We had a neighbor who smoked outside the front of her house,it just took a friendly conversation with her to ask her not to smoke during showings and the open house. Gave her notice when this was going to happen. Luckily, she was open to this as she was planning to sell her house too. Gave her a gift certificate to a nice restaurant, a box of cigarettes and a couple bottles of wine when we sold the house 😊
As a buyer and seller a few times in my life...PLEASE LISTEN TO YOUR AGENT! And GET OFF THE PROPERTY! No one wants to see the property with you there. They just don't. It's uncomfortable.
Totally agree. If the owner is standing by, I can’t get out of that house fast enough. It makes me feel like a guest and it makes it impossible for me to imagine myself living there.
@@lindawilson4625 Well we had lots of foot traffic we were home. We didn’t try to sell the home we let the realtor do that but we just said there they were not going to be in my home without our eyes on them
One thing that makes realtors and buyers stupid, is that they don't even ask about utility bills. What good is the mortgage and inspection, if you don't know what the bills are? So you need to communicate with the sellers. The problem is the realtors. They are making it like an adversarial process. Buyers vs sellers. The buyers and sellers should work together.
We were VERY interested in a house years ago. We attended an open house where the owner was blasting football on every tv and cooking up a feast in his “gourmet “ kitchen while loudly talking up the features of his home. NONE of that appealed to us! We were attracted to the expansive decking, the redwoods surrounding the property, the huge handcrafted wood library, etc. It looked like a quiet retreat in print, but we entered a sports bar and could never see ourselves living there. He was obnoxious. His agent was sitting on the deck reading a book because he had given up trying to get that guy out of the house! Ridiculous! 😂 It was on the market for over a year. If he hadn’t been there, we likely would’ve made an offer after the open house!
Can you address “ as is” crap. We bought a property and have been fixing things the dishonest home inspector said.. “ let’s keep an eye on.” I’m trying to fix all of it because things have changed for us and we need to sell. We had new counters and backsplash installed and now we must repaint the cabinets because there is an inch raw wood under the new countertop. I also am working on the fireplace. It was a honey do by the last owners and was not done properly. So right now we just have Sheetrock around it because I’m trying to save for beautiful stone for a warm natural look. Timeless look. But my husband and son keep telling me that I don’t need to do that and it’s only going to take a couple thousand off the selling price. I was no brought up like that. I put my best foot forward and try to solve what I am able to solve because I know about it and I don’t like the thought of showing people an unfinished house. I think it’s tacky.
Amen to that, sister! I would rather go through my 33 hr labor again than have our home shown with us living there. No, No! We moved out the day before it was listed. (Now renting locally.) The house was perfect, and we make sure it remains perfect. Flowers, chocolates, polishing, dusting, weeding, sweeping: whatever it takes. Now all I have to do is try to put it out of my mind! Payson, AZ.
You are the best realtor on TH-cam by far!! I’m selling right now and I’m looking at 30k less than what I would have sold it for in April 2024. It’s a different market. Shit is slow.
@@AudraLambert I wish I hired you. But it’s a contingent sale and they basically make it to where you have to use their realtor company. I get 2% of the sale of my home once I purchase the new build, plus $2,500 for loving expenses. Incentives are the best with their preferred lender as well. 23k buyer credits. There are better incentives (from new builders) out there but this is the home we want. If anyone is in this lady’s area, contact her. She is giving you nothing but facts. I know. I posted my home in April. We had to take it off immodestly due to so many requests and offers. Now, I’m looking at 30k less. It’s so slow now. We did price it under so we don’t have a problem. It’s just not nearly as hot as April 2024. It’s very slow right now. She isn’t lying. And her advice is 100% spot on. You want to listen to her.
We've had to move too often (work) and thus we've bought and sold often. I KNOW THAT YOU ARE CORRECT ON EVERY POINT you made. As seller, I never, never, never want to be there, because somebody's gonna annoy me with a comment about the home. As buyer, I don't want to see the seller at showings. At least twice have spotted sellers encamped at the neighbors (y'all, it's pretty obvious, lol). Agent tells me there's a showing--I clean like my life depends on it and get out of Dodge until agent says all clear. THANK YOU, as always. Great video.
Well said, the buyers are hoping to get a warm fuzzy feeling like they want to live there. It's not an easy thing to have happen if there is a snooping seller making them feel uncomfortable.
Worse mistake we made was leaving the state after putting our house on the market. Sellers should leave but don’t leave your property in the hands of professionals. No one has time to care for your home like you do. We paid dearly for landscapers cleaning people pool people and a very hard working realtor (who left for a 3 week vacation to Italy! A classic ). Yes be flexible invisible sellers but do not disappear.
A home absolutely needs to be maintained. If a sellers leaves the area all together and someone is not appointed to be a caretaker, then yes that would put your home in poor unkept condition.
Audra, I’m so sorry you had such a challenging week. You’re great at what you do, these vids are awesome, so upfront and honest, and I must say you are sooo funny, you give me laughs when I need them most. Best days ahead for you, my dear.
Thanks for the cold hard truth told in a delightfully entertaining manner. You provided a "spoon full of sugar to help the medicine go down". :) I plan to be an angelic seller. My realtor thanks you too!
2:00 just putting my house on the market. Whirlwind of getting inspections, making some minor repairs. Next up is staging, photos, and getting officially being on the market. I feel confident with my agent so let’s see how it goes! 😊
Thank you for your videos things work a little differently here, but I learn so much really appreciate your insight. Please keep them coming.❤ Edmonton 🇨🇦
I'm an appraiser (32 years), LOVE your comments and videos. I'm helping my mom get ready to sell her house (54 years there) and have made her watch your videos so she knows where I'm coming from when telling her about staging and what to expect. We have a number of buyers "wanting it" so we have some leeway. She purchased another home and is having extensive remodeling done. I told her "get it done, get moved, then we'll sell". Thankfully she is financially comfortable and current home is paid off. She has a dog (inside, Australian Shepherd) who tears up trash. My sister and I are ready to stage (already have a plan). I'm a REALTOR and will be listing it. However, I've gone through it with my appraisal hat on to see what needs fixed, updated, etc. Our best friend is going to be a 30 yard dumpster. Watching your videos I was able to convince her NO ONE WANTS YOUR STUFF (things from the 70's, etc). Keep up the good work, you are awesome !!!
Working through the details of what needs to be done and understanding the market of the area is extremely valuable for her to get the most money for her home. Best of luck as you seem to have a good handle of the market.
Audra, spot on again. I've moved over 40x and selling is never easy. I ALWAYS learn something from your vids, for which I hope my realtor is grateful. Current historic home in historic town on mkt almost a yr now--patience! Lol
Audra your awesome! Thank you for being honest. Giving us helpful and important information. Can't wait for your next video. That's where I'm at right now.... staging process. I need your insight and help. Thanks again! Hope you have a great week! ☺️
My neighbor was selling next to a home with an unkempt front yard. Their realtor paid (with the hillbillies homeowner's permission), to clean up that yard.
We are the exception in that we were so glad the buyers stayed during the showing. Had we not heard the history of the property we would have kept looking. We gave them asking price where we would have made a lower offer otherwise. The owners also gave great insight on the community as we were moving from several hundred miles away. We negotiated with them to buy some of the items (antiques) the owners left behind. We’ve been here ten years and are so happy with our decision to buy. With our encouragement, the previous owners stopped in to see our remodel when they were visiting the area as the house had been in their family for generations.
So many things we probably should have done last time we sold our home. It was built in 1870s and had character but weird stuff, too. I was selling by owner because I enjoy selling. At the time, I had 4 kids, 2 of them under 3 years old. We were stuffed in that house, my last child occupying a crib in my husband and mine bedroom. We lived on a busy highway, no air conditioning so windows needed to be open thru out summer. I put it on the MLS. Within a day, I had someone who wanted to see it. The lady was like 8 mts pregnant. It was in the 90s outside and humid. I felt like, boy, we won't see them again! That night they offered our asking price. We also had a line of people interested in buying if first people failed to close. We closed 3 weeks later.
Agreed! Buying is the most important thing you will do for your family and your life. It's PERSONAL! Knowing the home's history and how well it's cared for by the sellers is really great. Also, knowing if it's not cared for by the sellers when talking to them is also key. It helps to have the ability to communitcate with the sellers. No, it's essential.
I'm sort of a bad home seller, in that my fixer-upper will be sold 'as is', because the expense of fixing things to sell would be too high a percentage of the home value. But yes, the listing price will have negotiating room. I just can't afford to spend over 10K on a house worth about 60K, and move to a new home.
My realtor had my home staged, and it looks nice, but the furniture has a musty smell that is stinking up some of the rooms. I also find it strange that my realtor never turns off lights. I have to go to the house every night to turn them off. I have one more gripe but I'll skip it. 😊 Thanks for your excellent tips and guidance!!
YES! This is a big gripe of mine, too. I understand leaving a lamp lit in the living room, or one in the master bedroom, and the porch light left on; however, it has driven me insane to see every single room ablaze with lights! I’ve had to instruct showing agents to please turn off all lights prior to locking the door behind them.
@@probablynot1368Yes, every room ablaze (good word)!! Even the closet lights!! She says she wants the house to feel welcoming for any late showings, but it's too much.
Audra, getting ready to sell...and all this is sounding tremendously stressful. If all realtors were as good as you, we sellers wouldn't have to be "bad". Also: is it OK for me to tell my realtor to NOT bring anyone by who has not been pre-appproved for the purchase price?
I am sorry...it is very stressful selling your home. You can always ask your agent to pre-screen the buyers. Asking for a pre-approval might be a bit much in your area...I would ask your agent. You don't want to come across too difficult to deal with. I would however ask your agent to ask the buyer's agent if the buyer is pre-qualified. I kinda go on the trust program. I know a lot of agents in my area. Its not a good idea for them to burn me....if you know what I mean?
As a first-time home buyer, the buyers agents are not showing houses to people who haven't been preapproved. They are not going to waste their own time. So, I think as long as it's not an unrepresented buyer, you should be fine.
@@Reed-2big ooh, good thought..my goal is to prevent someone coming in who clearly is not in the position to buy, however I'm sensing the new NAR rule to likely reduce "just looking" buyers.
@@Reed-2big My agent had us pre-qualified for everything that we would financing for, including fees. That's the problem though, if the fees/price change, especially goes higher, they have to 're-do" the numbers and sometimes that could throw a buyer out of a certain price point.
Would you explain more about what you mean by having an insurance claim? Current claim the seller has in progress? Previous solved claim because of hail?
Yikes that’s a huge problem in places like Florida 😬 I’m sure so many home owners have had to file a claim more than once in one year, every single year 😬
Love this. All you needed to say was “like childbirth”. I was there for both of mine - massive respect. My agent is awesome. I will be the heck out of here whenever, yes Sir. How ever he or the photographer wants it staged… I will make it happen. I sent previews and asked “what do you want changed?” For the photoshoot. Ready to make it happen with the expert guidance of my agent.
Good for you!! I put my home in Milan, Italy, on sale with no staging, very classical 19th century Italian furniture, persian style carpets, etc. Had very few calls and viewings ,no offers. After 6 months I withdrew from the market and decided to take my furniture to storage, I staged most rooms of this 3500 sq ft apartment in MCM / scandi style, spending 8000 € (9000 $) and took great pictures with a professional photographer. I put it back on market ,had 9 showings on the first day, and sold after 3 weeks at max market price !! 👌🏻
Hahaha! One time I showed a property to a working from home Seller. He couldn’t stop talking (without any encouragement from us) and ended up telling us the price is negotiable and his HOA sucks. My buyer couldn’t leave fast enough. I gave the listing Agent a heads up when he called me for feedback. He thanked me and reassured he will tell his seller to leave. 😅
Hey, hey, HEYYYYYY!!!! Don’t even THINK about disparaging The Clampett lifestyle!!! Beverly Hills MANSION anyone? Uh-huh. Now THAT was the mansion of mansions back in the day and yeah, the series was actually filmed on site. Pretty cool…as were of course Granny, Ellie Mae, Jethro, family dog Duke and yeah, even Mr. Drysdale & Miss Jane from time to time. Beating on my folks from wayyyyyy back, hmpf!!! Kidding aside Audra, excellent video. Keep ‘em coming and good luck with that 50K sub goal. You deserve it!!! And when you do, be sure to let out a Jed Clampett “WEEEEE DOGGIE!!!” It’ll make ya smile. Promise. 🥳
Any suggestions for how to get neighbors to mow their lawns, cleanup front yard, not park on grass, bring in trashcans, etc..? There is NO conflict yet, hoping to sell house next year. It's just our little portion of the street that's an eye sore (except our beautiful home).😢 BTW home values are about 1Mill on street.
I’m planning to talk to my neighbors and let them know we’re planning to sell ahead of time. And when it gets close, I’m going to ask if we can help clear their yards, do a dump run, or pay to get their yard mowed letting them know that I’m NOT bothered, but my realtor won’t leave me alone about it.
Can you put up a fence if not prohibited by the HOA? If no fence, you also have time - if you are waiting a year - to put in “screening” trees or bushes between your home and the messy one. This can help distract buyers away from neighbors trash cans, etc.
So here is a scenario My mom is almost 90 years old. She lives in a different state from me. She needs to sell her 100 acre property with a Victorian farm house. The realtor expects her to make it look like a new build plus all of the stuff that you talk about. Wash the windows declutter everything. Her health doesn’t allow that. I’ve taken weeks out of my life to go and help but it is impossible to take everything out that realtors want out. She still lives there and because it is a unique property it probably will take time to sell it. She doesn’t want to get rid of everything that makes it a home for her.
so sorry to hear about your situation and I understand how difficult it is not living near your mom. I would say to just do her best and or get people to help her...maybe the agent has resources who can come help her as well. Her property sounds gorgeous and very unique.
I played this right after our agent made staging suggestions my husband was a nope And he immediately says “well I guess I can make more space in the garage to store that sofa” And I say “Well I guess I’ll move this into the other room like she asked 😂 She was very excited about it today because we’re redoing the listing pics. Our agent is absolutely not willing to even entertain dropping the price and it’s concerning.
I understand and agree with what sellers should be doing to sell a home as quickly and painlessly as possible. When I sell my home, i will pick the realtor that I believe will help me to get the house prepared, staged and sold, within what's reasonable for rhe time and for the best price I could get, givaen the home's state and condition. In your area and price range of homes you sell, what do the kitchens look like... originals, fully updated with bells and whistles, white painted cabinets, light or medium or dark wood, or something else? I have a 25 year old builder grade kitchen and am seeking to update it. Around here, I see a lot of builder installed kitchens having cabinet painted white. I'm not a fan of white cabinets.
Audra ,I absolutely agree!! Seller should LEAVE the property before the buyer arrives...When I was selling my house a few years ago , showings were on weekdays after I left for work and ended before I came back ...I really didn't want to see them at all and was so happy to have my agent take care of them👏👏 😂😂
Shouldn’t they already be qualified prior to seeing the home?! I know the answer. Why do agents allow anyone not qualified prior to walk into someone’s home and waste their time?! It’s a joke. You can’t afford to buy a home don’t buy one. Simple. You’re an agent and you can’t ask your buyer for a pre approval guess what don’t be an agent. Keep it simple. People just be diligent, all of you. No one wants to step out of their house to let you walk in and just see the house just to see the house!! Terrible.
I once visited an open house in which the husband sat in his pajamas at the computer, & the wife sat smoking a cigarette at the kitchen table. Um, no thanks! Could not get out fast enough
Personally after our realtor did all the basics pictures, did our ownl staging have lowered the price twice. What does a realtor do seems like they're just waiting for the phone to ring then collect the big commission. I feel like they're waiting on other Realtors to bring clients. Open houses have just brought either no one or looky loos.
As always, I enjoyed today's segment. And just a thought. How about a video about assumable mortgages? Most people don't even know they exist. I would only consider a home with an assumable mortgage. The usual suspect homes for sale websites have removed this data. Still, a new industry has emerged collecting and aggregating this critical information-tens of thousands of homes with mortgages under 3% for sale. Young lady, you have wonderful presentation skills, and I'd like to see you discuss that aspect of the market-early congratulations on reaching 50K subscribers. Keep wiggling your sign, and soon, it'll double that. What do you think? :>)
You are not kidding, the market has changed and what I thought was a good price based on recent comps, well with no showings yet, it is disappointing. We did a price reduction and now moving to open houses to see if we can get interest. I have always staged my homes, priced well and moved instantly.
As long as it's staged correctly. Follow Audra's staging advice! It sells your home. Agree with you on the "realtor". They are more in the way of the sale than anything else.
Audra, would appreciate your wisdom on this issue: photographs of my home that make the yard, driveway, kitchen, etc ... look bigger than what the buyers will see when they arrive. Is that misrepresenting the home and therefore discourage buyers? Any thoughts from others appreciated, as well.
As a buyer initially shopping via internet, I feel that the distorted pictures waste my time and unnecessarily raise my expectations. I don't want to drag my agent around to properties where there's no chance that I'll buy.
Love your shows, we have a custom ranch home. 45 days on the market with no bites. With so far 1 Open house and no shows. We are note terrible home sellers, help?
sorry to hear that and thanks for the kind words. It depends on the average days on market in your area...I would speak to your agent. Perhaps the price may be worth a discussion?
My son had his offer accepted on a home last week. He’s set to close on 9/30. The credit union he is getting a mortgage with allows the buyer to re-lock his rate for free if it goes lower up to 7 days before closing. We are hoping it does go lower than his current rate of 6.125%. If he waited until rates dropped after the 19th, he worried there would be a lot more competition.
@@livingthedream923 Sheesh that 6.125% is rough. Is this his first and only house? I thought rates were better for first time buyers. I closed on my first house on Oct '23 with a much lower rate.
@@NovaPrincess it will be his first and only house. He’s using a credit union for a conventional loan. Maybe FHA loans have better rates? The credit union does offer a completely free streamlined refi anytime after the first year of payments, so he’s not stuck with 6.125 forever.
We are selling my mom’s house for 650,000-699,000 after a remodel and white white white paint! Are we going to be running into the same problems as sellers with houses over 1.5?
Hello there!! I don't know you area...but in my area that price point would be more affordable for most. Meaning you have more buyers that are able to afford that price point. I think you're going to do great...love the white paint!!
Audra, I'm in a condo situation where new owners above me are constantly being noisy? How can I ensure they won't jeopardize the sale of my condo? I've tried talking to them, but things turned very ugly and they only care about themselves. There are no rules around noise within my association documents and the association has always made it clear that they will not get involved. Any suggestions?
@CMBBmc-jd6ur During the incident I did let them know that if they kept it up, I would seek legal action. Not sure I can, but I would give it a darn good try. Interestingly, there is a law called Breach of Quiet Enjoyment for apt. tenants who have noisy neighbors. But oddly enough I've been told it doesn't protect condo owners as they own vs. rent the unit. Idk. Thanks for your response.

How do you honor showing requests when you work full time and have dogs in the house? I can't do showing requests during weekdays before 5:00 pm. I live alone so no one else at home.
Great question. I would recommend working with your agent and just do back to back open houses. Do try to let buyers come see your home...if not, no one will make an offer. Best of luck!
What will happen if fed drops interest rate again? Will that loosen people’s purse strings? Is it usual for sellers to have to pay the buyers closing costs? 8:29
In Tennessee, there are so many ugly properties, that I see nice homes built next to them. It is either that or don't build in many cases. Very sad. I once wanted to build a nicer home, but gave up on the idea.
Can you stage with AI images? Is that in the works? Just use all the same room background and stage it in multiple versions and multiple perspectives to stage it. Can you use AI to stage it? Thx.
Ah, I see that you're now at 52,000! Just as sellers interview agents, I wonder if agents ever decide not to represent sellers? or "fire" them (assuming a short contract) if the seller is a pain?
My biggest gripes about being a seller are two things. 1. Every single request for viewings are same day. 2. After each viewing we do not get any feedback and don’t know where the buyer stands with making/not making/thinking about making an offer. Just let us know they’re not interested and call it a day. Why do we have to ask?
Because the feedback is used against the buyers. True story: Buyers looked at a house. After looking at the house, the buyers gave agent feedback. They had a few complaints, but were still interested in the house. Agent gives feedback. Seller's got annoyed about what they said. Sellers refused to negotiate. The buyers ended up buying the house. The agent was sued because the buyers lost their negotiating power and could've/should've got a better deal on the house. So now all the buyers agents are telling buyers not to give any feedback, whether it's positive or negative.
Well...no no no...in my opinion your agent should call you after every showing to let you know how it goes. They should also keep some type of tracking system as to how they are following up with the visitors who viewed your home. That is more than reasonable. My complaint is that I have sellers that want me to call 5 times a day to potential buyers asking if they made their minds up. That's over board.
@@Shannon_StammWhich agent are you talking about? If I were a potential buyer, I would naturally expect my feedback to the seller's agent would make a beeline right to the seller. After all, the agent WAS the seller's representative. Maybe that was the buyer's attempt at beginning negotiations. So, in this case it backfired. Too bad. Ridiculous reason to file a lawsuit. Sounds like just another attempt to squeeze money back from the seller... because buyer is an attorney or is related to one. Disgusting!!
@@enjoylifesteve3925 I agree with you. I as a buyer do expect that my feedback "would make a beeline right to the seller." What I don't expect is a homeowner would be so petty to refuse to negotiate with a buyer because they were in their feelings. Don't ask for feedback if you can't handle constructive criticisms. And as far as the agent, you're going to have to do your due diligence by researching it yourself. Realtors from other channels shared that a couple months ago.
I don't want to see sellers sitting outside by the pool or something. But I LOVE seeing the seller ACTIVE in the process. Seller's opening the door and giving me a tour, ANSWERING all my questions. This has often made me want to buy their house over one I can't get background etc. on until inspection. I get that agents do not want sellers around. They can't make money that way! The new way WILL be that sellers will be home and available.
I love the sellers that do minimal to the home and expect a $5000. raise. With an already inflated price. They simply don’t hear me. I feel so sorry for them.
Audra is great. She is also an agent. Even great agents follow an agent philosophy, conscious or not: lower the price. There is truth, but buyers should stick to their own philosophy: get the highest price they can. After talking to some sellers and my own house sale experience, you get more money, even if it takes more time and is more annoying if you stick to the higher price philosophy. Be relatively reasonable if necessary, but also be relatively unreasonable. Walk the fine line, hold the line, show some negotiation skills, but do not fully embrace the low price philosophy.
Real estate brokers learn enough high school level legal concepts to be dangerous. Find me any other commercial transactions where the parties are keep apart and never speak. The reason is pretty obvious and it is for the benefit of the broker
Many years ago I was doing a showing at my clients $2,000,000, 3,500 sq ft Mediterranean styled home in Pasadena close to the Rose Bowl. The buyer was VERY interested, & was looking at details. While my seller/Client kept calling me during the showing. My seller was at a bar, having one drink after another… She’d call me up screaming at me. “What are you. Doing? Are having *** with HER in my bedroom!?!??!? I did several showings, I had to drop the sellers listing, she kept doing all the wrong seller actions. A drunk seller isn’t good. I did not want to end up in court because the seller’s actions. She never sold the house.
How about civilized buyers who are respectful of a a seller’s home? When my mother‘s vacant condo was under contract, someone accessed the lock box and defecated on the bathroom floor. Needless to say, I am going to list my house very soon and will not allow a lock box or any unrestricted access. If it takes longer to sell, so be it. Not desperate and can afford to wait.
@@AudraLambert - been watching all your vids here (yes, subscribed!). We think a p***d off agent whose offer we didn’t choose dropped his biohazard on the floor. But no way to prove it. This happened at the end of 2020.
I enjoy your informative videos and advise but most of it concerns what you do for the sellers. What EXACTLY do you offer a buyer? A video for buyers and what you do to earn a commission would be a great balance. It appears that selling a home is a lot more work than with a buyer(?) or is that a misconception? From a layman's point of view it's hard to justify paying $200,000+ commission on a $10 million house if the paperwork is the same on a $400,000 home.
When we sold our house in Riverside California my husband and I were both in the house. The house sold super quickly and for the asking price. when we hired our realtor the first thing I said to her is we will be in the house when you show it. She agreed to this and she was very glad how fast it sold.
When I 1st joined this group it was because you were going to help those wanting to sell themselves but You have just been spewing the same BS all realtors do trying to stop this shift from happening where Realtors are going to become a thing of the Past.

Just thinking out loud. I believe you might have 'misread' Ms. Lambert's presentation. She has a unique style, but as a long-time viewer of the channel, I've always felt Ms. Lambert has never (ever) been condescending to either buyers or sellers. Personally, I find her right-to-the-point/on-target take on the real estate market refreshing. And way, I'm no fan of real estate agents. I see most of them being less honest (real sleazy!) than (and I've nothing against used car salespeople) what most think of when they think used car salespeople. End of rant. :>)

P.s. if you open it, close it, thanks for leaving back screen door wide open
If he hadn’t been there, we likely would’ve made an offer after the open house!
interesting feedback wow!
Payson, AZ.
@kandismueller830 Wait.... Forget about the moving out & having the home perfect for showings part. 33 hours !?!?! Holy crapolly!! Boy or girl?

Thank you So much for making these videos!!!😊 I am learning so much (that I've done wrong!!)
@@Lopegallop I’m so glad you are finding value in these videos. That you for your support.
You are the best realtor on TH-cam by far!! I’m selling right now and I’m looking at 30k less than what I would have sold it for in April 2024. It’s a different market. Shit is slow.
Laughing..yes it is...and thanks so much for the compliment.
The title of the video sounds harsh but Audra's asks are not unreasonable. Its sounds like common sense for sellers.
Agreed, I was being harsh because we hope to get the seller out of their own way of a successful sale.
100 percent!! Nobody cares for a home like you do...and maybe Audra but the average agent, NO!
Audra, I’m so sorry you had such a challenging week. You’re great at what you do, these vids are awesome, so upfront and honest, and I must say you are sooo funny, you give me laughs when I need them most. Best days ahead for you, my dear.

2:00 just putting my house on the market. Whirlwind of getting inspections, making some minor repairs. Next up is staging, photos, and getting officially being on the market. I feel confident with my agent so let’s see how it goes! 😊

Thank you for these informative videos. The staging ones have been the reason why some are saying our home is “the talk of the town.” Thank you!
Bravo 👏👏👏
Lol
thanks for the kind words I appreciate that! Your home sounds wonderful and unique!
Everything that you’re saying is true You’re the best.

Ahhh..thank you! Appreciate your continued support.
I am going to be selling my home this week. We have sold a few homes!! I love your videos❤
Ahh..thank you...and best of luck. You're going to do great!!
My neighbor was selling next to a home with an unkempt front yard. Their realtor paid (with the hillbillies homeowner's permission), to clean up that yard.
Now that is a great idea!!
Thats something to consider! My neighbor mows his yard no more than 3 times a year. The average here is once a week from April to November.
Should a seller require a buyer be prequalified before they see your home?
I always do!
💯percent!!
Very informative narrative, thank you.
Glad you enjoyed it! Happy to help!!
Perfect advise AS ALWAYS!
Thanks again!
Wow that is so great!!
You are so spot on!
thank you!
good information!
Thank you!! Glad you got some value. Thanks for watching my channel.
Horrible realtor! Get out if you can or make her take those musty items back out!
Great information! Thank you
Great advice, keep up the good work!
thank you!
Do you really mean for the whole price or just the amount they’ll actually be financing? That could actually be lower or higher.
Yikes that’s a huge problem in places like Florida 😬 I’m sure so many home owners have had to file a claim more than once in one year, every single year 😬
@@lovingsunshine3515 I had hail damage on three sides of a house in Virginia. The appraiser said he’d never seen 3 sides hit!
Love that! Good for you!! Thanks for your comment and supporting my channel. Means the world to me.
You're asking sellers to be reasonable during the current market conditions. Quite frankly, that's reasonable. 👍👍👍
Thanks for sharing...people are crazy sometimes!!
You are great. Ty
Should the sellers realtor be at the home inspection?
Yes, usually.
@Miz-Newsy that's a great idea, but I should have clarified that the house directly across the street is the biggest problem (not next door).😪
Get some rest champ, youre a boss.Youve earned it
Ahhh...thank you!! It's been a bit rough lately. Thanks for the boost!
Staging & being gone from the house will be non-issues for me.
Hello Audra, how much do you charge a Seller? I like your videos. Thank you.
I played this right after our agent made staging suggestions my husband was a nope
And he immediately says “well I guess I can make more space in the garage to store that sofa”
And I say
“Well I guess I’ll move this into the other room like she asked 😂
She was very excited about it today because we’re redoing the listing pics.
Our agent is absolutely not willing to even entertain dropping the price and it’s concerning.
glad the video was helpful to you!
@Audra, you are the ONLY person who can make a "come to Jesus" video sound so inspirational and funny!!! Luv Ya Girl!!!
Everyone loves white cabinets. You're selling. Keep everything white. Get top dollar.
Audra ,I absolutely agree!! Seller should LEAVE the property before the buyer arrives...When I was selling my house a few years ago , showings were on weekdays after I left for work and ended before I came back ...I really didn't want to see them at all and was so happy to have my agent take care of them👏👏 😂😂
Agreed!!! Sounds like you had a great agent.
Oh my goodness...this makes me laugh!!
Personally after our realtor did all the basics pictures, did our ownl staging have lowered the price twice. What does a realtor do seems like they're just waiting for the phone to ring then collect the big commission. I feel like they're waiting on other Realtors to bring clients. Open houses have just brought either no one or looky loos.
sorry to hear you haven't had a good experience with your agent
What happens when seller remove appliances, drapes, smart tools aka thermostat, sprinkler timer..what can buyers do?
Nothing if it was in the contract. You have to make sure they include EVERYTHING in the contract, including things like tv wall mounts.

I cannot get my husband to listen to this advice. My realtor also told him
You are not kidding, the market has changed and what I thought was a good price based on recent comps, well with no showings yet, it is disappointing. We did a price reduction and now moving to open houses to see if we can get interest. I have always staged my homes, priced well and moved instantly.
yes things are changing for sure. Wishing you lots of luck!
A house sells itself. The realtor is just the contract middle man
As long as it's staged correctly.
I think the buyers are waiting for the September interest rate drop. Summer is slow anyway, and with the expected drop, who would buy now?
It’s already been baked in for Sept! Plus it is the home PRICES that need to drop- not interest rates!
Do as Audra says, VET before you choose a realtor/Agent!
And vet again...and again...until you realize a flat fee MLS is best and YOU are the best agent for your home.
@@AudraLambert Thank you!

In Tennessee, there are so many ugly properties, that I see nice homes built next to them. It is either that or don't build in many cases. Very sad. I once wanted to build a nicer home, but gave up on the idea.
shoot I'm sorry to hear that - maybe that will change
Can you stage with AI images? Is that in the works? Just use all the same room background and stage it in multiple versions and multiple perspectives to stage it. Can you use AI to stage it? Thx.
we personally have not done that with AI yet but we have done virtual staging
No, looks awful. Use furniture.
@@Shannon_Stamm That’s true, but sad.
You’re dealing with weird, desperate, abusive sellers, period
Yes, most sellers are not.
Does drinking warm beer count?
Audra is great. She is also an agent. Even great agents follow an agent philosophy, conscious or not: lower the price. There is truth, but buyers should stick to their own philosophy: get the highest price they can. After talking to some sellers and my own house sale experience, you get more money, even if it takes more time and is more annoying if you stick to the higher price philosophy. Be relatively reasonable if necessary, but also be relatively unreasonable. Walk the fine line, hold the line, show some negotiation skills, but do not fully embrace the low price philosophy.
agree
Thank you! Truth.
Real estate brokers learn enough high school level legal concepts to be dangerous. Find me any other commercial transactions where the parties are keep apart and never speak.
The reason is pretty obvious and it is for the benefit of the broker
💯💯💯
Ok...that is just a terrible story. Who does that? Best of luck selling your house. Sounds like you know what you are doing!!
@@AudraLambert - been watching all your vids here (yes, subscribed!). We think a p***d off agent whose offer we didn’t choose dropped his biohazard on the floor. But no way to prove it. This happened at the end of 2020.
I was thinking of getting my wife to dress like the lady in "Under a Tuscan Sun", sitting in the corner, crying... Would that work? 🙂
😂
Okay...you are a funny one:)
❤ Love❤Is🎉🎉
Thanks so much!!
An agent suggested creating a bidding war😮
Those days are over! Well, maybe not in hot spots like New Jersey, but I think they're starting to slow down.
I hope you are on another site. You are awesome but I can’t handle all the commercials.
Can you nor just skip through them?
@@Elle-kr8od it must of been some glitch on the day I watched this video. The next time I watched one of your videos it was back to normal.
When we sold our house in Riverside California my husband and I were both in the house. The house sold super quickly and for the asking price. when we hired our realtor the first thing I said to her is we will be in the house when you show it. She agreed to this and she was very glad how fast it sold.
What year was that?
When I 1st joined this group it was because you were going to help those wanting to sell themselves but
You have just been spewing the same BS all realtors do trying to stop this shift from happening where Realtors are going to become a thing of the Past.
I subscribed to you at 5k viewers because you are fabulous, happy anniversary hope everyone subscribes to reach 50k Subs. I'm curious in the news we see CA landslides and ground moving issues, I wonder if this makes buyers nervous? Meanwhile watching from the FL Keys everyone worries and asks about hurricanes.
Subscribe to Audra Lambert before you read any more comments. She’s almost to her goal this year!
thank you!
People need to know that if OC is slowing down…, we are very near turning fully into a buyers market.
OC is the hottest market in the country, I think.
our market is very hot here that's true and I think across the board listings are increasing and demand is decreasing for now...
Northeast has not turned yet.
There are respectful ways to portray your message without being condescending to the sellers.
And then when those methods are exhausted, you have to be candid.
