Can a lender release information to you regarding the buyer's qualifications? I didn't think they could legally but maybe it is different in each state.

Nothing at all boring about this video Audra. I downloaded the information sheet you provided, so thank you for that. I do have a question. On one of your previous videos you provided the Redfin website where you can pull up marketing info, etc. for your specific city. I checked that out for mine. I'm preparing my house to sell, and doing the majority of work myself so it's taking longer than I estimated. Because of that, I'm just not sure whether I should sell now when interest rates are currently 8% and the selling season is beginning to slow down. If YOU have a Seller who doesn't HAVE to sell right now but is preparing to do so, would you advise them to hold off until after the elections (first of the year) and perhaps interest rates will come down to a lower rate, which would definitely create more offers? I live in one of the top property markets in US for 2024. Please and thank you!

I would definitely have a conversation with your realtor regarding the best time to sell...some areas have weather conditions that make it advantageous for seller s to sell at different seasons. I am definitely feeling a slow down in my business due to election proceedings and just summer season vacations. In my area, the spring time is the best time to sell. Your are may be different.
In my area a 2-3% earnest money deposit calculated off the sale price is pretty common. Every state and city varies. You would want to consult with a local realtor.

Hi Angie, having a buyer stay for over an hour is a good sign. Its also a sign that they may be very slow during the process. Some people are just slower than normal:)
Great content. I learned quite a bit from your videos. One question regarding the loan contingency. How many days on average should the loan contingency be enacted for? The lender’s commitment to loan comes after the underwriting process, correct? Is this contingency usually removed last? What’s the typical time allowed for this contingency? Thank you!!
Can you clarify the days? At one point you say the day of the last signature is day zero and the next day is day one. Next you say when the day of the contract signature is day one. It’s at the 5 minute mark. Can you clarify better?
Yes, I am sorry. I put a text in the video to clarify: The date of the last signature on a purchase offer is DAY ZERO. The next day is day 1. Sorry for the confusion.
Before these August 17 commission laws went into effect, a broker who intended to charge a 6% commission also wanted to use a lockbox for the property. I backed out before anything was listed. In your estimation, what would you suggest as a range for a commission regarding a sub $400K townhouse, with or without using the dreaded lockbox? This is from the DMV area.
For the amount of money that realtors collect for their services, why aren't they actually doing any of this? I just sold two homes in the last year - I never saw a release of contingency document.

Then the next sentence @5:15 you said if you have a contingency, the day of the contract signature is "DAY 1". I'm sure you meant day 0, but you should clarifiy that with your audience. Just listent to what you said

Those are the ones im most concerned about regarding some of the things you've mentioned in your other videos (e.g. kids going crazy, too many people in the house and agent isn't paying attention to what others are doing, clogging toilets, etc) I may be a tad over concerned but some people these days have no respect for others property. Hey aurda I’m in a contract house didn’t appraise, seller agreed to come down on price, he changed his mind 3 days later and now asking for 5000 out of pocket, I agreed to pay the 5000 because I really like the property, but it’s going on two days now and seller has not reach out to me to sign a addendum to move forward. I’m concerned about why is he drawing out the contract.
Ugh..selling a house is very emotional for some sellers. He could be getting second thoughts. Was the appraisal only $5k off? If so, give me a break! There is not appraiser that can be that accurate. I would just ask your realtor to reach out to the other side with a status update. I know this is extremely nerve racking.
You’re doing it back ass ward, The offer should come after your inspections. That means if we go into escrow, there is no turning around. Your way escrow means skin the seller.

Is there a rule of thumb on the amount of earnest money? A percentage of sales price? Or a customary amount based on your state/location?
I used to be a Realtor in California. I always create a calendar in Excel for my clients showing Al related dates.

Great question: Have video cameras on the property...or have your agent at the property as a witness.
