    I grew up in Toronto...moved to the Shwa or Oshawa...Bommanville...and London. London was the worst place I ever lived. I worked in the two areas you mentioned....people were bad. I lived on Mornington...they called them condos lmao...horrid place with the worst cockroach problem I've ever seen in my life. When you see them in the hallways and in the laundry room you know it's real bad. I sealed my whole apartment off all the pipes and air passages and I was okay for a few years but the people lmao needles everywhere...psychopaths...I got the hell out. North West London is nice...some rich areas...but still the same crappy attitudes from people. London is NOT a nice city.

    All the people moving from the GTA has caused housing prices to skyrocket. Now the people who grew up here can't afford homes here unless they purchased a long time ago. Crime is all over the city. I had someone try to break into my apartment in May. Police came 3 hours later. Good thing he didn't get in and I wasn't hurt because the police can't handle all the calls. Cop that showed up said people are doing $300/day of drugs and that's why theft is so bad. My entire life is set up here (family, doctors, cheap housing) otherwise I wouldn't stay here.

    My husband was born and raised in EOA. All of his friends that aren’t in prison are dead. London has taken a steep nosedive as a whole in the last few years. Is she the most dangerous place in the world? Of course not but she sure is a shithole.

    How is this boom going to affect renters? Is affordable housing being built for larger families who cant get out of the renters rut? 6 person families barely making it in a 3 bedroom apartment. Are we supposed to be welcoming people who cant afford Toronto prices? More people moving in means landlords will increase prices and start forcing out tenants who pay lower rates. We can barely help the homeless, so now we want to invite more people? Have you read reviews of The Factory? Locals can barely afford to take families there.

      well ontario has slowly been making effort to increase the diversity of housing options, but generally it still suffered from the same sprawl as the rest of the west. I would be cautiously optimistic, and patient. 👍

    London seems like the only city that's growing and yet the city centre doesn't change. The city has put no money recently in the downtown, like digital screens, buying some of the surface parking lots and transforming them into more green areas, water fountains, transit hub... The land across from the RBC place has been for sale for 5 years, its prime land. The Fork of the Thames is embarrassing. The city needs to keep up with the growth.

      urban planner here. this is what happens when the suburbs are subsidized. It takes investment into a downtown to get returns, and london has been very hesitant. Still, overtime the benefit of a healthy downtown will be more clear, so I would be optimistic.

    Hey Ryan, We moved to London couple months ago and it is great so far. I sold my 3 beds 1 garage house in York and couldn't afford even a town house there any more. We purchased a dream house with 3200 sqft 4+2 beds 2 garages in Uplands near excellent schools and 9 mins from Western University and 15 mins from work for 970K. I have been watching your videos for couple years and they helped a lot to know the city before we move. If I didn't have a RE agent, I would have definitely contacted you. All is great except the roads are really bad some how in some areas. The CITY has to do their job as they are collecting A LOT of taxes. Every thing else is great if you pick what you do in your daily life.

    I lived behind The Adelaide Center from 2015 to 2018 and these are accurate descriptions. Taking a short walk would have you in the worst areas. Police sirens were constant.

    I remember London in the 70’s/80’’s and early 90’s. All pretty good memories and a good quality of life with green areas to escape to very quickly. There was a funny mix of academics and rednecks due to the University and farm communities intersecting. The art community was small but about the only thing worth engaging with. Unfortunately, the downtown area, which was full of Victorian and mid-century architecture, was never considered an asset by the developers or the city planners who changed the face of the city centre by putting up a huge mall which failed miserably amongst other bad ideas.. The city centre lost its appeal as two other malls were built out in the suburbs. The city centre was a popular place for people to meet with some art galleries, great restaurants, unique stores and nightclubs. All but gone now and a total eyesore. I can’t believe the city planning department gave permission for these idiots with no vision whatsoever to basically destroy the city centre. It was a tourist attraction and could have been refurbished to a high standard. Short-term profit at the expense of a quality of life for the people who frequented the city centre.

    You forgot limberlost, in white hills, pondmills, white oaks, mornington ave, the down town and old south down dundas east of Adelaide, even Wellington to Adelaide on dundas it's full of junkies. And the drug problem is bad, manor park is another bad area know for gang violence which is close to baseline road which has seen some more drug related crime including murder. Simcoe st. Esp "the simcoe building" is known for drugs and crime. It is yet another community housing building. 580 Dundas as well. The down town is just crawling with the homeless, literally and figuratively. Places that are relatively safe I would say westmount, many family homes and high rise apartments. Berkshire is safe and all town homes, wortley village is a nice area full of heritage homes as well as known as the gay village so keep that in mind. Around the kipps area you mentioned they call it H block like the square between Huron and hibury. Not the greatest along with "ham n egg" referring to Hamilton and Egerton. Most of EOA (east of Adelaide) is bad like you said. East end is the worst esp the cheapsise n boulee, near mcnay and lorne Ave. The safest areas are masonville, westmount, Oakridge, byron, and cherryhill is mostly seniors. Then you have student housing all around western. We all know about the Flemming drive riots years back on st. Patties day. That's about all the input I have.

    I grew up in London but moved to California in my late twenties. In the 1990's I learned a child porn ring had been operating in all city elementary schools for more than twenty years. Every elementary school principal was indicted on charges for sexually exploiting children. In every case, the students were selected, the parents were told their young kids were going to be making child porn films and they would receive a large cash payment for their silence. Not a single parent in over twenty years had the moral conscience to speak up and protect their own children from exploitation. They all took the money. The porn ring was only discovered by chance when police knocked on the door of a large warehouse in town and found rows and rows of shelves containing child porn videos. Just so you know, these are the type of people you'll be living with in London, Ontario.

    I lived at Cheapside and Elliot for a year at the end of the '80s while attending UWO- right on the boundary of AREA #4 (violent crime). When I look at the state of the area now on Google Maps, almost 40 years on it looks terrible. East of Adelaide was always a kind of dividing line in the city, but London used to be such a clean and middleclass place to live. When we lived on Cheapside we were probably the most dangerous thing in the area. 😜 Sad to see, but in line with the general decline of Canada.

    Been living in Kipps Lane since 2019. Not as nice as other neighborhoods as mentioned but it's not dangerous at all. I know it had a lot of bad rep from the past but everything's pretty peaceful now. There is a group of kids(gang if you would call it) that frequently hangout in our covered parking area but they mostly keep it to themselves. Even talked to them once or twice.
