    We are in our ninth house now. The last five houses we owned were on the market less than a week and sold for our asking price (or slightly over). Our tips to sell fast are: declutter the entire house (rent storage if necessary), neutralize paint colors, clean the carpets, amplify natural lighting by opening drapes and curtains, touch up damaged walls and trim, power wash the driveway and exterior siding, clear the kitchen and bathroom countertops, keep the yard tidy and mowed, address odor sources like smelly trash cans, make all beds and clean up clothes closets, and research the recent sales nearby and price per square foot then price your house accordingly.

    Following Audra's staging advise, ( up to 3 items only on a surface) brought my home several offers with several buyers saying, "This is my dream house!!". Amazing! In the end we decided to stay... I know. I keep thinking of Audra saying, "The house is sad and wants you to stay." lol We just couldn't find a property we wanted to relocate to. However, we are armed and ready when the market goes back up when it's time to sell. Thank you Audra!! You ARE a lifesaver.

    A little tip to boost sellers morale who have to sell under conditions of market correction: do not focus on the now. Instead, plan the next step and stay focused. From my personal experience - I had to accept a downturn in an otherwise solid property market, in one of the richest countries in the world - and sell more than one property with a loss - purely because of media hyped fear - I remained calm and negotiated what I could. Two years later, the market has recovered and my equity is again in balance. Property investment requires mental strength! 🙂 as always, excellent advice! ❤

    I worried this was on the horizon. Worked super hard for the previous 6 months to get mine ready for the early spring market - and although I accepted the first offer, I was so worried when they wanted a 45 day out closing. If it fell through at the last minute - as I've seen happen to others - I knew I would have to start all over again at this time of year (summer, election concerns, market slow down, etc). Grateful that didn't happen - but it was a nerve-wracking 45 days. Lol! So glad it is behind me now. :-)

    love your honesty n video. im a buyer and am sitting on the side line. NAR signing at open house. The agent didn't let us talk to them if we don't sign. LOL. Another one, Realtor didn't allow us to walk into home. ?? I guess these listing agent don't want potential clients.

    Audra, I went to a CE class recently and was stunned when only half of the agents said they use social media for their business. My internal jaw dropped. I thought this was what every agent did. Truthfully, I am glad they do not because that is one way I can stand out as an agent. Hello, free advertising! duh!

    When I decided to list my last home, I told the agent that I would not get emotional during the process. When offers come in, I would tell her yes or no, no drama. She appreciated that, and I kept to my word. The transaction went smoothly and quickly.

    Prices generally, seasonally soften in the 2nd half of the year. I like the 5-7% rule. Maybe people will think they are getting a bargain.

    Great advice Audra! I have a question about the old 6% commission that the sellers agent and buyers agent used to split…. Does this mean that when a realtor lists your house, she is only going to charge the seller 3% now? I’m in Florida, so I’m not sure how it works in California where you live.

      That 6%/3% is more of an average, so it's a little above or below those numbers depending on the area. That said, you can figure it's about half, give or take a point, of what it used to be in the area you are in. This listing agent will only worry about negotiating their commission with the seller. That said, if sellers think they will save money by not negotiating the buyer's agent's side up front with the seller, they need to be corrected. Buyers will likely reduce their offer to cover their buyer's agent commission if the seller doesn't accept paying their agent in the offer present. Commissions for both sides have been baked into all the old comps right now, so comps are overpriced by 2 to 6 depending on the property type if the buyer has to pay the commission out of pocket. If I were a buyer making an offer, I would make an offer 5 to 8 percent below any comps I was looking at and ask the seller to pay the buyer's agent's compensation and see if the seller accepted or counters with an X percent increase to my offer to cover the commission. While I like many things that came out of the court case, this isn't a win for sellers because it takes power away from them to limit the commissions they have to subsidize. In the past, the seller set the max they would pay both sides with the seller's agent. Now, every buyer will be negotiating a different comp plan with their agent. Face it, the majority of buyers will not be able to pay out of pocket the buyer's commission, so the seller is going to have to step up, and now they lost the ability to limit what that is. And no, the seller is more than likely not going to be able to renegotiate the buyer's agent's commission they have with the buyer. If so, would that mean the buyer could renegotiate the seller's agent's commission to help lower the cost of the property? I don't think so.

    Thank you thank you Audra! As a potential seller, I hate this video but I so appreciate your information! I have so much to do before sale. We removed our pool and our yard is dirt! Our bathrooms are the original (1979) and don’t look too good. Any recommendations? Also, if interest rates fall in September as projected any opinion of what will happen to the market? Thank you!

      I am a huge advocate of getting your home decluttered and tidy. Rates will more than likely be cut later in of they year...maybe even September. Remember, these are FED rate cuts...not mortgage rate cuts. People get that confused. Mortgage rates act similarly to the bond market. However, when the Fed finally cuts rates, its usually to late. The damage has already been done. However, the fed rate cut would definitely help with car payments, credit card rates etc (assisting in cash flow for the consumer). As far as selling your home in not perfect shape, I say do minimum upgrades, tidy, declutter and price your house conservatively. Buyer's like deals. Just my opinion.

      Hello there, yes, a seller can always increase their price (but they will need to complete a modify of terms to their listing contract agreeing to increasing their price). I really don't like doing that..in fact, I never have. It appears as if you don't know what you are doing. Spend the time and come up with a thoughtful price is my suggestion.

    I can't remember if I've seen this in any of your videos, but if there's a property line dispute with a neighbor, isn't that an issue for sellers? I"ve heard that banks won't lend to a potential buyer if the property line isn't settled.

    Here in Metro Atl, my house has been on the market for 25 days. Only 1 showing. My neighborhood alone has 49 active listings. Nothing seems to be moving. In my case, I want to sell because I want to leave this area. I work from home, so I'm not moving for a job relocation. My why is not very urgent. My realtor suggested we add $10k buyer concessions (didn't lower sales price), so we did that last week. And still nothing. Crickets. Would you recommend that we now lower sales price, or wait awhile since we just added the $10k concessions. I don't want my property to appear "desperate," but I'm also not "having to" sell quickly.

    Thanks for a great video Audra. I just listed my place in West LA last week. Pretty paltry 1st Open house weekend attendance and not even a single offer yet. I’m priced relatively competitively (similar property just sold 2 days ago for more $/sq ft just a few houses down on same street)… I’m expecting this will take longer than the 4 weeks I was hoping for! 🥺

    Note to sellers…..We buyers are pretty fed up by now with lack of effort and overpricing. I’ve been looking a lot lately and noticing a lot of them on there much longer than usual and quite a few are dropping prices. Those are the ones I’m more interested in lol. It pays to just sit tight and be patient so unless y’all want a stalemate or for us to wait for the next best deal, LOWER YOUR INFLATED PRICE OR FIX IT UP BETTER. And I really don’t think I’m any rarity. A lot of us feel this way by now. Fed up.

    I would also add do all your repairs as they are needed, long before you want or need to sell. When you wait until the inspection you are actually repairing for someone else. Also you don't save money by putting it off. You pay now or pay later, often the longer you wait the more expensive it can be. If you take care of things as they happen you aren't overwhelmed ( or at least less overwhelmed) by all the repairs you will have to do when the time comes to sell, as well as having the piece of mind that you are living in a home that is being well taken care of. In addition you always give more power to the buyer when you have a lot of repairs to be done. We have had two very emotional moves and what I have learned is control what you can, you can control keeping your house always ready. The pain of those moves still haunts me and keeping my house ready is my investment in my own piece of mind.

    here is the shifting market a) diffrent county's in any state appraise home at diffrent times ) every county in every state do not apraise every house jan 1st of every year we didn't have a appraisel in 4 years. what ever and when ever this is done is the sell price.

    Are the request for paying buyer’s agent part of the offer or add ons?

      When a buyer makes an offer (effective August 13, 2024) more than likely they will make an offer with the buyer's agent's commission in the offer. In California, its actually apart of the contract.

      @@AudraLambert Thanks. I did something similar when buying a home as investment, except the fees were outside the offer which turned out to lower several fees. It was an assumption of a loan. I wanted to be able to deduct the fees immediately on my taxes -- boy how taxes have changed though.

      Ha...The commission is being removed from MLS on August 13th. The New Laws take place August 17th...Just checked:)

    Keep in mind many sellers list with the agent willing to list at an above market price and hope they get lucky with an uninformed cash buyer. The honest broker is often beat out by the list at any price broker. I am a happily retired honest broker after twenty years in the business.

      Seems like houses are sitting longer and inventory is up, so my guess is that sellers in general are just seeing how high they can go.

      Those are closed sales...not pending sales. Those homes started the process 30-60 days ago. That's not good...why do I have 12 listings?...because they are not moving as quickly as they once did. Market has shifted.

    Newsom's last policies regarding "involving in parenting" definitely won't help the California housing market. If I live there, seriously consider moving out asap to Tennessee, Texas or Florida.

      @@AudraLambert Dear Audra, I have become one of your truly followers, I have learned a lot about RS thanks to your amazing vídeos. One of my favorites was the one where to get real data for free. I want to thank you for your time and knowledge.
      Definitely Newsom's policies hurt not only RS, but now familias, business, promote violence and drug addiction. California was my favorite Estate up to 14 years ago, unfortunately it is not anymore, I was visiting the estate with my daughter and wife to show them how beautiful it is but for their surprise was absolutely different than I remember, dirty, #1,#2 even all over Hollywood Drive, we couldn't even get of the car and walk over because of the smell, I am deeply sorry for the people in that beautiful Estate but if they continue voting Blue, that's what they get.
      God bless America and California estate people.

    What is a Buyers Agent ??? Or Commission?? How does that factor in with 2 Realtors. #I Selling Agent & #2 Real Estate Buyers Agent?? WHY is there suddenly now a Buyers Agent??? WTH ???

      In my area, we have buyer's agents. Meaning the buyer has an agent representing them in sale of the their home.

      Laughing! Everything! There is a lot of uncertainty and doubt in the markets right now..this effects consumer confidence. Not sure if you're watching..but its getting pretty heated.

    Sellers should have never been responsible to pay for the buyers side going against them. The NAR lawsuit was partly made for that reason.

      No no it actually wasn't the reason. The reason behind the lawsuit was that buyers wanted to negotiate their buyers agent's commission BECAUSE the house was priced with the buyer's agent's commission into it. They were mad that they had to pay the price of the house without having the ability to affect the sales price by directly negotiating the buyer's agent commission. Well now, those buyers get to negotiate their buyer's agent's commission alright...and now they are going to be asking sellers to pay for it. I know I. know..you hate me. Its the truth..just watch. The people making money on this NAR lawsuit is the attorneys involved..just my opinion.

      @AudraLambert l don't hate anyone for an opinion. The settlement will by far benefit attorneys the most unfortunately. But l think when the dust settles in a few years commissions on buying and selling are going to be less. That seems to be what the majority of people want to see outside of real estate agents, of course. We'll most likely move more towards Europe's commission structure imo. I think people are tired of paying tens of thousands just to sell the bottom of the barrel home in America. Technology will continue to phase us into a different structure imo. Buyers agents especially will become less needed. We'll see in a few years the impact of the settlement..

    This lady is great, probably the best...but her lip filler amount seems to follow the housing market of the recent past. Cut back. Adjust to the market. Less is more.

    so simple the state apperaises your home thats what the lender sets what they will finance less down payment not deposit if you want more the buyer has to have that in cash down... so you can ask anything but you will only get the apraised value... no need for 50 idiot videos she needs a job or some childern audra .
