I literally scrapped my entire script, that I wrote myself my first day in the office, and wrote an entirely new script that includes what you've said, almost word for word. I modified it a bit so that it flows a little smoother for me in a conversation but I'm going to try that script tomorrow, I'm confident it's going to do well :)

The only question I have is in DFW the market is crazy and everyone is looking. You mentioned in your rebuttal for commission that nobody was looking. How would that go in a sellers market, please?

when you talk about ripping up the right to sell contract wouldn't that be a violation of Line crossing on the other agents side when it comes to doing an interview?
I have used this “tear up the contract” line before, done hours of work and had a buyer actually cancel so they could use their friend who they didn’t realize had their license. Do you have any other ways to handle the “we need to interview other agents” objection?
I like your videos but dont agree with step 4 I do real estate because I like to help people find their forever home. I'm good with a lower rate for my sellers, I'm not undercutting myself to get the deal.
I would use the 5-step framework. Acknowledge their concern, speak thru their point of view, assumptive statement, value statement, gain agreement. In other words, ask them why they feel that way, if they're concerned with the price they pay an agent or how much they net in their pocket in the end. I'd also mention that if they are unwilling to pay a listing commission, they will be doing FSBO, which I respect, ask them to confirm. If they are really going to FSBO, they probably wouldn't have set a listing appointment with you, but if it happens I'd give them a FSBO backup plan and follow up with them in 30 days.
