    Without reading all the comments , I would urge viewers to be very cautious about buying this sort of property here in Thailand. In fact ANY property. For starters , you cant pick your neighbours and some will definitetly let their properties fall apart and its something to scratch your head at. Some will 'forget ' the pay their maintenance fees , and that will fall over , and many a Co. that holds the sinking fund has been known to simply take off with it. Do not expect any build to be of 'home' quality , clean water supply is always a problem - and critical in the Dry Season , and access roads to the Estate often an afterthought. Noise is another one , and Land owners will burn off whenever they feel like , and can get quite nasty when you , the foreigner complains. AND I have no idea , unless you have a Thai wife from that area, why you would retire to Phitsanalouk. Im not trying to be negative , but I strongly urge folk to come rent for 1 or 2 years , and learn slowly. Re nts are cheap !Theres a multitude of pits to fall into here ...

      Yes agree, you should rent first and buying isn't for everyone. Phitsanulok is actually a nice town with good facilities so no reason why not to live there. I discuss some of your interesting points at the end of the video. Thanks for your input mate, Appreciate it.👍🙏

      Thank you mr Lambert, exelent to say it as it is. Phitsanalouk is as far from a turist city in Thailand as you can find, in the midle of nowhere whitout a beatch and water to swim in, and there is not more to say about this city then find a new location in Thailand and spend your time far away from Phitsanalouk James Abroad. And trust is an issue when you by a house whereever it is in Thailand, rent a condo or a house the time you spend in Thailand that will never go wrong. Have a nice day from Norway

      You are spot on. James has an obvious bias because he lives there, has invested
      time, money and effort into it and needs to be careful about any negative comments.
      Certainly-he is free to stay there, but let's be real-it is not on the top of anyone's wish list. You are correct about-rent, noise-pollution-water-annual fire-then corruption...

    I have seen houses in Thailand, and I can be very honest. The Thai builders beat the Australian builders by a very big margin. There was one house I saw in Phuket. I couldn't find a fault in the whole house. Everything was done to perfection. I was impressed by the tiling and the kitchen cupboards. The kitchen cupboards were built with good wood, and not like chip board stuff. Like we have over here. I had intentions of settling in Thailand, but foreigners can't buy properties there only Condo's. Yes you can buy properties in Thailand, if you are married to a Thai woman. After 27 years of hell, being a bachelor again is worth while.

    locals who can afford it probably has better houses on their own land. and people from outside who can wouldn't make it their main resident. I just don't see a thriving community in the future here.

    Really highlights the emergence of a prosperous Thai middle class. Obviously not being constructed for that long line of Farang waiting for the pandemic to be over so they can retire to Thailand.

    Beautiful house James but overpriced by at least two million Baht. You're right though when you said it's perfect for someone who doesn't want the stress of a house build in Thailand. My mate spent 4 months camped out in a field while his house was being built. He was on site all day everyday!

      Yes mate liked the design myself but not the price. Self builds can be stressful, your mate went pretty hardcore living in a tent. Hope it worked out. All the best 🙏🍺

    I tend to agree with you regarding building that new style home on your land for much cheaper. It'd possibly be in the 5 million Baht range. The prices tend to get higher when you're in a community setting w/ extra perks and services. I personally prefer having more land with less neighbors in close proximity.

    The guess of my missus (thai) and I was 6m. Seeing it is an empty shell. Looks like a good project though, but just think it is over priced. A little bit baffled that they can demand that price. We are looking at buying prebuilt, and your considerations on that is good to take into account. Thanks again and keep it up!

    "For this price you get an empty house". Yeah. The house is filled with around an additional 3-4mb of amenities. So try 15mb for a house that looks like that. Considering it's in the middle of nowhere... Its expensive.

    Sheer Luxury...James LOL...meant for a specific customer....There have been the problem of EXIT Fees when selling, on similar developments I've looked at where the length of time = % of selling price (10yrs+ can be 35%) & the company agent must be used. This is explained as the cost of maintenance, security, running Club House etc... but this is never explained when purchasing the property.......Then in today's/this years Pandemic has seen a drift towards self isolation as close communities are more difficult to control the spread. Glad I chose a place on the coast with clean air & with today's materials easy to get the finish which is shown, thanks for taking the time..... 👣

The sales team were selling a lifestyle which suits some people, but not for me really or those who watched the video judging by the comments.     I can hear you James when being content in your own company of course with my family. Now I am planning on building next year on a rai we own down on the gulf. We have a land in a few places but choose Koh Phangan due to having a reasonable infrastructure with Farang amenities but also a laid back vibe. When it comes to building thats ahead but obviously a good builder like yours who is there to help and advise and I feel set your budget and try and stick to it. Thanks again love these vlogs.

    I built my own basic 4 bed house on the family fruit farm in Sisaket about 8 years ago (some video and many pics are on my channel). It cost us around 1 million Baht, however I did the bulk of the work myself. It is still an ongoing project :)

    I reckoned 9m but I don't like those type of builds as I feel they're not what Thailand is all about, and I would hate those kitchen doors, like yourself James I would prefer no neighbours and a big garden with a pond, thanks for sharing and keep safe.

    Great job James. I really appreciate your time and information you cover in your video. Was ment to move to Thailand this summer but have to put my move on hold for a bit. I was looking at these type off house to buy but I decided to build my own in my wife's town. Have been looking at Thai knock down wooden houses .     Plenty of homes going at fire-sale prices and those aren't selling. I always advise never to buy in LOS. Fantastic rental prices that will last for years going on now.

    Before the choices of the price come up I was guessing 3.5 mil , but yes I live in yesteryear myself Lol.
    I wouldn't like to live in the housing estate like this though. Have heard too many stories about the developer sold the dream then disappeared , the estate and swimming pool no longer maintenanced etc.
    Yours is much better.

    I did guess 6 million, just because of the location.
    If you put this house close to Bangkok or on a beach, it is 15 million at least.
    Location location location as they say. :)

    Can't really understand why ppl in comments don't like the property, yes does need maybe so changes or improvements when property is possessed. The kitchen I reckon was very impressive I haven't seen a big kitchen like this in Thailand (apart from Bangkok) properties, as most kitchens are always outside. Price is always negotiated in Thailand, my only con....as a foreigner you can't own land. If only Thailands property laws were like Malaysia

      Yes in Malaysia as long as the property is above RM 150,000 & not below you can have full ownership. Even their immigration laws r much better. If you live consistently for 5 years you can then apply for permanent residency

    The prices unfinished are high! You have to remember that you are also paying a premium for a tiny plot of land. Furnishing with built-ins would cost 1.5m to 2m more! We built our own 250sqm home (with 140 sqm of patios) for 3.5m baht. If you factor in land, furniture, appliances and covered parking the cost would be closer to 6 million baht. You can save up to 50%, if you build your own house!

    best part about thailand is you can have a few acres to yourself, unlike the UK for example, where it would cost a fortune. My wifes piece of land in thailand, if it were where I live in the UK, a few acres with planning permission in the south east would cost f*ckin millions. You can have it all in thailand. thanks for the vid james

      Yes agree, you can buy a nice sized plot of land and build a decent sized house for relatively little when comparing prices in the UK. I think you could do that for half the value of this property too TBH. 🙏🍺

    Great analysis James. Thanks. Been considering both options here in Thailand. Leaning towards 'build', but as you properly noted, it adds to uncertainty and build must be managed start to finish. Cost escalation is also probable, so adding a buffer (room for bumps up) will be important. Foreigners owning property in Thailand (other than freehold condos) is also highly problematic. I may consult a knowledgeable attorney re ways to have a holding company established so that I can be partially (less than 50%) on title.
    My wife's family is in Chainat and pulling her too far away will be a challenge... So I will likely look for some land in and around that vicinity.

      Thanks Dan. Yes company ownership and lease holds are an option. I would choose an English speaking firm if possible specialising in land/property law.

    I will try not to make this too long. Never, never, never in a project. They look beautiful up front because they need to sell houses. When a developer is done they do not want anything to do with you. The management is then usually done by a management company and that can really be a hit or miss. You are right they are very expensive. I lived in a project in Canada for 8 years and I was president of the complex and they are incredibly hard to run and keep them looking new. As a condo president you are hated by almost all of the owners. I do not know if Thailand projects have a condo board or not. As you can see if you are watching my videos I much prefer my own build for most of the reasons you stated. I am much like you and I am going to build in Thailand because I wish to live with Thai people and experience Thai life even if it can be exasperating at times. Great video. Thanks for this.

      Yes, living on a housing project isn't for everyone and although harder, building yourself usually ends up cheaper and more fulfilling. Will get up to date with your videos mate. Haven't watched much TH-cam recently.🙏👍

    Hi James, have discovered your channel just recently and I enjoy your video's - it even consider us to move to Tak from Ko Chang due to cheaper land prices. About the theme - I much prefer prebuilt with much more land because of less hassle to deal with. However you have to make your property more climate proof like rain catchment and underground storage, which would be cheaper DIY and the design of prebuilts do not consider at all passive cooling techniques [high chimney like ceilings for air draft, overarching roofs to keep sun out from windows].

    If you want to build I think you should wait 1 or 2 years and get to know as people as you can who build houses. I think James said before be at the new house when they are building it Every Day... It’s to easy for things to go wrong.

    quality looks on par with cost but it will be more telling 5+yrs later when/"if" you have the occupancy to fund/maintain all the shared amenities. have seen some housing developments degrade with abandoned homes and sales pending. thanks for sharing!

    The houses are always very nice. But the outside space is a joke and the complete lack of any gardens is crazy. It would have been better to provide more of a garden for each property than that communal area that will probably never get used by any of the tenants. I've seen many of these residential areas being built in Udon Thani they are always the same. They cram far too many homes into such a small area. The price is way too high.

      I agree, both housing projects I visited in Phitsanulok felt crammed with next to no garden space. I suppose the communal garden helped get more houses in as opposed to giving every house an adequate garden space. This project was well run though and a lot better specs than others I've visited.🙏👍🍺

    I didn’t get the price right, i thought 6 mil. I find the price pretty high and that for a house without a garden/land!
    I had my house build in Isaan, close to Udon Thani, for 2,5 mil, similar size. Off course whitout the land and fence/walls but still.
    I wouldn’t want to live like that, i like my privacy and i like the fact that we have “normal” Thai people living in different forms of housing in the area.
    Nice video James and enjoy seeing you in/around your own beautiful house and garden.

    Good game, good game 😆 As price usually feel stupidly high to me I guessed 11m incorrectly. I think I’m similar to you and my price gauge is stuck with values from 20yrs ago.
    The house was actually very nice, my wife loved the super long windows spanning both floors too. I’d have felt 5/6m was a more realistic value although if you exchange into £ you couldn’t get an old studio flat in the U.K. for that 😝 great video James, enjoyed that. 🙏😎

Even govn admit 2nd wave is here. People were too worried about getting out drinking and having parties, hopefully the price isn’t too great 😷

    If you figure 1MM for the land and 8MM for the house, divided by 320 sqm living space = 25,000 baht per square meter. Seems high.

    Hi James, really enjoyed that video. The house spec's are very similar to the new builds in Udon Thani by land and houses so fortunately we guessed the correct price. I guess it all comes down to the level of security and protection you want for yourself. The one thing we have noticed with some of the lower cost villages in Udon is the way they tend to look poorly kept after a few years. With these high end ones, they always seem pristine. We came to the conclusion that at around 10m baht a piece you generally have the higher Thai society (senior police, military, doctors etc) living in them and they are probably not the people to let down. Any thoughts ? Really appreciate your video's. Nice & Yisa.

      Cheers Nick, I like making property videos, so glad you liked it mate. Yes, have seen some shabby looking projects here, but this place seems very organised. Judging by the cars in the garages there is quite a lot of money here too. Just checked out the monthly fees and for 24 hr, security, rubbish collection, communal garden maintenance (inc. water & power) 1800bht/month 21,600 bht/year. All the best to both of you.🙏👍

    Really good video. I think it was a bit overpriced, I would have said between 6 and 7 million baht. The build quality looked quite good though but by the time you get it up the spec you showed you are north of 10 million baht. It might be nice to live in a place with a community though so that is also worth money for some people.

    I think if your looking to live there less than 10 years you should rent. Over ten years a modest home with extra land is the right way to go.

      Yes agree, I would put the absolute minimum at 2-3 years time here before thinking of planting roots and building. Land can be quite cheap in certain areas so I would always go for that extra space. 🙏👍

    Real estate agent speaks really good English. As I've stated before, and now I'm seeing a trend, there is too much wasted space in Thai houses. But, on the positive side, IF, the prospective home owner gets to the builder prior to a lot of the work being completed, I would think he could make changes to the original design and make the unused space to his liking. If not, then a build to suit would be the way to go.
    I'm 71 years old, divorced 27 years; and a big house like many of the ones featured in your videos are too big for me.
    As I stated above, for me I'd prefer, if possible, to have a 17-1800 sq ft house not in a subdivision like the one in tis video. Houses are just to close together. A good fart would travel along way and be heard 1/2 way down the block.
    Furthermore, there are a LOT of IT'S NOT INCLUDED in the price. Personally, I'd rather not see them in the house. Realize it's done from a real estate perspective giving the impression you're getting the house as seen, unless the buyer asks if they are included.
    Buying a home in Thailand is like going to the car dealership. See a car you want, but it has so MANY extras you don't want/need. It forces you to spend more money than you may have or have budgeted for. From a dealerships and real estate property perspective, you'll pay the extra because you like most of produce and you are told the "extras" will only add a few $$ to your monthly payment. Because after all, as a buyer of a commodity that you can not pay with cash, the MONTHLY PAYMENT is what's important to you.
    The three hoses you showed at end of video were in a much better location, it appeared.
    Good point about living in a construction site for a long time; not desirable. The house I bought in Hawaii was like that. The entire construction project (in three phases) dragged on and on. In fact, when it was finally completed, homeowners could submit a request to the construction company to receive a designated $$ amount for power washing of their house come and power wash your house.
    But, being retired military and civil service, I came home and now live in the house I grew up in. Very small town, quite neighborhood and no one bothers me. I live here with my Jack Russell Terrier (2nd one) of 4 years old and she has a big back yard to run about and she's happy.
    So,. there you have it.......ALL OF IT!!
    But I like your videos. And BTW I have been to Thailand, Udorn, in 1969

I agree about housing projects , although have a few friends who struck lucky and are very happy with their properties.       nicer as well.

      Hi Bernard, prices of land are so different from province to province. It depends on many factors like how far from the road or town you want to buy land. Prices can range from 200k bht to 20 mill. Up/Rai. Very difficult to answer exactly.🙏🍺👍

      Sales guy said it wasn't prefabricated or pre cast and judging by the photos on their FB page he's right. Still overpriced in my opinion though.👍🍺

      Yes freehold, but you would have to buy in your wife's name or company set up. There are lease options available here too. Buying here isn't for everyone, as I mentioned in the discussion, it depends on your personal circumstances. 👍🙏

      Asked the sales team yesterday. 1800 per month for security, rubbish collection, maintenance for gardens and power. Over 26k a year. 🙏🍻

      I haven't used a lawyer here Eddy and I'm not sure you'd get an English speaking lawyer in Tak (maybe Mae sot). I would try contacting lawyer firms in Chiang Mai with fluent English speakers so you fully understand everything that's going on. I'm not in Tak at the moment so can't really check the lawyer situation. Good luck. 👍🙏

    6 Million baht before you tell me.
    How do I get to that figure?
    370 m2 land area = 500,000 bt max (developer will actually pay no more than 1 Million bt per rai (1600 m2) in that area I would guess depending on location.
    surrounding walls 37,000 bt
    300 m2 house x 15,000 bt / m2 => 4,500,000 bt
    With services in and as an estate; no more than 6 Million baht
    I am building a 300 m2 house and I budgeted at 10,000 bt / m2 ; i.e. budget of 3M baht that is me managing the development myself.
    Developer in Thailand works on about 15,000 bt / m2 outside Bangkok; i.e. 50% on cost of materials and labour.
    I decided to build myself because I have the time and I have seen some of the work that developers do.
    That house looks very nice but not practical.
    Those kitchen doors like cool but not functional.
    The laminated floor is not a clever idea, granito/ceramic tiles are a lot more practical and harder wearing.
    A lot of wasted space and lack of opening windows in the bathrooms.
    Always remember and you forget to ask, what is the annual service charge as it is an estate and always remember that on average that service charge doubles every five years.
    You are much better off buying a piece of land and getting a developer to build a house for you.
    I have seen estates with houses not sold after 10 years.

      @@jamesabroad8589 1600 bt might not seem a lot to a farang but that will go up double every 5 years. The real problem is when they cannot sell the whole estate so do not have the service fees coming in to cover the estate and then it deteriorates fast.

    Really nice house, I think for a foreigner now is a good time to rent. Things are changing so fast now and it is very difficult for farang to obtain this elusive visa. Obviously the builder was gunna show you top of the range, but at the moment it's a bit risky investing so much money in Thailand. As I understand as a farang you can't own any property in Thailand, so would have to be in your wife's name. Bri and frei east Yorkshire.

    i have built several houses in Thailand in pattaya will add i lost lost money on everyone , why, because i built then to good, most thai houses are built with one course of bricks no insulation no dampcourse, electrics dam dangerous,plumbing with pvc piipe thrown together no use of antislip tiles in the wet areas i will garantee you will kave problems with the roof leaking

    the house had a feel of a shopping mall, lots of open empty wasted spaces, too much chrome and glass. not for me, especially for that price. better to have some land....some space for bob to grow :)

    Overpriced and that's before the whole "foreigners can't own land" problem. Personally I would rent and then you avoid all the hassles of ownership and its easy to up sticks and move to another area as takes your fancy

      Yes, I agree about the price John and buying here certainly isn't for everyone. I advise renting and getting to know the country for at least 3 years before going in that direction.👍🙏

    Foreigners cant directly own land in Thailand. U can try setting up a Thai Company that is 51% owned by Thais but even that is rather Neferous under Thai Laws. So thats the biggest detail that was skipped.

      This property is quite pricey, most guys build or buy for 2-3 million THB. Average house prices are 11 million THB in the UK, so most guys including myself aren't bothered. It's important not to put all your eggs in one basket, but I know guys with houses in London who lost fortunes after divorcing, so it's about weighing up your options and the risks.🍺👍

      Hi Melvin im sure you can now own land and house in Thia but you have to spend 500.000 usd so looks like they only want to attract people with lots of $$$ this deal also comes with a 10 year visa seen this on the thia tigher news.
