    After the NAR ruling buyer's agents are no longer required to be paid by the seller's/listing agent. That means the buyer's agent will be paid by the buyer with funds outside of the mortgage that will add to the closing costs for the buyer? Also, in the scenario you mentioned with a buyer entering into a contract with the seller's agent is then entitled to a representation fee? Isn't dual agency illegal in some states? The seller's agent works for the seller, with their interests being the priority. Isn't the home buyer representing themselves? Why would the seller's agent be entitled to another commission by the would-be buyer?

    Hi Audra - SO HAPPY I found you about a year ago! You have amazing videos and advice! Getting ready to sell in VA. A ranch with an upstairs of 11x13 space (with walk-in closet and full bath) plus 17x18 "bonus space" - all one big room (we built 8yrs ago with no wall separation for a big man cave LOL).     You do not need a license to be a general contractor in Illinois. And the construction quality of Illinois is top notch, certainly far superior than West Coast.

      @ licensing has the sole effect of decreasing competition. The less the competition, the worse the product or service. Plenty of licensed scumbags. I’d rather there is no licensing law. But if there is, I am often compelled to pick contractors that fit those criteria. But there are excellent contractors who do not keep up with licenses, and scumbag contractors who have all the licenses. We consumers end up pay more with the licensing law anyway

    These days, at least in Florida, prep and staging a house is a minor factor compared to the asking price of the property. Creating interest is all about the owner and his/her broker setting a reasonable asking price taking into account current market and nearby sales, homeowner and flood insurance costs espec if 3x or 4x the national avg, current mortgage interest rates and the inventory level in the area. Greed will kill any help from wonderful staging every time.

    "Personally", I would negotiate a deduction just to repaint the interior in silver/light gray/white-ish in semi-oil base. Dark colors decrease the interior spatial perspective and make the room size smaller and tighter.

    Painted the whole house white! Extra white, SW. It's a neutral with some blue. All views lead to the blue lagoon pool so I think it works in hot east coast of Florida. It makes the house look bright and bigger. Agents are always saying keep color on the walls and white baseboards... Sure, it's "cozy" but we want clean, bright and inviting. Hope this works!

    I love Benjamin Moore paint. but used an off brand for the ceilings. I used Sherwin-Willams new flat paint, ya, not impressed with it, Wished i'd used another sheen. One tip with the Benjamin Moore paint. I buy in pints for millwork, it drys out pretty fast. I used Advance for my millwork on the stairs and wainscoting. Only wished this product was available when I painted all my trim.

    Oh my gosh! I bought a 1915 craftsman bungalow eight years ago and renovated it mostly all by myself. It makes me sad shiplap is out. I actually used shiplap for a reason that most people don’t think of. As a stubborn, independent woman, I can install shiplap all day long. What I can’t do is hang a stupid 4 x 8 sheet of drywall all by myself on a ceiling. Hence, shiplap. I just painted it all a beautiful silky white and it all just blends in. Heck, I probably could have sided the exterior of my home at least two times for the amount of shiplap, I used on the interior. Seriously, it’s not really noticeable. And a plus is, I can hang pictures and paintings and shelves wherever I want. Score! Enjoy your channel😊

      @@Bhoxmine It’s a great option for some homes and it can look great when installed correctly. Good job, on tackling such a big project. If you enjoy the Shiplap don’t fret. It’s just not a best choice if preparing a house for sale.

    from what i've seen quartz is just as expensive if not more than granite, at least in my area.

    First off Quartzite isn't a "disaster" to have at all. It all depends on how it's being treated. I have it in my bathroom and it's EASY to maintain. You only have to seal it ONCE PER YEAR. And it's extremely easy, just basically polish it and takes a few minutes. And barn doors do help out in certain cases. I have one myself for two doors (one door covers bathroom & closet) and looks great and get a lot of compliments on it. And grey is not dated but desired. You have some good ideas but then fail on many. With design, each case is unique. Design isn't a one size fits all thing. And the word on the street is shiplap (not my style) is back! But being used vertically. You should know trends come & go and then repeat. I also live in the OC and I see many outdated (for me) things coming back in style with the younger generation. Design is very objective. But I do enjoy your show too!

    Earlier this year we emptied, cleaned and got my father in laws house ready to sell. I on purpose removed toilet paper from both bathrooms to keep people from using them. Then the inspector came and lo and behold he brought in his own toilet paper and used a toilet and well, lets say , left a mess for me to clean again and left the toilet seat up…. Grrrr In my opinion do not leave toilet paper… this invites all to mess up your hard work you spent cleaning. Also, it rained for several days and the house was shown and I walked in later to red mud stains left from some dudes boots all over carpet that had been cleaned and the hard surface floors as well. I had put a rug to wipe feet at door but it was ignored. It should be mandatory shoes be removed in a house showing

    The problem here in VA is that agents don't care and will always want you to put in the expensive floors and paint. They are not paying for it and know you will accept the offer to sell the home...

      @@professionalinspectionserv9468 Interesting perspective. Recommending the most expensive isn’t not always the best thing to do. Simple and sensible advice to sell is more feasible.

    I have hardwood in my kitchen and I have no problems. Just don't leave puddles of water sitting on it. It also doesn't look dirty as easily as tile. The BEST thing is no grout! You couldn't pay me to tile it. All our floors are hardwood except 1 bathroom that has been tiled.
