    Yep. Don't mess with your agent. They act in your best interests and try to get the most for your house so they can get paid as well. I have a good agent and they like me because I do repairs! I have been keeping in touch with agent as it is getting time to sell and WE might be able to make some money. They are also helpful in getting funds transferred, finding inspectors, etc.

    Although all of these tips make perfect sense, if someone can't come into your home without bothering other people's stuff, then they have no business in there in the first place Let's say that potential buyer could end up renting to some unsuspecting tenants If that potential buyer can't leave other people's stuff alone even if there's valuables present, then they shouldn't be included in the opportunity to sell that particular home You really want to have honest potential buyers who DON'T even come NEAR your stuff

    Many people are allergic to scent, additionally some people might think “What are they hiding? Moldy odors? Kitchen odors? Pet odors?” Candles? The risk of someone knocking it over or leaving it lit when leaving and starting a fire. Also I think she’s off base on colors, new builds around here are using a “griege” color, a very light neutral beigy-gray. If you have beautiful white millwork, it’s going to disappear against a white paint. It’s even being recommended by the local Sherwin Williams and realtors to people preparing to sell.

    The first time we listed our beautiful home, the realtor sent his “photographer” in the evening at dusk which provided a weird hue of the paint on the interior and made the outside of our vinyl sided house look like it was clapboard siding. I was LIVID and demanded the realtor hire a REAL photographer who knew what he was doing because I could provide better photos than that!

    I agree with your list. My former home ****** Saddleridge Dr San Juan Capistrano, CA sold in 2023 for $2,419,929. When my realtor said “Put the lid down” I snapped to attention and said, “Yes Ma’am!”

    It should be obvious, but take all of the junk off the kitchen sink, bathroom counters. Have the yard manicured and shrubs/trees pruned. Fix everything! I’m an unusual buyer in that I can look past a lot of stuff. But most people want a model perfect home to walk into. Do not rely upon your own wisdom. Your realtor is your best friend!

    I requested adjustment when it came in low because I KNEW some of the houses they were using for comps. I pointed out they had no updates at all, where I had a new architectural roof and all hardwood floors (no carpeting), and ELFA closets - every single closet in the house. The other minor updates and improvements I didn’t mention. The big things were the floors and the roof. I also mentioned the money we had spent on landscaping, I think. Which was considerable. I objected to one of the houses he used for comps because it was in a subdivision (next door to mine) that has a problem they can’t fix - a pumping station the owners have to pay for - that drives their HOA fees up MUCH higher than the one in my neighbourhood. He also used a comp from a neighbourhood with much lower quality houses - vinyl siding as opposed to all brick as in my neighbourhood. He did adjust the appraisal. I thought he did an incomplete job on the appraisal.

    I sold 2 homes back to back. I made sure the homes were empty, freshly painted inside & out and the cleaned inside and out. All landscaping trimmed neatly. They both sold in 2 days.

    My horror story: My real estate agent unknown to me let the buyer have access to begin laying new flooring! Then before closing the buyers lawyer claimed that I didn't have clear title to my condo. I eventually straightened things out with my deceased husband's adult children from a previous marriage, but the closing was delayed. During the delay, the buyer started threatening to SUE ME if the sale didn't go thru!!! He was going to sue me for his expense for laying flooring in a condo he didn't own yet. Crazy.

    Victor Orban el hombre! well... and it is more expensive to raise kids in the west so people tend to have less. we dont live in a subsistence economies anymore. infant mortality is much less because of medical advances. so dont need to have a bunch of kids you will end up in the poor house.

      Even in 1976 when my parents bought a new place the first thing I advised them to do was get rid of the mirror wall tiles in the dining room! Even then it was so old!

    Rolex watches? I doubt many people have to worry about them. 😊 Not all buyers feel uncomfortable with having the seller(s) around. I've been to showings as a buyer and the seller(s) was there. It was actually good to have them there. They answered questions for us. It was quite helpful. Based on those conversations, we were able to decide if we wanted to go forward with an offer. In one case we did not. In another we did. If buyers look uncomfortable (very quiet), then the sellers can always leave for a while.

    LOL - Years ago I tried the bake cookies trick and it backfired. I forgot about them and they burned! The agent came to me while I was waiting outside during the showing. She told me that something was burning in my oven. I was SO so embarrassed!

      @julieorourke9897 i hate open toilet seats, closed shower curtains too. But it has dawned on me that it could be a cultural thing in some areas.

    My experience with realtors has been that they reaĺly invest very lttle financially or physically into selling. They know little to nothing about nuances of individual homes. They often want you to list below market so they can get paid quickly. You're very self-serving. Scolding potential sellers, as you are doing in this video, doesn't impress potential sellers.
