lost a lot of weight and have kept it off for 2 1/2 years….the Mrs is the one who snores now so I sleep in peace. 😂

Nothing wrong with your wife sleeping with the kids, my wife does it here in Thailand. The pros are, I get to sleep in my own space. Only cons are, she’s not there for morning glory, but let’s be right, when you’ve got 2 kids there’s a time for it. 😂 Kids are hard work but so is being married. That’s how life is sometimes.

Married for 43.5 yrs for the past 24 years sleep in separate Bedrooms. She sleeps like the Dead I toss and turn which would leave her coverless. Once one of the kids moved out I moved into his bedroom. That gave her and me more room and better sleep.
There is no guarantee with anything in life. All we can do is plan well, as you have done. Should a relationship fail, those with integrity will ensure that each person is honoured and looked after as best as possible, but children are number one priority. I would personally get trucks of mountain soil and raise the land which is what we did - like 200 trucks full a couple years before- the issue with the pillars is when we get old you have to get up and down - many Thais end up building and living under them 😁👍🙏

We already have a large 'platform' of soil which we trucked in and spread out three years ago, but have been advised we still need load-bearing pillars through the soil platform to the natural level of the land. Yes, the pillars will only be high enough to reach ground level, no higher than that. The pillars will bear the majority of the house weight, a concrete slab will just provide a flat surface for car port, veranda, tiling etc.
I think the biggest difference is that you have kids with your thai wife, most of those guys do not have kids with their lady so there is no bond other than the relationship. Makes a huge difference in my opinion.

I have to respectfully disagree on a number of points but most adamantly about the shame and "stupid" parts regarding our younger selves. Could we have been better? Always. Did we do the best we knew at the time? We tried, we failed sometimes, but we tried. I attempt to look back in compassion at what my younger self did. He just didn't know better, he wasn't stupid, he was ignorant, those are vastly different thigs. That viewpoint helps me figure out solutions to life without having a constant stream of negativity. Asking myself "Is there anything I'm missing" vs "Am I being stupid" has a serious narrative shift imo.

Will never happen - its good that Thai law favours Thai people over foreigners. Unlike Australia NZ Canada the US etc where local people have been priced out of the market due to more wealthy foreigners with lots of "hot" money being used to park in safe haven countries like ours by buying property, much of it being left vacant while we deal with a rental & housing crisis

Lived in the States since I was little until mid-50s. Coming back here is like going to a foreign country. It took a lot of adjustment, let me tell you... For you things get a lot more complicated with children. You seem like a decent man who loves his children.
If you marry a Thai she will get at least 50% of the house if you get divorced. If you own it! This is normal court ruling. Some here buy in their wife's name so that's bye bye straight away in that case. Note: I said at least because you will have to get her out and agree to sell. If you have kids you'll probably lose the house. Answer, unless you want to potentially loss all you investment don't get married. I wouldn't get married in the UK either. And a Thai company ownership is the usual route for foreigners to own land but that won't be safe from a divorce either. I've lived in Thailand 21 years.

I'm from Australia. The problem is we are a multicultural country so it's hard to know who an Australian is, unless only allow indigenous Australians to own land. Even then it's controversial to decide who an indigenous person is.
My own recommendation, and what I work toward myself is, 'Never invest more than you're willing to walk away from'. Say my wife of 12 years did boot me out. She's already given me an amazing 12 years so far. I want her to have somewhere secure to live out her days, whether I'm there or not. I get two government pensions (work, age) so I'll be fine no matter what. I could add a bunch of psychobabble, but I'll try to condense it down to not becoming overly attached to "stuff". "Stuff" can be replaced. At least for me, "stuff" isn't what gives value to my life.

The law is 50/50 in Thailand on divorce and assets and that goes for the parental courts too. I'm much better here than I would have be in the UK/Oz. I have 50% legal custody which almost never happens in the west. And if I had the slightest wiff of drugs on her, I would have got 100%.
I just built a nice house, large carport, etc in NE Isaan. I know the risk. Been married for over 10 years. I too built the house for my wife as we both get older.
I lost 3 houses and ALL my money in Aussie. The legal bill alone was 120 k USD. The whole thing bankrupted me.

All this varies greatly with the person, country, and situation. My young wife died in a car accident in East Africa. Her grandfather invited me to build on his land next to his house. My two small kids run in and out of both houses. Like you, I don't think of my African house as mine. It is for my kids to have when I'm dead. I built the house myself with the help of two of my late wife's brothers. It was very cheap.
I signed a 30-year land lease with my "ex-wife," my daughter's mother. I have 7 years left on it. In doing so, my name (witten in Thai) is on the back of the chanote. Years back, I told my "ex" that it was some kind of security for me, in case someone in her family felt that they could use the property as collateral. After this 30 year lease is complete, I'll do something like this again. The contract we signed together is excellent as well.

My wife and I have bought a $60000 home in a nice village. There is a way to share ownership by creating a mortgage instrument. I immediately gave half to my wife because this is a home for her so I don’t have to worry about her future protection. It is security for her and that was my intention. We have agreed that the survivor will leave everything to our combined families. My Canadian wife, of 26 years, took me to court and pissed away much more than this house is worth. I wish someone had warned me about Canadian women like they do about Thai women.
My Thai in laws have never asked me for anything , if I give anything to them it is done with love , they are good people not gold diggers and have welcomed me into their home . In the Uk there’s plenty of people who have been taken to the cleaners by their spouses sadly .

You are spot on with all your points! I would stick the property in a trust giving your wife and children equal shares so that in the future they have no issues. Also here in the UK, I go out to work for 10 hours (including travel time) so sleeping with the Mrs is not so much a problem, but if one of the kids is away, I sleep in their room. I need my space like you, I sleep at 1am and up by 6.30am and having the distance does not mean I love her any less. Everyone is different and having what works causes less stress for all.

This system can be easily be beaten regarding housing in Thailand or in other Countries. My home is a 40ft container ship I fitted out like a boat house That is transportable around the world so if the relationship breaks up I simply move the containership that's fitted out better than any bungalow I've owned with every thing I need in life then lifted on a lorry or a ship to be moved any where in the world. Containership housing is certainly the future of building a cheap priced home that's mobile.
Come to Malaysia. You can own land or properties perpetually. Similar laws as in the UK. Subject to local financial requirements.

I ran into the same situation when I lived in Pattaya but not from a gold digger, but her family (dad) up in Burriam was.
The second time I went with her to visit her family, her dad told me he would give me the plot of land next to his house so I could build my own. Yea, right!
He owned 36 rai of rice land and directly across the dirt road from his house he had a little fenced off area that he had a few chickens, a hog, some plants on and a small plastic lined sump on.
He told me he'd like for me to send him $300 a month so in the off season he didn't have to push his Walls ice cream wagon around because it was too hot and he could just stay home and tend to his little mini farm across the street. This was in 2002.
The Thailand shiny wore off for me after about 5 years, but I had to stay and teach English for an income until my pension kicked in for another almost 5.
When it hit, so did I and moved out of Thailand. I've never looked back either!

My Thai partner has a long time friend who is building a house on her land for us to live in. The land is cleared and levelled. No hurry as we are renting a nice place near the sea in a beautiful quiet part on the gulf of Thailand. Still not having to pay rent will allow us to start travelling again whenever we get the urge. The only thing I want in the new place is a nice swimming pool for those hot days.

We literally just bought a small property last week close to Amphur in our village. 250K also! Plans for maybe a small rental unit or snack shop. We don't plan on having children though.
Also, I am married to a Thai lady that I met online. Only way to get to know her was with chat online, go visit(I did twice) before I brought her to California. Coming up on 6 years of marriage, I'm now retired. She works here and loves to work. I support her with everything, his retirement, so she can work and save money. She buys what she wants, had lots of money and we enjoy life. She's the best person I've ever met and plan to buy a house there so she can have something when I'm gone. My kids are good, now she needs to be good 👍

Hua Hin and other places allow land lease of 30 years, your name will be on the back of the chanote and that's the safest you can get. The lease will renew if you sell, or if you sell to a Thai National, he/she can get the Chanote and end the lease. Trust is good, paper is better.

When you build on Thai land, the land is not yours but the building materials are owned by you, you can sell the materials or take them away to rebuild on another area of land.. which would save you re-investing the same amount of money to start again.
I have been with my Thai wife for 22 years, but I hate what I wrote, I have been with my wife for 22 years. Why do we need to qualify her as Thai? We have a few properties here, a 18 years old son and are happy to be together, as we always were. Nothing to do with her nationality.

Most people only learn how to spend money, not how to save it or invest it. For example, instead of buying a car back in, say 2010 for 10000 dollars, you bought Apple stock, today that small investment would be worth more than a million dollars. If you learn how to make better choices with your money and your heart, life is not that bad. If you value the wrong things and buy into societal norms you can find yourself broke and miserable. You say that people don't hear very often about successful marriages? They dont because there is no such a thing in Thailand (with a Thai and foreign national).
It is easy to count failed marriages (because that event is final), but how does one count successful marriages? A successful marriage is successful only until it does not fail. It could be successful today but failed tomorrow. On the other hand, a failed marriage today is always a failed marriage.
You have kids so your situation is a bit diff. The main point is not to put all your eggs in one basket .. so that even if your kids and wife dump you tomorrow, you still have something to fall on. (I know that sounds horrible, but risk management has to consider worst case scenarios).

If no kids together, the smart way to buy a home in Thailand is to get your wife or gf to take out a mortgage on it & have an agreement made up that you'll pay agreed monthly payments towards it...say/around what you'd be paying if renting the same.
As long as you're together in the house, this is the agreement, if you split up, the agreement ends but of course the house is hers.
It can work very well & both parties are invested.
Divorce rate statistics are based on counting marriages rather than people. Imagine a group of eight people, seven of whom have been married once and never divorced (and none are married to each other). When I get the what if she takes advantage you when I retire I just tell them I have 10+ yesr before I retire I think I can figure out if she is Gold Digger by then.
My Thai wife and 10 year-old daughter often ride together on a motorbike near our home in rural Thailand, where the road accident statistics are absolutely horrific. Under Thai law, if my wife and daughter pass together, then I have zero rights over the house I have built and paid for. For this reason only, I will seek legal advice to protect myself to the maximum possible. I believe all people should do the same.
You can arrange a long term lease to secure your investment in that case. Get your wife to make a will, see a lawyer you can protect yourself from this.
This can happen and l mentioned this to my wife 5years ago when buying our land. We both agreed a usufruct was our best option which we now have.

Hey Joe, this is a good idea, only there is one reason that Thais don't do it so i am told. Its that the kids sometimes sell the land from under their parents if there is a fall out, disagreement, or they want to buy something. In this day and age there are many fall outs and reasons to buy things as im sure you can imagine :)

This is a touchy subject and I would think no matter the opinion it will have many detractors. I’ve been watching videos from several content providers about this subject. Not necessarily the problems of being vulnerable but would I enjoy the life that these countries could provide. If you are finding your present life financially stressful and are considering finding relief by moving to a place where you think that stress can be relieved then where does marriage to a local come into it? If it is a priority then there are more problems you are dealing with than finances. If you want a friend then be a friend. If you want an honest relationship then don’t go into it feeling you control it with finances. Rent for a few years. Make friends. Show yourself worthy of relationships. Learn how to get by learning enough of the language to at least be understood. Don’t show off by flashing money. Remember, you are probably there because you really aren’t that well off anyway. If some lady at some point sees you are real and you are friends before anything else then the problems others talk about won’t happen to you. If you go looking to buy a slave who you feel should be so grateful to you because you think you lifted her out of poverty then you absolutely deserve what you get.
If you are worried about the land being hocked to the bank to pay gambling debts then all you do is get a solicitor to draft a mortgage between your wife and you over the land. You would do the 30 year renewable lease as well
They can still loan shark the land in the village unfortunately but with the bank what you suggested would help 👍

A “Big Mistake” can happen anywhere. I was married for 32 years before my relationship imploded in divorce.
I live in California where everything acquired during a marriage is considered community property including retirement plans. I’ve been in the court system for 8 years. The pandemic played a part in my divorce taking so much of my life. I’ve paid over $50,000 in attorney fees.
When I hear somebody say that their Thai wife took them for everything they own, I want to say, “Divorce and a fractured heart are not unique to Thailand”. Divorce is a bitch, but, nobody wants to hear us bitch.
The divorce will have cost me well over $1,500,000 USD by the time everything is divided. I could warn the Ryanian community that it’s just another California girl gone bad, which would be bullshit. It takes 2 people to make a marriage work, and 2 people to watch it fail.
The divorce rate in California is almost 60%. Most divorces occur with 7 years. Now, compare that with the Thai Woman that someone marries… you get my point.
I will have lost the equivalent of a small fortune at an age where I am unable to amass the personal property and assets again. However, I’m not going to blame my ex-wife because I know when I look in the mirror that I was difficult to live with.
I lost ‘stuff’ that, in reality, was just purchased for conspicuous consumption…. To look good. In truth, I’m better off without it.
I may have lost a lot of stuff., but, I still have 2 adult daughters who think the Sun rises and sets in me. We live a life eternal in the hearts of those we love who love us in return.

Sleeping separately is the bomb. I’m a light sleeper and used to snore a lot when I was obese. I lost a lot of weight and have kept it off for 2 1/2 years….the Mrs is the one who snores now so I sleep in peace. 😂

Damn. My grandparents slept in separate beds for the majority of their lives. They lived together and took care of each other until they were in their late 90s. I don't think it's a downward spiral. I think it's about what works for you and your partner. Weird.

I love seeing the positive instead of all the negative b.s. Not ALL Thai ladies are out to get you. The lady I met and and have steadily been talking with (she DOES speak English) for the last year and who i plan to be with when I reTHAIre there this fall, is, i believe, very sincere. She has a 4 year old little girl. I know she wants to have a sense of security for her and the child wants to know she'll have a home when I'm gone. I know to be careful, not spend my money, and stay within my budget. She is an Isaan girl, southern Surin Province. Family is there.
I want my toes in the sand, so we'll see where it all goes.

Married for 43.5 yrs for the past 24 years sleep in separate Bedrooms. She sleeps like the Dead I toss and turn which would leave her coverless. Once one of the kids moved out I moved into his bedroom. That gave her and me more room and better sleep.

There is no guarantee with anything in life. All we can do is plan well, as you have done. Should a relationship fail, those with integrity will ensure that each person is honoured and looked after as best as possible, but children are number one priority. Very good points. I won’t say ‘advice’ because of your caveat that you are just a dude in a hat. Our kids are grown and live in the US. Our Thai house will go to a nephew whom we love and admire and who will be entirely surprised when the time comes.

Nice place you are building there, would go nicely on my wife's land outside Udon too. As my wife's land is prone to flooding for a couple of months per year, how much extra do you think building on pillars would have added to the build?
I would personally get trucks of mountain soil and raise the land which is what we did - like 200 trucks full a couple years before- the issue with the pillars is when we get old you have to get up and down - many Thais end up building and living under them 😁👍🙏

We already have a large 'platform' of soil which we trucked in and spread out three years ago, but have been advised we still need load-bearing pillars through the soil platform to the natural level of the land. Yes, the pillars will only be high enough to reach ground level, no higher than that. The pillars will bear the majority of the house weight, a concrete slab will just provide a flat surface for car port, veranda, tiling etc.
Oh if you mean building on pillar’s subterranean then not much at all probably not more than 10,000 baht 👍🙏 depends on your builders though

I think the biggest difference is that you have kids with your thai wife, most of those guys do not have kids with their lady so there is no bond other than the relationship. Makes a huge difference in my opinion.

Sorry. Can’t sleep separately. Once that happens I figure that the relationship has ordered a bad stage - I am speaking only for myself. I have a lot of friends that prefer to sleep alone.
I have to respectfully disagree on a number of points but most adamantly about the shame and "stupid" parts regarding our younger selves. Could we have been better? Always. Did we do the best we knew at the time? We tried, we failed sometimes, but we tried. I attempt to look back in compassion at what my younger self did. He just didn't know better, he wasn't stupid, he was ignorant, those are vastly different thigs. That viewpoint helps me figure out solutions to life without having a constant stream of negativity. Asking myself "Is there anything I'm missing" vs "Am I being stupid" has a serious narrative shift imo.
Not everyone did the best they could at the time nor did they try

Everyone gets screwed, in some form, during life. S**t, as they say, just happens.
The answer? Only build what you can walk away from, and only invest what you can afford to lose. I forgot who first gave me this advice, but following it certainly does limit your risk & reduces your stress levels. Prices in Thailand does make this much easier than in the US.

Unlike Australia NZ Canada the US etc where local people have been priced out of the market due to more wealthy foreigners with lots of "hot" money being used to park in safe haven countries like ours by buying property, much of it being left vacant while we deal with a rental & housing crisis

You are not the 1st White guy to get taken by Thai women. The story repeats itself over and again. I'm an American citizen and also a Thailand citizen. Lived in the States since I was little until mid-50s. Coming back here is like going to a foreign country. It took a lot of adjustment, let me tell you... For you things get a lot more complicated with children. You seem like a decent man who loves his children.

If you marry a Thai she will get at least 50% of the house if you get divorced. If you own it! This is normal court ruling. Some here buy in their wife's name so that's bye bye straight away in that case. Note: I said at least because you will have to get her out and agree to sell. If you have kids you'll probably lose the house.
Answer, unless you want to potentially loss all you investment don't get married. I wouldn't get married in the UK either.
And a Thai company ownership is the usual route for foreigners to own land but that won't be safe from a divorce either.
