Audra, our house went on 4he market today. We have... new neutral paint, new carpet, new roof, new AC, and our realtor says the house is priced right. Hopefully it will sell quickly.
You have succeeded in making me more content with staying in our home that we raised 2 children and helped raise our 2 grandsons in. We just thought we wanted to downsize after the kids and grandkids were grown, but I love how my house makes me feel and I wouldn’t want to go through the nightmare of prepping to sell🤦♀️. I have appreciated your help to prepare my recently deceased daddy’s empty rental property for inspection. I have done as much as I could to make the home easier to sell. 1 year old HVAC, new roof in June, replaced old leaky tub/shower( had to build new floor under tub); fresh neutral color paint, vinyl plank flooring in neutral shades,put in new heat/exhaust fan in bathroom and replaced all vents in ceilings. Had HVAC checked out and replaced the filter. I have 1 window that has a crack in it so I’m thinking of getting it replaced and I am thinking of getting an electrician to check things out. Thank you for the reminders🙂

I would agree that it's important to shift your mindset from this being your home to being your investment. It's harder than it sounds, but buyers will not have the emotional attachment to the space and will be super critical!

This video was so valuable. I plan to download the checklists. While we won't be selling in the next ten years, I have already started to neutralize my home. I counted 19 family photos upstairs. I've removed many photos from downstairs. When we sell, they will certainly be removed. Removing cobwebs! Cobwebs are my pet peeve and my garage is disgusting with those cobwebs. I think I'll ask my cleaning company to add some deep cleaning to the list, a little bit every two weeks, including the door side facing the garage and those cobwebs. My job is to declutter the office and tackle the basement. Then it's the two rooms that were once bedrooms. I plan to remove much of my own furniture and have a stager bring in appropriate, appealing furniture, when we sell. By the time we sell, most of my furniture will be really old, haha. I'll be really old too. That is a LOT of work, and if I don't continue to declutter, it will hit me hard later. Always having an eye to maintain my home is important. So is replacing that driveway and my sagging walkway! Never-ending!
She gives advice, light walls, clean-clean-clean, stage with less accessories, depersonalize, great mechanics, beautiful landscaping, organized closets. Go through model homes, it'll give you ideas.
Enjoy all your content. I’m planning on paying for my own home inspection before we list the house. I don’t want any surprises once the house is listed. I think it will be money well spent beforehand. It will be for my own personal use and understand that a second home inspection will be required once the house is under contract.

I decluttered, packed everything and stored in the garage, Yes, people asked if any one lived here. Then the realtor brought in a "stager", put in fake plants, small clutter, pillows, etc., now it looked like a staged home and the potentials started asking for things to be included in the sale. None of it "helped" to sell the home. So, here we go again getting ready for next spring. However, your site really has helpful hints.

You laugh is great! We are experienced sellers...22 moves in 44 years 😂 So clearing out 40%came easy. Put white towels in master bath along with several of your suggestions. We are minimalists 4 sure. Had a realtor tour and they all said it looked like a model home and is at the top if their list. thanks!
Our last house had VIBRANT colors in every room! I literally took a piece of colorful Mexican pottery to the paint store and said "Give me this yellow... Give me this green... Give me this red... etc" Our house looked like a Mexican restaurant! Needless to say, we had to paint the whole house before we put it on the market. We ended up going with Sherwin Williams Egret White and it was GORGEOUS!! I don't know how TF we lived so many years with those chaotic colors. My new house in Colorado will be all neutral!

I previewed a home this week - and the ENTIRE home had BLACK ceilings, and charcoal walls. The whole thing, including the kitchen, and baths. It was like a dungeon. Its in a lovely neighborhood, and not far from the water- I will be watching to see how it goes for the seller.

I love all your suggestions. Most make so much sense and are very helpful. Theres one i dont really agree with. I literally would NEVER buy a house with carpet that light, unless the price was below our price point and allowed us to replace it.

I previewed a home this week - and the ENTIRE home had BLACK ceilings, and charcoal walls. The whole thing, including the kitchen, and baths. It was like a dungeon. Its in a lovely neighborhood, and not far from the water- I will be watching to see how it goes for the seller.
Interesting. That's kinda the opposite of what I am recommending. It only takes one buyer.
