  • Far away from the tourist hotspots of Pattaya and Phuket I check out a 3 bedroom Nordic style house for sale in Thailand(Tak). It is a rural part of Thailand here in Tak, but Tesco and Tak town are only a 15 minute drive away. I also revisit a project we looked at last year and have a look at some of the materials used in these types of house build. I spot something interesting up in the trees on the way home and stop to take a look. Phrase of the day as always.

    Foreigners can't own land in Thailand !! but many foreigners choose to buy or build with their Thai partners. There are leaseholds and owning through a company set up is possible. I do recommend renting until you find yourself in a stable relationship (marriage) and want to plant your roots on a more permanent basis.     I find that type of thing is very typical in Thailand....you find something really nice....and then the fridge is parked on a wall in the living room and not in the kitchen....it just takes all the feeling and spirit out of the house. It's like finding a really hot girl, then her breath stank.

      @@jamesabroad8589 firedude hit the nail on the head with the fridge stuck in the living room. On a lot of these designs there just not thought threw all the way. Though there being mostly sold to a Thai market, and Thai people don't seemed to be bothered by those sort of things. Though they have a foreign name Nordic Style they don't have foreign logic in the design. 555 Except for the fridge in the living room the design was not bad in all.

    In East Pattaya ( Dark Side ), we can find houses for sale ( with swimming pool ), 3 bedrooms etc.. for about 3 millions now ( thank you Covid ).

    That first place was fab. Really really good value and excellent design. The fridge is a killer though. Must be a better place. Moving house here in Dublin and looking in the 700-800k range. Crazy what i can get. I should not watch these videos 😂

    Great price, great place to live mate, I'm with you on the fridge, move the sink under the window and make space for the fridge where the sink was, great info on what you can get, change your life mate for little money, stay safe james

    Hi James: Agree with all you say on the first place (1.85MM) - the fridge is an embarrassment because either the archtect or builder simply forgot about it... which is sort of unforgivable - and always makes me wonder what else might have been 'forgotten', and is now covered up...
    The second places: nice to have the extra land, and worth paying a little extra for - but I don't personally like the design style.
    So, the first: definitely the best "Value For Money" you've offered us... Move it to Korat and I'd be checking it tomorrow. 555.

      Foreigners can't buy land. Mainly married couples by these properties I left some links in the description that could be useful. If you're not married you can buy condos here under certain conditions.👍🍺

    The best feature is walking in and being greeted by the friendly Thai refrigerator...🤪. I mean this was designed by someone, right? How could they think that was a good design decision to have no space for a fridge in the kitchen?

    James I love it up in Tak ...not many tourists ..2 million for a nice house and near enough to her family but far as well ...Ban klong huey sai ...love it out in the countryside ..im now on Boo farang two times her daughter has had another little girl ..so im Boo Win and she's Yai Nut ...gutted cant get out yet ..

    Great house , good price . We are waiting to travel to Thailand, been living in Vietnam for 9 years and the property in Thailand is so much cheaper. I really would like a 3 bed , pool , garden .       but Sid, for sure you should rent for a couple of years before you buy, as James has recommended. I lived in North Thailand, its great most of the year, I love it there, but in the months when they crop burn, its awful and very harmful to your health long term. So please.......rent first. You wont regret it

    Depends how many electric outlets. I’m renting a condo in patong and the sale price is like 6.5 million and there are hardly any outlets

    I think they're pretty decent for the price mate considering the costs of land, connecting utilities, build prices now with steel particularly more expensive this year etc. There can't be too much profit in it for the owner. Great vlog and very useful phrase of the day. Take care.

      Yes, the other houses I've viewed come with AC. This is 500k bht. Cheaper so I think they had to sell without.👍🍺

      Int'l airport would be Chiang Mai 3 hours north. Maesot airport is 1.5 hours West and Sukhothai airport about 50 mins. East .🍺👍

      Cheers. Nothing on these smaller projects. Larger projects in Bangkok/Chiang Mai usually have monthly maintenance fees.👍🙏

    Love it! Tasteful, nicely planned with great flow. I’d love to get these guys to build a place near some water with…(wait for it….) a view of a mountain! * And those high ceilings are just brilliant! The bathrooms are really nicely specced and laid out. The only thing I’d like is a little more space to have a small pool, not so much to swim in, but just to cool off, wash off the heat of the day.
    * that’ll teach me to comment before the end of the video.

    liked the house plan but as a designer, why dont you design a kitchen with room for the fridge? Like the kitchen and kind of look like the kitchen we will build but with fridge and freezer :) Anyway just a strange thing to do when designing a kitchen.

      Would it not be possible to cut a hole in the wall to bedroom 3 and build in the refrigerator there. Then the refrigerator could face the kitchen area. Of course you then had to build some extra walls in bedroom 3 and also look where the window is placed in bedroom 3.

      There is a big hospital 15 mins away. Supermarkets etc. Sukhothai 45 mins away. Not in the middle of nowhere like some parts of Aus.👍🍺

    you know the inside of most thai homes , no furniture its just tiles and they sit on the floor and maybe eat outside next to the thai kitchen ..this would be right out of her comfort zone ...all thought I like it she has no sense on how to furnish a home farang style ... I might treat her and buy a samsung washing machine with bluetooth so she can turn it on with her phone ...5555 she still washes her smalls in a bucket 555

    Great job once again. Besides the house for sale that I mentioned previously, I also found an estate with some B10 million houses for sale outside of Phitsanulok. Next time I go to town I might swing by and see a few of the HiSo places. Way out of my budget...

      No, Tak town and the area aound it rarely has serious flooding problems. Bhumidol dam is 45km away so water levels are controlled.🙏👍

    Yes we need to move the fridge away from the living area. These house designers should follow the kitchen triangle. Overall finish is nice. Anyway your house is still very beautiful. You have a nice garden.

    Nice property James. It is sad though that these residencies are not being built with solar, EV charging, energy saving (esp. air con) and water preservation (water tank under the house with a filter an lift pump) as standard. Maybe in 20 years?

      Yes, true. There has been a big change in just the last 5 years. I will be thinking of solar too in the future. Both my neighbours are now on solar power.🍻👍

    I was mocked by the Thai builders for putting 108 socket boxes, each with 4 sockets in in my house in Udon Thani.
    Unfortunately I still have to feed all the cables through the conduits in the walls that I chased out put the conduit in during the build.

    the second place with the much larger amount of land seems like a better deal. I wouldn't want to be right next to my neighbor like the first place. definitely looked like a wasp nest under construction. I'd be removing that ASAP

      Yes, over half a Rai with the new development. The land is cheaper that way, but the biggest plots I've seen on these type of builds. Yes will have to sort out the wasps for sure.🍺🍺👍

    Just wondering what kind of buyers are purchasing these houses. Correct me if I'm wrong, the area mainly consists of farms. Are there any other industries in or around Tak? Just wondering, these homes would be perfect for a young family that have employment in the area. Like always great having another perspective up there in Tak.. take care 🙏

      It's not far from Tak town which is 15 mins drive. Sukhothai about 70km to the East. Depends what u want johnny, but plenty to do.👍🍻

    Nice vid james, Those Nordic houses are spot on. Good tip about bee stings. I agree with you regarding building a house whilst being a newbie here. It can be quite frustrating not knowing the language but knowing how to build. Still, our house turned out very acceptable.

    Roof rafters and roof tile batons are generally in steel in Thailand.
    Wood is much more expensive and risk of termites.

      True mate, could become hot boxes in the dry season. The roofs on these look quite big, but didn't see any vents. Hope all's well with your build. Will have to catch up.👍🙏

    Nordic house is the best design I have seen so far 👍👏 (other than yours) - fridge could be a under bench style (commercial style) like in a restaurant/cafe.

    Loving that 3 bedroom home. Big bedrooms and great size windows and the mountain (😁) view. The furniture is very nice, only thing I'd change is the L shaped sofa and the opposite side as you walk in. Beautiful little area. Very impressed.
    2 bed really good value too.

    That first house was very nice mate (apart from the fridge!) but as someone who has lived and worked in Scandinavia for over 20 years, I can confirm that it most definitely is not Nordic. It is a nice style and slightly different but there is no mistaking that it is a Thai house. That last one you briefly showed had the lizard ledge ceiling that you know I hate too 😂😂🤣

      @@malc2121 definitely looks much more Nordic with those huge windows. In Sweden they like massive windows which works well in the very long summer days but as everwhere nearly always has very poor lighting, the big windows don't help much on those very short winter days 👍

    Hi James, there are some similar 3 bedroom 2 bathroom houses close to me in Doi Saket for about 2.2m Baht, air -con is included in main living area and one bedroom, quiet area, maybe the land size is a bit smaller (65 Wah). Chiang Mai is about 15-20 minutes away.

      Very true Sam. Depends on the builder and materials. 12k baht sq.m for the house build with decent specs about 1.2 mill. Cheaper or more expensive depending on materials used etc.👍🍺

    Hello James, Thank you for the great videos, always good to watch. I can understand your keeping your privacy but is there any way to contact you (via email or somesuch) as I would like to discuss these properties. I would like to buy 2 of them (I have a thai nephew, so can put them in his name) and use one as a holiday home/retirement place and one for family friends to visit. My brother speaks reasonable thai so could make the call to the lady who owns the 2 developments but if she had a 'line' account it would make calling easier.       @@jamesabroad8589 Thanks for the reply. I am a bit analogue as in I keep off most 'social media' sites, so am not on facebook. Your advice is sound as yes, I planned to visit Tak and check the place out first. I am a simple soul and like the quiet/country so think relaxing up north would be quite nice. I have visited pattaya, wish I hadnt, shocking dump full of the worst people. I met more "shh! keep it quiet but I'm ex-sas" types and every other kind of fantasist! Your house looks lovely, good job on building that. I am an engineer but like to dabble in house design so if there's no cheap ready made place I would probably lease some land (30 years) and build my own. Let you know if/when travel to thailand gets back to pre-covid levels of B.S. and maybe buy you a beer.

      We are in a rice field in North Thailand and the pine doors ,ceiling and clean look gave that vibe to me. Obviously not traditional Nordic house.👍🍻
