  • Stumbled across this interesting property at the back of a field in North Thailand. I wasn’t expecting much but was pleasantly surprised with what I saw. It’s certainly true that you never quite know what to expect when you turn a corner in Thailand. If you are interested in this property I’ll leave Mai’s contact details below.

As most of you know, foreigners can’t own land in Thailand, but many buy or build with their partners. Below are some useful links on the subject.

One of the best designs so far. Someone was thinking out side of the box compared to your average Thai design. Too big for me being a single guy but has design features that could be used on a scaled down version. Save some money and then finish of the kitchen and put in the finishing touches to suit your own style. I would give that a thumbs up!!

    • @jamesabroad8589

Yes I had the same thought. Needs quite a lot of work, but has potential if u don't want to build yourself. 🍻👍

Thats the best deal i have seen so far on all the gaffs you showed. Like you said, its missing a few key things - at the minute its a bit wierd stood on its own like that - stick a garage on one side, a pool on the other, and turn the land into a hell of garden. I would be tempted to stick a mez roof over that lounge to give the upstairs a whole floor. Might be too warm and echoey as it is now. Bargain though, either way.

That’s the first thing what I thought as well. Maybe put some tinted film on the inside of the windows (like they use for the cars) that would help already a lot too.

Someone's dream design. It's going to be pricey.

There are tons of empty half finished places in Thailand but you can not buy them for the following reasons. Firstly they have been repossessed by the bank and on paper they are worth a lot more than they are in real life and so the bank can not sell them at a discount because otherwise the bank itself will be bankrupt. I saw properties there that had swimming pools and car ports for thirty cars half finished. I saw a complex of houses with fantastic sports facilities like brand new squash courts finished but boarded up. The other reasons that you can not buy these properties are that there are very strict laws about foreigners owning land and property in Thailand. Now also lets look at what title deed there may be on this piece of land, If it was built on a nor soi sam it basically means that No Thai bank will loan money against the property and so no Thai person can buy it unless they have cash. It looks like the kind of property that was being built by a foreigner married to a Thai woman. Now lets also look at the land and property scandals in Thailand. There have been numerous scandals with properties being illegally built on public land and in national parks and developers building on land which they do not actually own. Now with Covid I am guessing that like many other properties this will sit there and gradually rot and not get finished.

Beautiful house, design, view.....BUT: the whole front yard is going to be DEVELOPED!!!! Retired appraiser here; IF you don't own the dirt, somebody else DOES!- and if you don't own it, you have ZERO Say. So if this was practical (for whomever), I'd try to increase the size of my land footprint, more "buffer".....from others.

I've just had a traditional Thai style, 2 bedroom house built in a small village, 1/2 hours drive from Kalasin in the Isan province.
The house is all steel framed, with steel profile roof tiles.
All up cost including electric power and water to the house cost 200,000 baht.
The only thing is I do not own the land it's built on.

Amazing price Chris. I personally didn't care that I didn't own the land. UK house prices are insane. 11 mill THB is the average house price now. 👍🍻

Why so many toilets? Maybe the owner has bladder problems? Or, maybe he likes a different toilet for every day of the week? Interesting house. Difficult to keep cool unless you had commercial ACs suitable for use at 7-Eleven.
