    I seriously doubt that one can do a title search, a home inspection, a real inspection, no some nut that a RE agent finds. In California, a geotechnical report if the house in on a hill or in Ranch Palos Verdes. The home I reside in now, cash, 37 day closing. We did a MAJOR inspection and found issues in a custom build. Not too serious but we did request and received credit. The major hold was getting permission from the strict HOA to do the gut remodel on the house. Once the inspections, title search and WRITTEN HOA approval in hand, we closed. My previous home in Charleston, SC, a historic home had a cash offer full price in three days of listing. I needed 30 days to get my act together and clear the house for the cross country move. Worked beautifully. The next month, there was a hurricane, not a direct but it is a flood prone area. As always, a seller MUST keep their agent on a TIGHT leash. Agents frequently forget who works for whom. I know, most "Karen" RE agents need the commission to meet the payment schedule on the Mercedes.

    I was just involved in this exact situation. Why put “no lending institution involved ? All you need to do is make their 10% deposit NON REFUNDABLE with a 15-20 day “time of Essence - if they don’t close on time, they lose their deposit

    A lot of good tips here, buyers say the word "cash" and sellers don't hear anything after that. So, whatever you plan, hire a good realtor - like Audra! There are many tales posted here of "I sold myself, wrote a check, deal done" Well, it seldom goes like this, and in particular not in California. I owned and rented properties in South Orange for years and I had so many California-style "bigshots" want to look like a "cash customer", then it turns out, they are not so "cash" after all, but closer to "broke" - but they always had a big deal just around the corner ...! 😁

    Side note on "proof of funds" in many states you do not have to disclose total account balance only an affidavit from the bank confirming that the necessary funds are available for the offer of x amount that you submitted. Now if you are in a state that does require you to disclose total funds within the account you will be paying from. You can simple within your own bank open a new account and transfer the needed funds into the new account and only use that account for the purchase and proof of funds. This is not legal advice but this does work in the states that i do business in.

    Word choice is essential for us. We want to sell our two Texas homes. We do not know what hard earnest money means in real estate. Realtors have told me when I was buying it was easy to get your earnest money back. We want to force any buyer to forfeit their earnest money after their inspection time passes. How is that done? Secondly, we want a rule of thumb on what to charge for earnest money. What would you consider as the reasonable maximum requirement on a nominal $300,000 list price? Lastly, we have had low ball cash offers before. We rejected. But we question whether if we received a reasonable offer with a 15 day escrow using us bank. Your opinion matters!

      Check with real estate lawyer. Realtors are strongly discouraged to give legal or any other specialist advice. Hopefully the state real estate regulations will not prevent you from structuring your deal the way you want.

    If they can't show you a bank statement with the money in it, ready to ABA transfer to your escrow, it's no deal. "I have to wait for my CD's" , "I have to move some investments around", "I am borrowing on my savings", or a good one, "I'll give you half now and half at settlement", or other weirdness that can turn into a mess ... tell them to come back when it's liquid in the bank.

    1st time seller and going through this presently, I agree , they're now wanting after previous declining their inspection (Meaning a 2 week delay ) and accepting their offer ... PLUS more seller concessions.

      Is your realtor telling you, "oh, it's no big deal" or some other bs? Having sold a few homes, I can tell you most buyers don't know what the heck they're doing and their agents are amateurs. Within the initial offer acceptance documents, is that where they checked the box waiving the inspection? If so, I believe that's fully enforceable.

      Check the box on the contract that says no loan, in the financing section…..pretty easy. Proof of funds is vital.

    All cash actually means cash. They should just have to wire funds to escrow, no bank or lending approvals needed. Annoying that buyers would use all cash just to get the deal and then play a switcharoo.

    mortgage companies use the guidlines software so really the underwriter doesnt even make the final descision.

    You just water funds from your account to theirs. That's cash as well. Also an earnest money you just write a check. That's cash.
    If your cash is not on hand you're not ready to do it all cash deal. And I'll cash still wants an offers made should probably take two to three weeks zippity doo da day🎉🎉🎉🎉🎉🎉

    Clarification: Cash is not money, it's currency. Thank you for this important tip Audra b/c there are a lot of signs out in various Canadian cities posting scratchy looking phone numbers and all cash purchases for your house . (Didn't think this could be shady, just thought these might be grouped investirs. Have you had any transactions with Bitcoin or real money (gold or silver)?

    Wow. Wheeling and dealing in the great US of A with real real estate. Care of the people who brought us the great recession (and Bush - bless his little heart) which millennials are now cursed with feeling the effects of…. Those pesky regulations that keep mortgage companies in check are the same kind of oversight that would’ve saved all of us from the greatest recession since the great depression. So boo-hoo mortgage companies. And it is disgusting in my opinion, to hear a car accident presented as an oversimplified, rolling of the eyes-inconvenience. Bit of a reminder here.. that was another actual living, breathing human being we are talking about. *gasp* Also a slab leak that shows up while under contract is a slab leak that should have been fixed in other ways before selling the house. People actually do really know when they have drainage problems, and those who try to tell you they didn’t know are 9 times out of 10 full of it. I could never work in real estate. It takes a special person imo
