Unless sellers can match to what buyers willing to pay then possible! Normally most buyers give lousy offers! In landed- the difference can be millions…….. without agents- less transactions & more legal cases! Lawyers will be happy as more sellers & buyers sue each other lol…….

In landed case good luck without agent..unless u got super man eyes to scan all the perimeter interior n exterior , the build authority legal or not, the foreseeable seepage n leaking..the gfa calculations
Do you know the history of how the “norm” of 2% commission by seller agent come about? Also, curious to understand what will the impact be if the regulator changes the rule to sellers agent only get from sellers, and buyer agent from buyers? And thanks for the informative video.
I can only speculate that back then ERA got the franchise from the USA for Asia pacific. USA broker com is 5-6%. Maybe they take some references to do 2% instead..
Alan, based on your co broke examples of seller’s agent not willing to let other agents view or sell the property ,that means the agent has the listing listed as private n not listed in Property guru or other platforms. Wouldn’t it better to hv half a pie n get the property sold fast with other agents , then to hv whole pie n not move the property fast enough? By doing that, seller’s agent is not providing a good service to seller, Iif I m the seller I would demand my commission to be co-broke n get my house sold faster….
I also wish the market would work in this way...but unfortunately it's not esp when money is concerned.

You never know, when a particular owner decided to sell and then they got your contact.. this will avoid going through property agent rite. hahaha

I always see a lot of properties listing for sales, while the property agent said owner pump in 200K-500K of renovations being done. Sometime I see those renovations, does not seem like need so much one leh. I wonder how those renovation price are being derived. What is your idea on this renovation idea ?
They say they own many properties not urgent to sell. You can also treat it as noise.. It's a matter of willing buyers willing sellers. You don't think its worth it. U can always walk away. But some will still buy becos they see value in them. That the game.

Do not ascribe too much value to reno unless it is exactly the design you want. Asset enhancement value only applies for tear down and rebuild. everything else is just marketing.
@@hgft274 agreed. I have personally encounter owner buy an original apartment. Fix it up using average quality finishes. Find a good tenant that pay well during ssd period n flip it for a cool $XXXk profit.

They don't pay commission to agents so I can't think properly 😆😆😆..maybe u ask the agents on duty. They might advise u better...
Agents will tell successful stories to promote bigger commissions but will withhold the sad ones.
numbers dont lie my friend. that why i met cases before. they can upgrade. they dont want. they still in their humble flat today. those that took the leap of faith. anytime, they can downgrade with a pot of gold.... Go and speak to people that upgrade...and you will know what i mean... Sad cases? if u have been watching my channel. u will have hear alot....
Carry huge loans for 30 yrs. Any of them lost their job will be in big trouble. Must manage with prudence.
that is why even MAS has even advocate to be prudent in taking loans. that why LTV & TDSR are in place. taking no / little risks is also not doable esp if you are still in your productive years....
Alan, Malaysia Ringgit Weakness and the Past Property prices drop means for the new investors or buyers in Malaysia buying property have lesser RISK and more probability from Capital Appreciation. This is the opposite contrast from Singapore Property where prices have been only in 1 way UP UP UP. You can argue with me saying cannot drop one lar. Singapore property solid solid like Golden Egg. But when Ringgit start to strengthen and the roller coaster ride from bottom start to slowly move up. You know what I mean. Anyway investing in property is about Timing. Do your own due diligence.

it all depends on yourself. some deep inside are quiet. some face PIE got road noise. some outside along jalan jurong kechil. are convenient and so on....it all boil down to the house condition and facing n $$$.
All the property price here increase like nobody business. If you ride a roller coaster, you should know that what goes UP , will eventually goes DOWN. The property price here like almost Peak liao leh. Where got always goes up up up one leh. I guess I already jialat liao lar. How to upgrade to landed leh. Now shoebox condo also cost average $750k at least. Landed leasehold cheapest also must set aside close to 2M leh. I guess those property investors make the most during our parent time lar. Now the price not much meat liao lor.
What is past. we cannot look back. but delta btw HDB and condo n landed has already widened. and it will continue to widen ahead. crash? maybe 10%....the most ...but after galloping >30-40% for landed after COVID.

issue is money supply in the world keeps increasing. quite hard to go back to 10 years ago pricing without destroying all the money that has been printed since then

Yes. the historical chart dont lie. as long there is demand prices will continue to inch upwards. with more millon dollars or $800-900k BTO MOP flats. what will they buy next? think about it? Plus cannot anyhow list for 10% or more...it only say one thing very very clearly...

I am from JB. I totally agree to your key advice 'buy where the locals are buying'. Some developments like the 2 projects you mentioned were targeted to the foreigners, the buyers will find it difficult to sell as this is not what locals want hence it is not surprised the prices were falling. For the locals, high rise residential is always ranked at the last of their choice, some locals are still buying but it is due to their limited financial capability; for those who can afford, they will definitely go for landed. For the rich, they tend to buy commercial properties like shop office rather than residential. In general, landed properties in Johor Bahru have been doing quite well even during the bad time, the value have been appreciating over time but these are the properties where the ownership restrictions are imposed to the foreigners.

I am living at West Coast Parkview. The view of the park and the coast from levels 15 upwards are stunning. On good days, it is really windy.
