    It is not a good idea to use Thai spouse name for any investment venture.

    Hi how safe is the land lease in thailand

    • @annandsaminthailand
      @annandsaminthailand  5 หลายเดือนก่อน

      Have a Thai lawyer to check the Chanot, or the land papers if the papers are real, and have not been used as a collateral against some debt, it's alright . The lease is usually safe as it's done at the land department with government's permission.

    Lease or usufruct what is the best option? In both case if you divorce with your thai wife you will loose your wedding visa so you will have to leave Thailand unless you have a job and you can arrange a non b visa.

    • @annandsaminthailand
      @annandsaminthailand  ปีที่แล้ว

      Sure, that's right. In that case retirement, or ED visa can be an option based on person's age. ED visa can be obtained to learn Thai language, Thai cooking, or other small things. And can be used to live in Thailand for longer periods of time. There are other options like volunteer visa that allow longer stays, maybe they can work out for some.

      @@annandsaminthailand i read that as a foreigner there is another option which is to buy the land on the name of your Thai kid and sign an usufruct contract on it at the land department, so neither your wife or your kid will be able to sell the land or to kick you out before 20 years. I did not verified these informations with a lawyer yet....

      @@8971felix Hi there, Yes. I have also read about people getting usufruct contracts, but yes it is always better to consult a lawyer to get the most reliable information in these kind of cases.
