Vanessa, those curtains with the top like that are called Pleated Curtains. In Ghana, the seamstresses call those GATHERS..You call those Pleated Gathers Curtains. As for this house, I'm not paying 300,000$ for a "shared" compound property. For that price point, I need my own personal parking and my own gate.

Even with a mortgage, it is 25-45% apr. It is not about having money or not, 300k for house with pipe line and sewer. You have to rely on borehole water and have a septic tank on your property. With this money, I prefer a house in the USA with 1.5-3% apr.

Do you that minimum wage in Ghana is 2 $/day or 12 ghc/day. The average person makes 400 ghc/month. How can you compare it to Massachusetts where the average salary is around 62 000 $/year. The mortgage is 25-45% apr in Ghana. Most of this houses are empty because it is overpriced.

But Almost everything in the western world is credit, the house are between 20 to 30years credit. Tv cars and other things people enjoy are mostly credit. My comparison is about the price But not the purchasing power of the people in both countries 🙏.

One of the better designed with attention to detail. Quality of workmanship is good all around . Vanessa Kanbi using staff quarters (help accomodation) instead of boys quarters which which gives relief to my mind . 🇬🇭😍
Another great video Vanessa I love the way you describe each property when you go from room to room. You could definitely be a real letter! However you need to tell us the location for example what area it is situated in where is the closest mall and amenities and how far away it is from the airport. I watch a lot of TH-camrs showing us amazing houses but they never tell us where they are obviously we know they’re in Accra, but Accra is a very big city.
This house definitely holds a positive vibe for me. It is modest with all basic household essentials going for the 295K. It saves the buyer from lots of hassles of home furnishing ans set up. Than you VK for this presentation.👏👏👏

I agree with you 💯%. Unfortunately, anytime I have mentioned this concept to fellow Ghanaians abroad and at home they have no trust in the political systems due to years of corruption and distrust. However, I believe property taxes are usually collected at the local (municipal) level of government and this should be explored within every region of Ghana!

What corruption? The developers should be required to develop the roads before everything is approved and in areas already built, the city or authority involved can fix the roads and assess maintenance fees on the adjoining homes. It’s about time Ghanaians learn this and know the authority can enforce this and even foreclose if taxes are not paid. The Government is not fixing the roads

You will find tenants but it won't be easy. Because, your options will for the most parts be limited to Expats. So it's not unreasonable to expect this house to be empty half the amount of time.
How do you calculate that in 5 yrs you will get your investment back if rent is $2.5k? $2.5k per month if you even get it in Kumasi is $30k/year. Divide $295k/30 you get almost 10 yrs. It is unlikely this house will fetch $2.5k/month and be booked each month. Kumasi is a tier 2 city with weaker economy than Accra. It does not have many expats visiting as Accra.

Houses in Ghana are ridiculously priced with substandard finishing. You get a much better deal in Cape Town SA or the new Capital City in Cairo.
Or even, Portugal, Brazil, Mexico , Malaysia etc...
Yup, not to mention the compound is too small. The space outside should definitely be bigger for that price.
