    As a wheelchair user all of my doorframes look exactly like that - I think you're spot on. Please please please maintain some semblance of wheelchair accessibility (small things like handrails/flip down shower chair/level access) because there are so few accessible holiday lets! Some of it is a little tight but would work for many.

      I absolutely agree, I’m an amputee and use a wheelchair at night and having a AirBNB that’s got an accessible shower and wheelchair accessibility is a dream!! There are some really nice looking shower chairs that can be built in and not everyone whose in a wheelchair utilizes a shower chair, sometimes grandma and grandpa need them, sometimes you’re just really hung over and appreciate it as well 😂

    I think it might be worthwhile to make sure that the garage door, entrance door, and every door on the ground floor is ADA compliant (wider), as is at least one bathroom. As a disabled person, the number of places I could potentially comfortably go on vacation is not large, but seeing a place which is both beautiful AND accessible, with a hot tub to help with the chronic pain? That would have my booking in a heartbeat.
    You might have to find a different place to put the loft access for that plan to work, though. I don't think that's originally where it was in relation either to the other bedrooms or the front door, because it just looks too weird to walk right into such a narrow stair. There might be room for a better stairs in the oversized laundry room, but it's a bit hard to tell the full layout from the walk through.

      Agreed! My best friend growing up was a wheelchair user. Something like this would be awesome.
      Being able to use a ramp can in the garage would be so convenient.

      Came in here to say the same. PLEASE PLEASE consider keeping the whole thing ADA Compliant. The number of places you can go to vacation is almost zero if you need a wheelchair or walker. That would be a MASSIVE advertising draw to families.

      Don't do "ADA compliant"... so many rules.. Definitely do "wheelchair accessible" we put in an amazing wheelchair pool with a big ramp along the whole side.. vet wheelchair accessible.. to be ADA compliant we needed to huge handrails.. in our situation the handrails would have actually been a huge hazard so we skipped them.. just my 2 cents. Sometimes the vervage and details can make or break the job.

    Hey Jason, that header wall between the dining and family room may act as a structural collar tie. As a professional home builder I recommend checking with a structural engineer to be safe. Keep up the great content.

      And if it's not, the rafter spacing is also reduced as it nears that wall, so perhaps the existing rafters are enough as is? (He mentioned adding a new one where the wall is).

    Such a cool project and location! One thing to consider in your plans: Our friends own an Air BnB and they have a lockable storage space. They keep supplies for the cleaners, as well as restock items like soap TP etc. They also keep a few items they like to use when they stay at the place themselves. They don’t want the guests all just dipping in and helping themselves.

    You might consider a lockable “owners closet” for your stuff and cleaning supplies, etc. My wife suggested enclosing the area in the garage where the attic ladder drops, since the attic is at least semi-finished.

      That was my thought as well as soon as I saw that space. It's filled with spare towels, bedding, crockery, glasses etc, along with all the additional cleaning stuff that'll be needed as the house is serviced between guests.

    You have to keep the water fall. it just fits so well with the house. maybe spruce it up a bit, but you should keep it

    As a contractor in Central Oregon I would advise you get engineer involved before you tearing into that structure.

      There were a number of things that didn’t conform to good structural design principles. Sometimes it was dismissed because other things were so overbuilt. Unfortunately, structures fail at the weak link regardless of the strength of the other links.
      I’m not recalling specific examples. After a while I just stopped watching. I’m recalling it being things like lateral support and in one instance the structure was retrofit even before it was finished because the failure was already apparent.

    Make the kitchen window a box window and put the sink under it. You don't want your cooktop under the window because you will want some sort of venting, unless you use a downdraft cooktop. You could also put a downdraft cooktop on the island with a bar sink next to it. That would maintain your work triangle and open a lot of countertop.

    Maybe sandblast the wood ceilings and just use an opaque light stain. It’s the best of both worlds- lighten up the room but still see the wood grain and avoid the maintenance of paint. And a wide counter height window where the stove is (make sure to insulate the plumbing on an outside wall) and put the stove where the current sink is. Please make a really cool open island with seating on the dining room side and a shelf underneath to store pots. Of all the vacation homes I’ve rented, the ones with open shelf kitchens were my favorites because I didn’t have to hunt for pots/pans and cups and dishes in an unfamiliar kitchen. I like your mud room/laundry room and garage game room ideas. How about adding a dormer to that upstairs kids bunk room? You could add a little light and ventilation and close up some of those awkward open railings to the lower levels. That would also help with sound control for the bunk room. Can you tell that I’m excited about your upcoming remodel and I’m living life vicariously through your project?😂

      A challenge with dormers would be changing the character on the outside. It is a very distinctive aesthetic. Even the covered entry - great idea, could be a tricky design aesthetically.

      Agreed on the ceiling. A pickled finish would get rid of the yellow pine color and lighten the wood to blend with the white walls while still allowing the lovely grain to peek through.

      It’s a house in the woods, I agree, sandblast and restain. And as someone in a wheelchair, 3’6” doors are great but at least one 4 footer gives you room to get big furniture in..

    Excited to see the renovation. Hope you can leave at least one piece of unpainted wood in there to keep it a bit less 2020 all white painted standard. I know it is personal preference, but almost looking forward to the 2030 version of the DIY channel where every show talks about the Joanna Gaines 2020 all white look and they have episode after episode of stripping white paint.

    The exterior color isn't terrible. I know as a wood worker you hate the orange color (mr. Rubio Monico lol) BUT...I've had an orangish color like that on a fence in my back yard and the REASON is because of the contrast to the color Green. For exterior use it makes all the greens look really green. So even if the surroundings aren't super vibrant the orange color makes it look vibrant. food for thought. I'm sure whatever you end up doing will look great

    Congratulations Jason, what an exciting project! As the son of a disabled dad, yes, the old owner was clearly using a wheelchair, my parents' baseboards are always getting beat up. The ideas to make it ADA compliant might be a good investment for a specific Airbnb niche. I'm inclined to agree with the people that suggested trying to find some kind of workaround to not have to get rid of the shower upstairs, specifically so you don't have to have the kids tramping up and down the stairs. The current setup is clearly a problem, (I laughed out loud when I saw you brushing your shoulders on the walls), but perhaps you could talk to other people or an architect to figure out some other plan.

As another reviewer mentioned, most projects require a lot of high-dollar equipment that most of us don’t have the room or budget for. But, knowing how to do these things, even if we won’t be able to practise the full stack project, is still great.

    Our cabin in Eastern WA at Rimrock Lake also had steel doors over the fireplace opening. My dad said it was a way to keep racoons and other small animals from coming down the chimney when we were away.
    Also: I absolutely love the random edits to the weird switch plates and the cricket noises! Hahahaha!!

      Hopefully the switch plates are EBayed or something. Someone will love them.
      Similarly for the wood of the bookshelves. Hopefully it’s plywood and can be salvaged and reused in the new projects. Tearing down can be fun and dramatic but repurposing is so much better for our world and can feel very worthwhile in the process.

    Just a comment, for what its worth, dont put a cooktop directly in front of a window. You dont want to lean over a cooktop to open and close the window plus you dont want a breeze interfering with your cooking. And if its a gas flame that would be really dangerous.       Also the heat coming from the cooktop and the temperature difference inside and out might break the glass? My wife's brother placed a gas grill on a patio, next to a window and... now there's just a one glass on that double glass window left. However, I once put a sink in front of a window, and that's quite ok, if you can still open the window for cleaning. The faucet might get in the way, but there are detachable faucets in the market.

    Don’t toss that plywood. It’s probably better than the stuff you can get now. Even if it’s just for blocking in walls.
    Those shelves in the master closet can probably get re-used.
    Finally, I’m sure the owner moved in healthy. Be careful with commenting on life’s paths. We all get old.

    I used to work at the fish hatchery in Camp Sherman, literally right across the road. Love the area! I also had to plow the road in the winter going out there. Good times.

    Great project-should be fun. A guess about the staircase based on the age of the house and the ‘70s loft: could be the architect’s plans included a spiral staircase to the loft. If the original owner had mobility issues, they may have modified plans when they built it. A spiral stair to that short rail area on the loft landing might free up some space in the entry hall, though I don’t know how it would get in the way of the bathroom door.

    Nice find!!! Another potential idea for the upstairs could be to open the whole thing up into an entertaining / movie / foosball / table shuffleboard, remove the bathroom entirely and turn it into a wet bar? Create sightlines to the back yard so you can see / drink / game with good views. Can't wait to see how this turns out.

    Duuuuude- I’m so jealous! This would be an absolute DREAM to remodel. Amazing. Can’t wait to see what you do with it all. As much as I like natural wood (our kitchen also has beams and planks), I’m with you on painting the pine part. I’d 100% leave the dark beams though. But it’s all just personal preference. You’ll knock it out of the park and I’m totally here for it.

    My family and I have rented AirBNB a few times and I can say that having "Kid" space is a great idea with that upper room. I would suggest that you try and find a way of keeping/moving the shower though. Having a troop of kids going up and down stairs to get a shower would be a bit of a turn-off to rent, but not necessarily a deal breaker.
    I'm excited to see what you do with the place! I think it's going to be really awesome once you finish the reno!

    If you plan to rent, I recommend you bring all the stairs & railings up to code. Specifically the 4 inch opening rules and more specifically the stair riser openings should not exceed 4 inches.

      That stairway is just strange. I would make one of those fold up on the wall ones or spiral it maybe even a hydraulic elevator. At the very least make a short run on the door side with a small landing then go up.

    Consider the massive accordion doors as an option off the kitchen/dining room, that open completely all the way down to just a single door. Keeps the “windows” but insulates well too. Good stuff, Jason.

    I love it, the outside is good to go with a front door/ deck / patio cover. Including the waterfall and pond it’s relaxing and tranquil. Add a couple of koi or goldfish (they can handle the cold water) for a bit of color, your guests will love it, maybe you will too. Anyway best of luck with your new adventure 👍💯

    Tbh, I liked the light switches and the overall style of the house. Maybe a little bit too yellowish but besides that. I like it, especially for something like a bnb.

      You can tell the owner liked the southwest and probably picked up the light switches traveling there. I like the kitchyness (?) of them, and agree that for a vacation rental, they're quirky and fun, but I'd switch it to a PNW theme. The wood is awfully yellow and I wonder how it would look whitewashed instead of painted.

    This is so cool and my family loves Black Butte.... Please make sure there is room for suitcases in every room's closet... I hate when we rent modern Airbnb's and there is nowhere for our suitcases except tripping on them on the floor. Also something else to consider is having a TV room upstairs only and going back to the slider downstairs my family and I love to play games and drink our morning coffee with no TV when on vacation just something to think about. I love the kids bunk room my grandparents did that in their house when my brother and I were kids and it was so fun!

    You should do something like when you go build with fans. Do “giveaways” where a fan can come stay at the house for a week or so for free, but they have to help you build something while they are there. I’ll throw my hat in the ring for the first week! 😊

    Grab a good designer - like V3 Drafting in Kennewick - He does amazing work - find the bearing walls, and re-design the entire space. Opening things up and utilizing the shell of the building would be the best way to go. I can see in my minds eye a whole different layout.

    Please consider keeping the accessibility of the house, there’s alot of people out there who love to vacation but Airbnb isnt always the most feasible option because of lack of accessibility options.

      Yep, my friend was pretty much only able to use hotels. Even then it was tricky finding a room sometimes outside of a city.

    Will be a great project. Don't know if someone already mentioned it but I think the loft and "study/office room were all open in the original plan. They were added later. It will be fun to watch what you'll be doing to the property. Keep up the fine work.

    Maybe it's just e but I hate walking into the front door and having a set of stairs as the first thing you see...Not sure if it's possible but i would flip the stairs around, remove that door and either put it on the other side of that same wall (assuming you'd have enough space so it's not covered by the staircase again) or put it on the wall where all the cabinets are at going into the living space.

    Pretty stoked to see where this build goes. I've spent the last year demoing and fully rebuilding my basement into a suite. I'm not sure how much renovation work you've done but I'll pass along some of my learnings. Whatever you expect it to cost, double it. Take care in your demo work, less mess is less cleaning, and you never know if ou may need to fix the wall you just put a hammer through. Don't fight the house, and expect your plan to change a few times. Lastly, get one of those mobile mechanic tool carts. It'll help keep tools close and a place to set things as you work.

    Please save those lights switch covers and make some sort of art piece…you can paint them all one colour (white lol) and frame them somehow! I think it would be a neat piece to carry over some history of the house! Love the new home, can’t wait to see the transformation and possibly rent one day!!

    It is going to be fun to watch the transformation. Just a thought, if you're happy limiting the number of bedrooms, perhaps think about knocking out the first bedroom / study and opening up the living area. Perhaps re-jig the stairs so they go up from the study (which would now be open plan) and that will make your entry hall wider.
    I'd also be tempted to turn the sarcophagus into a cuby / dual bed room. With bunks hidden behind a false bookshelf wall or something.
    Just some food for thought.

    I am assuming your looking for comment to KEEP the tongue and groove related ceiling. The natural wood color is what is needed for the environment it is located in. People go there to get away from things not to bring their house with them. Natural wood is good!!

    Make sure you have room and hook ups for 2 sets of washer and dryer. Laundry will be your biggest pain point during cleaning turnovers. I run a few airbnbs in the Albany area. We have our linens cleaned by a local company but towels and duvet covers are all done on site and they take hours to do.

    lol, I took those same pink tiles out of a house we lived in-it took me two weeks on my belly on a car skid with a hammer drill and a spade bit. then grinding the slab flat. good luck! looking forward to this reno.

      I agree! A truly well thought out bathroom with a transfer bench. With room for a portable transfer lift would be awesome.

    What a cool and unique home! There’s lots of potential there for sure. I fully agree on the upstairs bathroom being awkward and needing to remove that shower, but I would highly suggest figuring out a way to put in a bathtub somewhere. Not only would having a nice spa tub be a nice feature for an airbnb or renters, but future resale will be easier too. The primary bedroom having a split bathroom is a great idea, but that’s where I would want to see a nice tub. Either way, I can’t wait to see what you do.

      There was a house on TH-cam somewhere that had a clawfoot tub inside a very large walk in shower. Sounds weird but space wise it worked.

    I have been a glass installer for 15 years. I 100% agree a nice tiled shower with some frameless glass would look fantastic in that place. Definitely get some new windows though.

    Be careful ripping out the wall in the living space, built a butt ton of houses like that and the is likely a “collar tie” to keep the exterior wall from bowing out !! You can remove the wall, but will need a beam tying the loft wall to the exterior wall or you will have serious issues!

    I love all the different light switch covers, you should make some sort of art piece out of them. A memory of the house before you got there. Also, great job with the transition from the master bathroom into the master closet when the door closed and then the camera just switched over. Cinematic genius

    I am betting the master bathroom goes into the hall because it is the only wheelchair accessible bathroom and the owner didn’t want to go all the way into the the MBR. Just a guess though. Nice house by the way!

      The double door to the master bath was very common as it allows access to other users not in the master bedroom. My current house is only 5 years old and has one of the bathrooms between two bedrooms with a door from each into the bath.

    I really like most of the ideas you've got for the house. Painting things that have a nice natural color white is... basic. Same with grey. And black, actually. They are not colors, and as such the first thing I think of is that the person is more concerned with resale value than with enjoying life. It's the same exact thing I think when one of my peers shows me the new car they just bought and it's a not-color (grey, white, black, silver, other-white, other-grey). Like, dude, why would you buy a BMW X5 and get it in the non-metallic modeling clay grey, the absolute least-fun color option available? I'll be watching to see how this comes out, and holding a shred of hope that the ceiling gets stained a different color instead. Even a light whitewash would be better than painting it basic white.

      I let my wife go absolutely crazy with color in our house. Guarantee that If we put it on the market, People will be saying WTF were they thinking. Watermelon pink bathroom... Banana yellow bedroom... Office is orange. LOL

Even if it's a color she hates, she still likes the fact that it was painted an actual color. Actually, that pretty much exactly mirrors my opinion about colors on cars. Even if you paint/wrap it in florescent pink, I'll at least respect the decision to not go with white, silver, black, gray, darker gray, or other white.

    The room as you come in from the garage lends itself to what we over here call a Mud Room. Yeah sure, laundry too but you can bring your outdoor gear into there to dry and air, kick off your walking boots and wash them in a boot sluice, you can even have a sink and worktop to prepare snacks for hikes 😉

    Keep the pond can’t believe how many birds have come to my yard since I put one in, and I live in a fairly wooded area and you would think there would,be plenty but the pond with waterfall, some birds like moving water, has made a huge difference, and please keep it accessible and keep the ironing board, I love mine

    That is a VIOLENTLY American house. There's seriously like twelve different roof slope-areas and I'm not even gonna try counting how many different facades there are. No wonder all the rooms are funky shapes. Why do 'muricans like their houses to look like they were built by five different people who never met each other?

This particular house may have been added on a bunch of times, but even NEW American houses are built like that. And yes, absolutely do your own thing, I love the strange native american motives and light switch madness. Wouldn't want it in my house, but if its your house... go nuts.

    The second I saw the house I knew it was BBR (they really do look all the same on a macro level). I've done a *lot* of building/remodelling there. IMHO everything out there built before 2000 or so is a real piece of shit.
    But then I'm not fond of the concept of hundreds of bjillion-dollar houses, multiple golf courses and all the water it takes so a few people can have a house in the country they can visit on holidays...

    Wow, what an undertaking to add! The Safety issue is that upstairs bannister should never be horizontal- kids will climb it, like a ladder, and have a fall hazard over the edge. Good Luck!

    I would suggest putting the sink in the island. When you cook with guest around, you face them while preparing the meal. It’s more pleasant this way in my opinion.

    I have worked on alot of these older homes in this particualr HOA,they are very particular on things done to houses. I would remove the tree outta the deck and skit it,trees like this fail often. This will be a nice home for sure. Your absolutely right about wheel chair. Those stair have to be replaced do to safety issues.

    In the laundry room is the back plate to a DMP keypad with a 4 pin wiring harness coming out of the wall. I’ve been a security system technician for the last 5 years and DMP is the primary system I work with. If you plan to reuse it, I might be able to help with programming.

    So I did this in 2016, except it was a cheap, cheap house I wanted to do the same thing with. I decided to move in when I was done. It is a lot, I only finished it last year LOL and it was only 1,000sqft. I work 40+ hours professionally in IT, and I had to learn each trade as I went (it was fun lol).
    Anyway, that's what got me into woodworking, and your channel. Can't wait to watch the progress!

    From personal experience, if you take the carpet off those stairs you’re asking for people to slip down them in their socks, or even wet shoes (after coming in from the snow) Maybe at least replace it with something textured/grippy?
