  • Why You Should Upgrade. If You Can?
    I will talk about why you should upgrade, if financially if you can afford to. I will also talk about the sweet spot to enter. For those who cannot afford to upgrade. I will also share with you a lobang at the end of this video. To end it off I will also talk about the implications further down the road whether you choose to upgrade or not with real-case scenarios.

    In Singapore , only Private Property worth the money ! HDB BTO Flat is the Starting Point 😂

    Why buy private property like condo? In my opinion HDB is better u get goodies from government and no need to pay maintenance fee and sinking fund. All condo owners no receive goodies like utilities and money from government and pay high property taxes and maintenance fee.

      Agreed but also disagree...hdb for those that start out, for those that prefer simple life and those that plan to retire...etc
      For those that are doing better. It's a choice. It's like 🚗. Luxury and normal cars also go to the same place. Why do some prefer the others? It's their choices..

    The older generation is luckier becos property prices relative to their income and cost of living is very much different from now.
    That is why they can own an investment property.
    There is no comparison at all.
    Even if you buy a hdb 40yrs ago and you keep all your $ in CPF, when they retire they also are cash rich and can retire comfortabily with other who own investment properties.
    Why you see old people clearing plates are the lesser educated older folks who dont earn much when they were young.

      I don't see it this year. The present always talks about the past are lucky. But the past always say the present are even luckier...never ending. Let's embrace what is Infront of us n make the best out of it...

    I agreed his advice ...upgrade if able to without financial doubts ...will regret if years past and still staying in our small 3 or 4 rooms HDB ...at least upgrade if got the mood n chance ....im the one think too much and now seems too late for upgrading ...still in 3 room flat for 30 years already

    speaking from my past experiences what you say holds a lot of ground. There is risks in getting a private property like what someone mentioned about the Sentosa W example but every decision is a calculated risk with the upside outweighing the downsides in general. Thanks Alan

    You are using after event. Why dont you use sentosa W apt? If u buy at 2010 u will lose a big hole now.
    Its always easy to use profitable condos as profitable examples.

      Those bought W apt also don’t need to care about upgrading. They were already too rich to bother.

      Those who can buy Sentosa or ultralux CCR is not an upgrade. U think it matters to them if they win or lose money?
      90% of local buyers who bought OCR in the last decade who never make money? Must get the facts right. Unless you go buy those weird layout with loft design then likely lose money.

    but if you buy and there is enbloc few months later, you have to pay 12% SSD right? Thank you for sharing your journey also... painful to hear the missed opportunity, but better later than never!

      Back then I recall SSD don't have. It's a cowboy 🤠 town...buy n sell with ease..

    Sg national debt US$ 800 billion. Massive for 730 sg km. Just borrow n spend. How many % population are forward Debtors? Condos/Hdb Btos n Cars. All broke.

    what is the right profit to sell a property ?

      No right or left. Imptly is to take profit and reinvest into another one if u think the current price has stagnant. For example, no point holding to one say to hit 30% profit after 10 years...if u can get one in a shorter period of time.

    For those who never bought or invest any private property before, likely will think it’s another sales pitch by another agent. But as someone who had bought and sell 7-8 times, I can testify there’s some truth to it if u bought the right property. (Don’t go buy those stupid Sentosa or ultralux ccr or boutique dev etc). Once u have the means to upgrade, done your due diligence and able to set aside enough emergency funds after buying, should just go ahead. Overthinking may not be a good idea sometimes.

      @@garlicbread68 definitely not from FD/SSB or Tbills, mainly from OCR and RCR properties with decent layout and mid to large size development.

      better than noting. in other country. own self take care own self....we are blessed. hdb is the best secret upgrading weapon if u know how to leverage on it...
