I have done as much as I could to make the home easier to sell. 1 year old HVAC, new roof in June, replaced old leaky tub/shower( had to build new floor under tub); fresh neutral color paint, vinyl plank flooring in neutral shades,put in new heat/exhaust fan in bathroom and replaced all vents in ceilings. Had HVAC checked out and replaced the filter. I have 1 window that has a crack in it so I’m thinking of getting it replaced and I am thinking of getting an electrician to check things out. This video was so valuable. I plan to download the checklists. While we won't be selling in the next ten years, I have already started to neutralize my home. I counted 19 family photos upstairs. I've removed many photos from downstairs. When we sell, they will certainly be removed. Removing cobwebs! Cobwebs are my pet peeve and my garage is disgusting with those cobwebs. I think I'll ask my cleaning company to add some deep cleaning to the list, a little bit every two weeks, including the door side facing the garage and those cobwebs. My job is to declutter the office and tackle the basement. Then it's the two rooms that were once bedrooms. I plan to remove much of my own furniture and have a stager bring in appropriate, appealing furniture, when we sell. By the time we sell, most of my furniture will be really old, haha. I'll be really old too. That is a LOT of work, and if I don't continue to declutter, it will hit me hard later. Always having an eye to maintain my home is important. So is replacing that driveway and my sagging walkway! Never-ending!

I previewed a home this week - and the ENTIRE home had BLACK ceilings, and charcoal walls. The whole thing, including the kitchen, and baths. It was like a dungeon. Its in a lovely neighborhood, and not far from the water- I will be watching to see how it goes for the seller.

As for lighting, I would make sure not to mix warm and cool temperature light bulbs, especially in the same room. And I would probably recommend lighting in the neutral range, not to warm (orangey) or too cool (daylight-hospital-like). And have layers of lighting in every room, ambient, task and accent lighting, not just one source of light.

I’d love to get your feedback on our listing if we should’ve staged our homes before our photos were taken. We’ve been on the market for about 2 weeks so far and haven’t had any feedback from buyers. thanks for the kind words and glad you are here! If your agent didn't suggest staging maybe it did not need it. I would speak to your agent and see what their thoughts are on staging however you would likely need to redo photos as well. Perhaps there is a reason that they chose not to stage, your home maybe immaculate!?

Honestly it's whatever is best for you and your schedule. If it happens you are living there you just want to keep it as tidy and clean as possible and declutter is the big thing!
Love your channel. A question I have after noticing your beautiful black fireplace. Saw a home tour of a decorator in Chicago. She had tall ceilings ,white walls and beautiful black lacquer doors. What do you say about black doors? Looking at new home with tall ceilings and wanted to paint the doors black.
thank you so kind of you. Black and white are more modern for sure so if it ties in with the rest of the aesthetics in your home it may work...typically we say white but depending what the rest of the home looks like it could work
houses that aren't jumbo probably don't need all that much work because there are so few on the market. If you had a carpet estimate made for a house less than $500k that would be fine, that market is raging still. For houses that are in that 750k+ range, everything here is sound. I remember burning all of the original draperies in the backyard of my first house, they were so nasty. Great advice on those, just toss them out. Also pro tip - take 50% at least of the furniture out of the house and get it in storage. You probably should take it all out but that leaves a weird impression like you're doing one of the FIve D's. Half in there is fine. So many reasons to do this. Great channel
Hi, I know this is off topic, but how about a video when a house goes through CA probate. Sometimes there is no living trust and there may be a will or no will. The house has to go through probate an d when the judge approves the pettition for distribution, the hiers either want to sell it or keep it and transfer ownership. I know if the hiers want to sell it they call you, but if they want to keep it do they call you as well? Then if one wants to live there and is doing a buyout to the other hiers or sibligs, do you handle the buyout process? There's more but this is the short version. Thanks 😍
Love your videos, Audra 🙂 Would you please give some tips on how to deal with pets during the showing of the home process? We have cats, pet furniture, litter boxes, and we can't all just throw out what the cats are using nor hide this stuff constantly. Toys can be picked up and hidden but not the rest anywhere. We don't have anywhere to take the cats except to ride around with them in kennels in our cars. Any thoughts? Help, please!
I suggest keeping the cat litter boxes in the garage if at all possible. If you can keep the animals in crates or bring with you that is ideal and for sure picking up toys and beds so the house is as clean as possible.
I love all your suggestions. Most make so much sense and are very helpful. Theres one i dont really agree with. I literally would NEVER buy a house with carpet that light, unless the price was below our price point and allowed us to replace it.
Do you recommend including a home appliance warranty? Do buyers find that valuable? I got one when buying, but never used it because I wanted to replace broken stuff instead of getting a half-a**ed repair that will break in another 6 months, but that's me.
Hi Audra, I enjoy your videos. I’m planning on selling my parents house in Queens NY which I inherited back in 2006. I have a question, I’ve been renting it to my friend and his family since then and they take great care of it. After the first year we don’t have a yearly lease anymore. My question is what is the general time I should give my friend (tenant) before I sell the house? Also, My wife and I depend on the rent from the house and it would help if they can stay until it’s sold and they find a place. I’m thinking that if they find a place and leave and the house is then on the market for months it would be a bit of a struggle financially for us.

I previewed a home this week - and the ENTIRE home had BLACK ceilings, and charcoal walls. The whole thing, including the kitchen, and baths. It was like a dungeon. Its in a lovely neighborhood, and not far from the water- I will be watching to see how it goes for the seller.
Interesting. That's kinda the opposite of what I am recommending. It only takes one buyer.
1.Declutter 2. De personalize 3. Replace carpet - low pile, nuetral no shag 4. Deep clean - tidy up + deep clean - wash windows 5. Only white towels 6. Paint nuetral colors 7. Take down loud bright colors 8.

Don't forget to check outside lights as well. I was selling my mum's house and one outside light wasn't working. Fortunately it was just the bulb, but really didn't need to do special trip with a step ladder and a load of stress to check it out.

As for lighting, I would make sure not to mix warm and cool temperature light bulbs, especially in the same room. And I would probably recommend lighting in the neutral range, not to warm (orangey) or too cool (daylight-hospital-like). And have layers of lighting in every room, ambient, task and accent lighting, not just one source of light.

Just recently subscribed to your channel. We recently placed our home on the market and I’m super anxious and nervous. I have a great realtor but I feel like she’s more of a friend than I realtor 😑. I’d love to get your feedback on our listing if we should’ve staged our homes before our photos were taken. We’ve been on the market for about 2 weeks so far and haven’t had any feedback from buyers.

thanks for the kind words and glad you are here! If your agent didn't suggest staging maybe it did not need it. I would speak to your agent and see what their thoughts are on staging however you would likely need to redo photos as well. Perhaps there is a reason that they chose not to stage, your home maybe immaculate!?

Honestly it's whatever is best for you and your schedule. If it happens you are living there you just want to keep it as tidy and clean as possible and declutter is the big thing!

Love your channel. A question I have after noticing your beautiful black fireplace. Saw a home tour of a decorator in Chicago. She had tall ceilings ,white walls and beautiful black lacquer doors. What do you say about black doors? Looking at new home with tall ceilings and wanted to paint the doors black.

houses that aren't jumbo probably don't need all that much work because there are so few on the market. If you had a carpet estimate made for a house less than $500k that would be fine, that market is raging still. For houses that are in that 750k+ range, everything here is sound. I remember burning all of the original draperies in the backyard of my first house, they were so nasty. Great advice on those, just toss them out. Also pro tip - take 50% at least of the furniture out of the house and get it in storage. You probably should take it all out but that leaves a weird impression like you're doing one of the FIve D's. Half in there is fine. So many reasons to do this. Great channel

Hi, I know this is off topic, but how about a video when a house goes through CA probate. Sometimes there is no living trust and there may be a will or no will. The house has to go through probate an d when the judge approves the pettition for distribution, the hiers either want to sell it or keep it and transfer ownership. I know if the hiers want to sell it they call you, but if they want to keep it do they call you as well? Then if one wants to live there and is doing a buyout to the other hiers or sibligs, do you handle the buyout process? There's more but this is the short version. Thanks 😍

Love your videos, Audra 🙂 Would you please give some tips on how to deal with pets during the showing of the home process? We have cats, pet furniture, litter boxes, and we can't all just throw out what the cats are using nor hide this stuff constantly. Toys can be picked up and hidden but not the rest anywhere. We don't have anywhere to take the cats except to ride around with them in kennels in our cars. Any thoughts? Help, please!
I suggest keeping the cat litter boxes in the garage if at all possible. If you can keep the animals in crates or bring with you that is ideal and for sure picking up toys and beds so the house is as clean as possible.

I love all your suggestions. Most make so much sense and are very helpful. Theres one i dont really agree with. I literally would NEVER buy a house with carpet that light, unless the price was below our price point and allowed us to replace it.

Do you recommend including a home appliance warranty? Do buyers find that valuable? I got one when buying, but never used it because I wanted to replace broken stuff instead of getting a half-a**ed repair that will break in another 6 months, but that's me.
when representing our buyer clients we typically do ask for a home warranty up to a certain amount depending on the size of the home

I’m planning on selling my parents house in Queens NY which I inherited back in 2006. I have a question, I’ve been renting it to my friend and his family since then and they take great care of it. After the first year we don’t have a yearly lease anymore. My question is what is the general time I should give my friend (tenant) before I sell the house? Also, My wife and I depend on the rent from the house and it would help if they can stay until it’s sold and they find a place. I’m thinking that if they find a place and leave and the house is then on the market for months it would be a bit of a struggle financially for us.
